This is absolutely crooked! Good thing someone's bringing it to light. They'll have to pass some legislation to protect the consumers or a bunch of them are going to be duped.

Yes! So much of it is about planning ahead, reading every line of that contract and only going with a builder that allows a complete physical inspection.

Makes you wonder what the builder is hiding for the builder to go thru all these technicalities...hmmm?. Why not just build a good home and "build" a reputation/brand on doing just that.?

How about hiring a Home Inspector as a consultant. Find out which builders are good and spend your money there.

Unfortunately the buyers won't have this type of information, they just gonna buy the home, and find out later all this shenanigans ( rules ) from this greedy builder's

Due diligence is so, so important. You have to read every line of that contract and research inspectors early on!

Sounds like these builders feel they have a monopoly and can dictate unreasonable terms. Buyers need to stop being desperate until builders stop this nonsense. The state should step in to referee.

The funny thing is I did a video about how many are hoping the state will lighten its regulation on new construction so more homes can be built faster.

All you need to see is that line right there under #5 for Alterra Homes @11:19 *Buyer expressly agrees that Builder has NO obligation to perform any work identified by inspector and that no portion of the Tota Sale Price may be withheld as a result of the inspection.*

Hi Jeff, some builders do require code sections on all third party inspection reports. It makes it more time consuming and sometimes inspectors will charge more because of it.

Our experience has been that builders won’t allow you to change their contracts. A contract review and being aware of their deadlines is extremely important.

What areas is inspector not allowed to view?! No codes probhiting this? When you say inspector assumes liability, for what?

A typical area inspectors have been prevented in viewing is the roof. There's a lot that can be missed when an inspector is not allowed to access the roof.

I dont know why anyone would buy a house from a builder with so many rules on inspection. I feel like they would go out of business faster operating like that but guess not.

A lot of times it’s because they don’t know until after the fact. Those sales contracts have to be read line by line by line!

People, people, people.... STOP buying these new construction homes! Many of them are hot garbage in terms of build quality! If these builders truly believed in their quality of work and knew very well the processes they had in place to ensure that they are delivering a home which is in compliance with building and safety codes, they would welcome third party inspections with open arms. However, these builders take short cuts with application and materials when building these homes. The faster they can build them, the faster they can sell them. One thing I think that is nice that they require is that third party inspections has to cite the regulations code. Inspectors should know this information already and when you can cite a code to backup any noncompliance findings, that just solidifies the finding. This is just absolutely insane.....be warned! ⚠️

I agree with a lot of what you’ve said here but I don’t think throwing the baby out with the bath water is a solution either. I’ve taken to asking every sales consultant now, what is your policy on third party inspectors?! Then I’m building an index of their policies by builder. When I recently asked Pulte the sc said they had no restrictions. So not all of them will. It’s just like what I’ve said about preowned homes. You’ll find plenty with foundation problems that you don’t want to go near but there are plenty that are great! The main thing is to have your antennae up and be informed. That’s always my goal - put as much information out there as I can.

They have attorneys and the buyers don’t. 🤷‍♀️Plus they aren’t physically barring the doors, they’re just making things for inspectors difficult, inconvenient and not worth the trouble.
