JMT, I work at a power plant, so I've got some experience with boiler feedwater. That corrosion with bubbles of surface metal looks to be Microbiologically Induced Corrosion (MIC). They should be treating the boiler feed with a corrosion inhibitor, otherwise any of the water feed lines or boiler tubes are susceptible to catastrophic failure.

Nah they don’t believe in water treatment in NYC or PM contracts for that matter lol. Nearly every time he opens a water system brown death water comes out there’s no such thing as treatment at any of these places and I bet it would go an extremely long way to prevent these issues. But does he want that? Doubtful 😂 more $ for him

This building is the gift that keeps on giving..😊😊😊 .....use some silicone grease when putting a new gasket on. I like the refrigeration Technologies brand its also a dielectric grease. I put it on electrical connections to stop any corrosion in wet environments....especially put on for cooling towers and boiler

I have watched all the videos for these pump and manifold repairs and replacements. You did the best you could with what you had to work with. I think that maybe a maintenance technician without any HVAC experience may have been there before you and discarded the covers for these units. I might recommend you and your helper get some knee pads for where and when you are able to wear them, you'll be grateful when you grow old like me. Nice work.

I noticed you have left the bypass open on the feed water pressure regulator. Presumably, the hot water system is indented to run at a lower pressure, than the incoming water pressure.

I found that if you smear a small amount of Locktite 515 on your gasket surface such as the pump shaft seal assembly, you can stick the paper gasket to it and it won't move during install.

Good job Jumper and Chris, When I worked for an industrial actuator company, we would use petroleum jelly on the gaskets to hold the gaskets in place, sometimes you can use it on the gaskets and sometimes you can't, depending if there's electronic devices close by it, and it heats up on use.

Nice job! From these comments, you could use almost anything to hold the gaskets in place. I was going to suggest some gasket shellac or tacky sealant, even a few drops of super glue should work.

Again,, Using some grease, silicone grease or some gasket adhesive, will help hold that gasket in place and have less chance of it falling out of place, damaging the gasket or O ring and causing a rework leak. You can also use a piece of ALL THREAD the same size and thread of the flange bolt and thread in a short piece and use it as a GUIDE to slide that manifold on and not have to worry as much about the pump weight or alignment. Then when you get a few bolts started. remove the ALL THREAD and install the bolts.

What I do to keep the gasket in place I use a little high temp silicone. So it won't come off whe I am puting the pump in. Good job

On that volute gasket you should try using some anti seize it would hold it in place better and next time you take it apart it ll come right apart FYI

Maybe you should get some gasket maker. Not to make a gasket, but to hold it in place. A tiny bit in the corners and done.

Wondering if you could put a couple dabs of grease or something on the back side of the gasket. Help it stick to the pump when your slotting it in. Don't know too much about the type of gasket here but I have done that on O-rings before to help hold them in a groove while installing them. Great work as always. Glad you are slowly getting this disaster of a boiler room a little better.

Smar the inside track of the gasket in the pump header and it wont flop out on you. These boilers also look like they are in desprete need of cleaning and inspection as well as a boiler water chemistry test. That corrosion and scale build up was awful, could only imagine how bad crud was coating the firetubes inside 😮

Just curious on your previous video you used two propress 2" coupling to install a 2" ball valve. Why? One coupling would have accomplished the same result. Just a tip I always remove the motor on the B&G pumps and most of the time if it spins all ya have to do is replace the coupling. The old pumps sometimes are hard to get out of the housing especially with the amount of scale built up but the housing can be cleaned with a spinning wire brush and a hose. I also would investigate why the bypass valve is open and not causing issues with too much pressure. That watts pressure reducing valve is easy to rebuild as there is a repair kit for it. Not trying to put down your work just might help you in the future.

You removed the ball valve with the boiler drain cock but the ball valve allows you to remove the boiler drain and easily rod out the ball valve from any blockage, you can unblock the boiler drain but not that easy and quick hope this helps

You might try to use a little lube or grease to keep those gaskets sticking to the surfaces of headers or pumps. Doesn't hurt the gasket but can make it easiery especially when placing havier stuff like the pump.

Something i do on occasion is making some studs to install parts like that just cut off bolt heads and slot for screwdriver

Just wondering if there was an air eliminator on the top of those boilers, that’s a lot air being introduced through those boilers and into the system? The more air removed at the source helps prevent cavitation or air locks, just wonder if those relief valves have ever been replaced or serviced? As a boiler guy myself I could spend a year in that boiler room getting those boilers into a safe operating condition? Just curious about that feed water and where it comes from???? 😳

I didn't rebuild this pump or replace it, it's the same exact pump that was originally there. Only thing we replaced was the volute for the pump as we needed the original to get the other boiler going. Thanks for watching 🔧⚡️
