Yes - bank gives loan to person who they did not verify - then they are on the hook not the innocent home owner.

@@peterdangelo5882 Its disgusting that that i cant even qualify for a good credit card and they wanna see hair samples and dna just to refy a home YET a ¨homeless bumb´ dressed in a suit can get 5 fake refy loans at once….with no live sperm samples or oversight !! WTF type of lending paperwork magic is this?!? Just like i got absolutely NOTHING on those damn PPE loans and others got tit / dick jobs, new cars, and boats (and spend not a dime on their biz and employee)!!

Exactly, they should take the hit and the city or county and not the homeowner. And changing the title should require ID, proof of tax payments in ur name, etc. Not just someone claiming they're the new homeowner or a relative and signing a piece of paper. Or better yet a legal process like they do w an estate. No online submissions for title chgs allowed. Or they allow owners to block titles like they do ur credit report.

So the company who is refinancing is not checking IDs or signatures or even making a simple phone call to verify? Credit cards have better fraud prevention.

This happened to my son.. Fake transfer, fake notary, fake signatures, downtown doesn't check or review, just deeds your house over. ALSO title transfer dept, will show thief name, but other dept you pay taxes has your Name, therefore you are not aware of the scam. I only found out when buying my son's house from him and wasn't able. We are 1 year in with lawyer and court covid delay

Any title fraud should be life in prison these companies got to fix their systems a lot better that handle titles anytime you get a loan on a house you should have to prove everything or to get a title of the house need a lot more restrictions on that

It really comes down to the county offices. They record deeds, and like Cox mentioned, they do not call to verify documents that have been submitted. Our governments need to improve their processes and homeowners SHOULD be protected from identity and title fraud. The damages are so devastating, the criminal penalties should be very high. Unfortunately, most penalties are never enough.

Home title protection should be standard when you purchase title insurance. The banks should be required to have and provide title insurance (at no extra charge to the customer) since they are the ones with power over the title until the mortgage loan is paid in full. Pass the laws requiring banks to have extra protection for their interests, and not penalize the person who is borrowing from the banks if their identity is stolen. And pass laws to make it harder to transfer titles. No online transfers, must be done in person and provide multiple forms of ID and property tax records for recent years.

If this is not part of FDIC protection it should be. This sounds like letters, calls and emails to our elected officials. If we don't try nothing changes.

I want to know why PUBLIC RECORDS department does not require that for property transfers to be done, they don't require them to be done IN PERSON and NOTARIZED?
