I learned that when I'm on the phone for the first time, I need to remember to slow down and listen. Building rapport and focusing on building a "relationship" with the seller is a great way to do that.

Great breakdown, a real situation, a real buyer, and a real seller. This kind of videos help us beginners so much to put away the fears of not doing it"perfect" and the fear of talking to strangers and making such "an offer". I’m a sales person but work for huge Health plan, so my job is solely on the phones…of course etiquette and building rapport is #1 then slowly bringing on the sale and Ive been looking for a video in how this would fit into wholesaling!! However, I have found a home nearby that would make a GREAT income/vacation property for my family. If it falls through, no harm, no foul. Some of my biggest take a ways from this video is “people don’t care what you have to say until they know you care about them”, “take imperfect action”, “a deal of a lifetime happens once a week” and finally “you either win or you learn”. Cody and Jerry you both are flipping geniuses. Loved the breakdown on this. My biggest takeaway was the most simple thing actually, the word "IF". Instead of saying what you can do, use "if" so you arent fully committing but still have the seller on the hook. The wordplay paints the picture of their problems and you being the solution to it. So powerful and def something that WE ALL should be using more. This was great hope you guys recorded more content while cody was visiting. You two together is like Gronk and Brady Goat Status. If a person says their home is perfect condition or if they nothing needs to be done - see year it was built and ask questions like, " your home was built in 1932 when was the roof last updated? Or thr furnace or the floors?"
