I have the Yale assure too, I will say that the battery life is not great IF you have the wifi module with it. Plus for some reason I don’t get notified when the battery is low. I can't seem to find that setting in the app. It's happened a couple of times where the lock is dead, and I had no idea until the cleaner let me know. I love the lock, though, compared to everything else. That's just my biggest peeve.

OOooh, yes that would be frustrating. Another commentor mentioned that they set a reminder to change their batteries a little earlier than suggested. I love that idea! Maybe something to add in your calendar or property care platform?

I've used Schlage Encode locks for over 4 years now and no issues! Before Schlage I had Nest/Yale locks and had issues with the doors not getting locked properly. Once I switched to Schlalge Encode that issue went away.

Good Info! Never had a problem with Schlage Encode or App. Also use the Yale Assure and no problems with it either. Agree Schlage Cust Svc is terrible. Currently, Schlage is the only lock that is currenty directly integrated with Airbnb. Yale supposedly to be added, but not yet.

Yes, we have! Both of these instances are rare but they happen occasionally. If a guest doesn't pay the fee, we begin by reminding them. Then, we go into the Airbnb resolution center and select "involve Airbnb" if they still haven't paid. Here, we let Airbnb know that we're collecting pet fees per our rules and Airbnb helps us get them collected. To prevent any issues with guests not reading the listing, we always ask the guest directly if they're traveling with a pet. And, if yes, we take that as an opportunity to reiterate the rules and fee.

There is absolutely some opportunity there! With a flat fee, you're probably leaving some money on the table. I recommend doing a little local research on what day time doggy day cares are charging per dog, per day. Let me know if you have any questions about how we discuss this in our rules. Great question. VRBO doesn't allow for this feature yet. This is one reason we like to really diversify our platforms and use multiple streams: Airbnb, VRBO, and direct booking sites.
What if the guests decides not to respond to the request or doesn't answer your messages? I hear of that happening frequently.

Great question. Luckily, we only encounter this very rarely. If for some reason we don't receive pet fees from a booking, of course we start by nudging the guest. Then, we go into the Airbnb resolution center and select "involve Airbnb." From there, we let Airbnb know that we're collecting pet fees. When Airbnb steps in, this usually resolves the issue. Of course, it's important to explain your pet free protocol very clearly in your Airbnb listing and rules.

I had a trip booked for July 10…but because of Hurricane Beryl in Jamaica the event was postponed; I was trying to reschedule for a later date in September but the hosts blocked us from doing so and told us the cancel and rebook instead. I paid $1000 in full the cancellation would have refunded only $252 …is that fair? Then we would have to find another $748 to Rebook again. Does that sound fair? What can I do because the host isn’t budging. Airbnb doesn’t want to override it either.

This is going to depend on the specific hosts cancellation policies. We think it's important to be flexible, I would recommend starting with kindly reaching out to the host again and working something out.

@@ThanksForVisiting We reached out...AirBnB reached out and she still decided to Return $252 (Cleaning + Maintenance fee) ....AirBNB felt bad for us and Gave us an additional $300 (from their account) ...so in total we got back $552....The host conscience and cancellation policy is abhorrent....the Event is July 10th and the Hurricane came JULY 3rd ...We've been trying from JULY 6th to Re-schedule with this host and she blocked us from doing so without a valid reason....and told us to Cancel and Re-book instead even though the dates we wanted were available. HEARTLESS!
