We'll have to put that idea into our think tank and see if want can come up with specific actionable items. 1- We talked about hosting a lot on social in our stories and posts. This is how I landed one of our biggest properties. 2- Local meetups are great! We were going to small business meetups, real estate, investing, etc and just started running into the right people.

Great video. I am trying to decide if i should create my clients listings on airbnb and vrbo under my own account and own the listings or have the client create their own accounts and i become co-host/primary. How would i go about having my client create the accounts? If they own them as hosts they will pay the percentages to the platforms plius my fee. Thats my concern.

Our strategy is to have our owners create the accounts with their listing and add us as cohosts (on Airbnb). That strategy does not work for VRBO. As far as the accounting side, that depends on how you have your invoicing and revenue collection setup.

I'm curious how do you structure the payments? Does a co-host get paid a percentage of gross, if so what is typical? If not, what are the other ways it can be structured?

The 'industry' standard is 20-30% of the gross ADR. We may have to make this a video, bc there are several different options!

HI! I am a co-host for 4 properties. 3 of them are my husbands and his son's. They started paying me 10% (and my husband helps me do some things) and now are paying me 12% after the first few months because I do a great job. I've been doing it for 22 months and I took on my neighbors. My question is around my invoicing: I take the CSV from Airbnb and put it into a Numbers spreadsheet. They want me to be paid on the Gross, minus the housekeeping fee, minus the Host Fee, minus the Occupancy Taxes. Is this right? Invoicing has been the worst of this job. @@dchambers9548 wondering how you ended up doin it, are you getting paid from gross or after all those deductions (TAX VAT, HOST FEE, Etc.) I'm not understanding the CSV :s, can you share your spreadsheet on how you are billing the host?

There are different strategies for this, and they are all contingent on the laws in your state. A lot of states require you to be licensed real estate agent in order to collect the revenue and pay them out (trust accounting). Or they can collect, and you can invoice each month. Are you a cohost?

Becoming a co-host has different requirements based on your state, county, and city. In some you have to be a licensed real estate agent, others you don't. You'll have to look up you local regulations to be sure! If you are personally a host for your own properties thats a great start. That way other owners get to see the track record of reviews you've generated. Aside from that, attending local real estate meetups or short term rental meetups is a great place. Once you start getting in the room with the right people, you'll find opportunity!

Negative Nancies. The information is there but let's start working as a team and not scare people away from Co-Hosting with Airbnb. It's such a fantastic way to begin your Airbnb journey, the good is always going to outweigh the bad if you BELIEVE it.

SO TRUE! We don't want to scare anyone away from Co-Hosting. We just want everyone to be protected, the owner an co-host. There are too many times that both parties rush into it because quick money is the leading factor. Our goal is to help host and co-hosts build reliable businesses that help them avoid the pit-falls of rushing in too fast.

Many owners are not full-time real estate professionals or hosts. A Co-host is great if you have a full-time job, family, and still want that flexibility. There are so many things you get with a co-host: Training, systems and softwares, hospitality experience, and other insights into running a short term rental.

You probably can! A lot of hosts hire virtual assistants to help with communicating with guests!

We have sample contracts is our Membership program. We advise that all of our members take the contract and look it over with an attorney that they trust!
