Found an amazing deal but no funding. 100 beach road in South Shields. I can only afford to buy the property but not enough to do the work. I believe the property could be best suited as 4 individual flats.

Saj, awesome content! I want to get into BRRR but I don't want to remortgage to get my cash out of the property. Can I go into a joint venture at this stage to release my cash? Any advice? What sort of split and terms should I be looking to offer? Thanks again.

Hi Saj, really interesting video. In the JV example when you refinance the 6 properties wont the interest cost (eg 3%) be close to the total rental income of £72k pa? If so, the net income after interest for each investor wont be much. Am i missing something? Thanks

Each house will generate £1K+ rental profit (after mortgage payment), i.e. £72K net pa. Mortgage at 75% LTV will be £337,500 with monthly payments of £1125 at 4% pa.

Hi Saj...another great video. Couple of questions: 1. Still not sure why you need to layer at different rates. Can't you just ask for 200k in exchange for 6% interest? 2. With JVs, what legal structure or vehicle do you use? Is it a limited company with 50/50 share ownership? Or does the investor purchase with restrictions on the property, then transfer to the terms of your agreement? Or how is it done? Many thanks.

Hi, the layers work well when there is more than one investor. With a single investor there is no need for the layers. In terms of structure there are many different ways this can be done depending on what outcomes/efficiencies we are trying to achieve.

Great video Saj. My question is how does working with investors help you though? I'd imagine you have strong cash flow and the business can get low rate interest only financing. In your position my preference would be cash deal then bulk refinance. Does it not add a tonne more complexity/cost to set up a JV, work with investors etc? Spreads risk and means you don't have to mess around with the bank but caps absolute returns. Is the hope that your investors are more along the lines of business partners and help you source deals, scale, mates rates on trade etc?

Hi Steve, For loans the investors really replace bridging and development finance. My relationships with the investors means deals are done faster and easier. For JV's I choose a few as long term business partners in order to build multiple portfolios.

Joint Venture is better for me but again as you said May be start with a loan to see if it is someone you want to work with in the long term and be involved in a JV Amazing knowledge shared in your video as always. Thank you.

Saj, great content as usual. I have investors (family/friends) overseas who want to invest here with me in the UK, how can you do it in a compliant manner? Is it easy for them to transfer into our company account using SWIFT? Any legal requirements?

I would suggest using a solicitor as you have Anti Money Laundering matters to deal with.

@@TheSajHussain that's an interesting comment. I ask Tina Walsh, "Compliance Expert" if you can use a solicitor to do AML checks on your behalf if you are not yet compliant. She said no, and said you have your business needs to be compliant before doing any transactions. Ermm interesting.
