Great video Samuel as always. I would like to see a video of you going through properties on rightmove explaining which properties are a good or bad and why in detail (which ones are good for single lets,hmos ect. Maybe even calling them so we can see what you say and how you make deals.

what do you think of buying a property for conversion to hmo in a town/city that has article 4 and the property you buy is just outside the article 4 boundary? good or bad idea? article 4 area likely to extend? cheers gregg

Yes please do a deeper video about bridging and refinancing with refurbished properties. The implications of interest and fees and what to do if you’ve made a mistake with the house when you thought it was a great house.

Samuel I really enjoy your videos, like many others I would love to know more info about bridging loans and the costs involved. A real life example of the arrangement fee, monthly fees, timescale and overall cost of the bridging. Then the flip side to how much more the house is worth and how long the refurbishment took. Plus other fees to watch out for like the additional 3% stamp duty. I own a buy to let but am interested in BRRR for next project. Thanks for all of your great content 🙌

When changing a residential house to a HMO on a lease option does the landlord need to change his mortgage to a HMO mortgage or can you keep the original mortgage?

A hmo license is £695. If you are doing doors and smoke alarms do a 6 bedroom.

Samuel! Constantly watching your great content. But! Is it worth going for a HMO with stamp duty, renovation costs etc when you can grab a new(er) build flat?!

What’s the legality on Rent 2 Rent? The landlord must have no mortgage in order for you to carry out the Rent to Rent and sublet the property as HMO. How can you essentially sublet from the landlord without breaching the existing mortgage? Even if he had a standard BTL mortgage you can’t run a HMO off the back of it!

Hi Samuel, any chance you could do a video giving advice on getting into property whilst holding down a job to start with. Also how strict do you find bridging loan lending criteria’s? Are they happy to help people start to invest with only a small amount of money down? I’ve got fairly good credit but don’t earn loads and loads. I would love to attend one of your courses - are they always in london? I live so far away!

Hi Justin, I'm originally from Lithuania and I can say that these strategies definitely work in Lithuania! You just need a good solicitor! The one strategy I would recommend most is rent to serviced accommodation in bigger cities like Vilnius or Kaunas. Let me know if you'd like tk have a chat about this

Bridging loans are very useful tools. They allow you (for example) to buy a house that is in too bad condition for a mortgage company. You then renovate it and then take a mortgage on the beautiful renovated property and then pay off the bridging. This creates equity on the house because you added value.

Samuel, on almost every video of yours, your prices are based from the birth of England which is understandable because that’s where your from but what about the people who live around London or just outside the m25? Prices are gonna be a lot different? Is it still worth doing? Or should I just look for an area that is a lot cheaper and do the travelling?

When you buy a house that you plan to do brrrr with the first deposit to buy the house would come under a residential mortgage so you would only need 10 percent ? But after refurb/ bridging loads etc how does it work with renting it out because you haven't put 25 percent down or am I completely wrong 🤔

I'm coming to Birmingham on the 14th-15th of September for the crash course ! Is there anything you would recommend to bring to prepare better ? I want to maximise my learning potential !!

Hi Samuel, thanks for the info. I understand that you said you don't need a licence to use a house as a Hmo if i have up to 4 tenants. So does this apply in a Article 4 area as well ?

Hey Samuel, For me this is the best of your videos!!! Especially when you say your go is to help others, as this my motto also. But I have to make a living and it is very scary, it seems like a gambling. I totally understand it all and think it’s actually very close to me, but there one thing that I can’t get past wich is the worry of “what if it doesn’t the go the way I expect?” I’m going to be in your crash course on the 24-25th, and I’m realy hoping that I crash this in me. It's good concept samuel but you would still get stuck will mortage lender if your on a low income i.e 20k a year salary when u try to refinance your property with new mortgage value

That is very normal. No one who has ever been successful has fit in. You have to go against the grain. Use it as motivation to prove to your family that you can do it and be successful. Good luck!!

Hey Samuel. I have a £400K house mortgage free and want to start investing but if I refinance and buy a house to rent out I can't cover the cost of the mortgages if I don't get tenants in before the mortgage payments come out. How do I start this process? Please help

I spoke to a solicitor recently and I was told that if you borrow money to put down on a mortgage deposit and give back a ROI it could be seen as mortgage fraud since the money it's not yours. Is it true?

No. That will mean you’re 100% leveraged which no lender will accept.

Fair enough. So what is all the hassle with never using your money as I can't see it being possible without letting an investor buy a house then manage it yourself and splitting the profits.

AndrewHere Yes the only useful idea from this video is partnering with another investor. Which as a landlord I wouldn’t do unless I thought you were very qualified or had a good history of similar deals. If you want some good property education resources check out the RLA or NLA, You don’t have to be a landlord to join. A good free forum for questions is PropertyTribes.
