How to Buy UK Property with NO MONEY DOWN - if you would like to be able to buy properties in the UK with no money down (NMD) or not use any of your own money, these 4 ways to invest in UK property will help you. These are some of the best ways you can invest in property in the UK today.

0:30 People always ask me "Can you REALLY buy property using no money?" - In this video I prove that it is possible and give you some real life examples of how to do it! I have done all 4 ways in this video. And not only that, I've helped many of my students do exactly the same thing that I've done successfully.
0:50 The first step is to be open minded. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK.
1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property.
2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money!

3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments.
4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself.

5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for.

My two friends (Father and son) both went into property and got a good portfolio, both had run in's with tenants bad payers and then problems getting them out... Mortgages still had to be paid... both are bankrupt ... It's NOT all plain sailing.

Well that's just the risk.. everything has risk, still a great place to look at investing. Any smart person would plan for bad tenants

Too be honest I've been a landlord for multiple properties for over 6 years. Credit Checks are great but they aren't the end all be all. You have to trust your gut with most people. I got my first bad tenants when I was still young in the game. I was in a christian mood and helped out a family I thought was in trouble looking for a new place during the Christmas holidays. Turns out they're scammers and cost me $$$$$... You can usually tell if they're bad within the first 2 months. For bad payers or if I think problem Payers ( I put in a clause that says after the 2nd Late or Non-existent payment I can remove the tenant imminently without an eviction notice.) That also keeps away bad payers when they see a clause like that. Thankful good landlord put money aside for each property they have in case such events happen. I have 5 properties with money in each house ready to repair after a bad tenant just in case. Of course I started out slow and built my portfolio.. I didn't just buy one large portfolio or 5,6,7 off the cuff and think I could do it. I also tell investors Make it a goal to buy one rental property a year if you can handle it. I always tell my investors start off with a property (single). If you can manage one move on to a second and third. Once you hit a wall manage a certain number then either rethink how many you have or invest in another person who can help you manage more. Time Management is Key to being a good investor/ landlord.

Pat Aherne you can always pay rent. In 2008 the housing market collapsed and guess what. The rent was raised because the demand for renting out weighed the demand for buying houses. Everyone wanted a to rent and my father and I ended up increase rent on properties that would become vacant and ended up paying off those houses faster. And if you don’t pay rent you get evicted. Aka 2 months no rent for me = immediately evicted.

Lease option agreement- you need to pay a down payment as the lease option fee and a monthly payment + conveyancing cost so it’s not exactly without using your own money

Do you have a link or any information on how to buy a property and do it with a bridging loan? or buy a property add value then refiance it and pay down the debt with the added value or whatever? I bought my first property on repayment in Apil got it for 130k total with all new kitchen bathroom etc it got valued at 170k. I want to do a second one but for that property I did repayment and put a deposit down. How do I buy a property undervalue and then add value and pay down the debt with the new value?

Can someone please explain, after you pull all your money out including deposit and renovation costs when re-financing, you have no equity left in the property? How can you still own the property when you no longer have any money in it at all? Is there a type of mortgage you can have where it doesnt require any deposit or something? Please help

Hi Mr Leeds. I run a charitable enterprise. I’m that type of person. However there is a lot of struggle getting local or U.K. govt grants. This has led to a struggle. I can go back into work as a business consultant and finance the whole thing myself - but that will not be a good plan because the charitable organisation is mainly helping the community. What we have decided is using property as a benchmark. I am interested in the lease option agreements that you talked about. Is there anyway we can discuss this in more detail and perhaps look into templates that we can use? Thanks.

Despite what alot of people think, there IS good debt. Not all debt is bad. If you take a loan out for an asset that will give you cashflow that will pay your monthly payment and you still make a little that's good debt. In addition after an amount of time, you can refinance that loan to essentially pull all the money you've dumped into it out and start again. You can do that as many times as you like

How are you putting a deposit down with money from a credit card? You even said you can pay a deposit by taking a loan from the bank? As far as I was aware banks wouldn’t give a mortgage to someone who paid the deposit through borrowed/loan money

I really want to start collecting rent and I'm looking for a strategy like these as I don't have 25k for a deposit. Just told my dad my ideas about what I'm wanting to do but got shot down. He's am estate agent and has 2 single family rentals himself with mortgages. And used to have a flat. He says, its likely a HMO won't work because a disruptive tenant will drive out the other tenants and annoy surrounding neighbours. Leaving me with one tenant. He's worried me about tax too, he says tax is not taken from profits anymore, instead it's taken from the total monthly rent amount, from my workings out that's going to kill off any hope of positive cash flow. Im feeling worried now and a bit down but intrigued by how I can make positive cash flow from rentals. My dad says save up and stick to putting down 25% deposit on a mortgage and rent that out, plain and simple. It's tough not knowing anyone who's done it and is positive. I'm exited about the potential and I want to start something that cash flows and then do it again and again. A question about HMO: I don't understand if someone can pay 400pm for a whole house, why would they pay 400pm for a room and share the kitchen and lounge? They would go for the full house surely.

Your dad hit the nail on the head mate. He has nothing to gain from the advice he gives to you except hoping you achieve well and can make a profit. Be careful with the tenants you choose, opt for 2 or 3 bed house if you can and rent to a family with both parents working, never students or people on housing benefits.

Have you considered renting at a much higher daily rate? You could use the property as a sort of hotel, making use of websites like AirBNB

Hi , I have a problem to be solved. I am 1 on 4 siblings that inherited a house from parents, and have to sell basically because everybody wants the money out of it. And 2 of the people have their own family and homes. However me and my brother do not have our own homes and would love to own this home/property , but we don't have much money at all and do not fall into any conventional loan mortgage scenario... Any ideas in this, anyone?? The other two siblings( two sisters) just want the cash out of this , like yesterday! thank you for your expertise and suggestions ..

It’s interesting to see the comments thread. Many broke people on here trying to educate a successful businessman how to run his business. Not every business is for everyone. If you are really interested in property investing, you can always learn a thing or two here and improve your business or thinking. And perhaps make smart investing a possibility.
