After growing up in Central Ohio, the natural progression is to move to Columbus, but this was a very different town in the early 2000s. After surviving the Great Recession, Columbus has been on an absolute tear. While the recession was rough, we tended to fare better than many other cities partially due to the diverse amount of employers in the area. That, along with a focus on redevelopment of areas close to Downtown, population growth and the relatively cheap cost of living have helped buoy the Central Ohio area.
It doesn't seem that long ago in 2009 when residents were stoked to get Yuengling Lager to the area. Fast forward a short decade and today we have over 50 local breweries and our own "Ale Trail". That is just one of the fantastic changes.
Leaving for ten years, I left more or less a cow town and returned to a City bustling with boutique shops, coffee houses and restaurants, a renewed focus on fitness and somehow it seemed sunnier. In fact, it was such a cool city that we decided to stay.

I would start with school districts focusing on Westerville, Gahanna, Licking, Reynoldsburg, Hamilton, Grove City and Hilliard/Lincoln Village.

Great video. I havent heard of Ofaa before and I'll have to look into it. Any tips for buying in Cbus during this pandemic? Most houses we look at go in 3-4 days before we can even view them. People put offers in without going in person

Thank you! Yes it’s a competitive market for sure. First thing, work w a lender who can close FAST! Second, don’t wait, go see the house immediately if you can. Third, work with a realtor who is well versed w the contract...you can craft non-price terms that Sellers really love.

Retiring in the next five years and planning to move family back home to Columbus. What do you think the housing market will look like in the next five years and what percent interest rate you think it will be? Also will using cash to pay points to get lower rate on a VA recommended

I really have no idea what interest rates will be, but can tell that if they go up, asset prices will fall accordingly.

U need alot for no reason! It isn't la or ny to account for the price! There is no draw to require the big price tag! I have a MBA barely can afford 1 bedroom apt which are at 1k now!

Rent has definitely gone up. I would recommend you explore a purchase or even a house hack. I did a video on house hacking if you want me info. It's a fantastic strategy. I'll be you can get a screaming deal in NY right now...people are bailing.

There may be some legislation coming out approving first time buyers with a $15k grant to be used at closing.

If you have school age children you don't want to live in Columbus, the schools are terrible. You want live in a city around Columbus, these are much better. Working in Columbus however is okay, you just don't want to live there. Unlelss you are a Democrat then its tolerable for the time being.

We live and work right within city limits and have had an amazing experience here the last ten years, however it's not for everyone.....in general the suburbs are going to have better schools, less crime and newer homes.
