I've begun sharing your channel to my associates in the inspection biz. Your info will go a long way to helping them work in the best interest of everyone involved in building and finance. Often, the inspector has to explain why things are what they are to someone somewhere behind a desk that has no clue about the realities of projects like this and that person will not help the inspector to move things along toward a reasonable completion.

It came in ok, but the build never panned out. Costs were too high for client.

It can range anywhere from 800-3,600, depending on market.

I recently watched your clip regarding the 20.ft soil test. I am presently looking at a tract... 'Ra' soil Flood zone A.. has a creek present... about 13 acres and its literally split in half dry/wet.. seller does not have a survey.. learning about set backs.. any info would be greatly appreciated sir!

Go to the county building department (if not in a city) and ask about standard setbacks (front, side and rear), or if the land is in an HOA find records for the HOA at the county recorder's office and typically that info is in the CCR's for that parcel. More than likely it's just raw land under the county supervision and the county build depart can help you.

@@HowToBuildYourOwnHome Thank you sir, I am presently awaiting on countys response. Looking into BFE if need be required! There is no HOA (agri) land. I have watched many of your clips for a long time and trying to make sense to what my next steps should be! I greatly appreciate your advice!

Have you ever experienced a complete septic failure? Where the ground level was coming up under the house and the water had nowhere to go?

If this happens, the septic is either old and poorly managed or improperly designed. The other option is the water table has changed.

Basements are great for some while not appealing to others. It is a choice, you are correct.

Hello! I love your channel and I will be taking your 12 step course. I thought a walkout basement was above ground. So why you would not recommend one, if it's not completely underground? Also, can you use dirt from digging out a pond to build your home up, so you can possibly get a walkout basement so that its still above ground??

A walk out basement is half in the ground, typically, and half out of the ground. Not sure on the dirt from a pond. I would dig some out, let it dirt, a good bucket, and then have a geotech engineer test it. He or she may way to dig it out to assure chain of custody in the study. Some ponds are filled with silty soils and these can be expandable and collapsible soils, so be careful.

Depends on the root structure. Any good excavator with a big enough machine can pull out all roots. Typically you do not want any organic matter later than your pinky finger left in the ground.
