This video picks up from the last episode where seven of the eight insulated panels were fitted. In this episode I go through how I cut the final panel length ways before being installed then the main focus is on fitting the flashings which will complete the roof structure. I am really happy how this went and I hope it might be of some small help to folk who are considering this system for their own garden rooms / workshops.

The whole time i watched this i am thinking, I hope your left handed, is that bad of me. What a spectacular example of can do attitude. Love how you do what i do and think think think before tackling the problem I loved watching this and i am so happy you had some help to get those 70Kg Panels up. thats quite a bit of weight and i am sure you are not bench pressing that!. Fantastic finish and your attention to detail was faultless and your explanation was bang on. Thank you so much and i apologies for my black humour, it is a weakness i can no more resist than Chocolate!!

Thank you thank you thank you, for doing this video! I ve been looking for the last couple of days for one then found yours. I am going to do my shed roof with SIP sheets, but wasn't sure how, now after watching your video I have more of a idea of what to do! I am also going to clad the sides of my shed/workshop using the same material. Again thank you for taking the time to make the video.

great video. I think this perfectly expands on those uploaded by the restoration couple and fills in a lot of the questions i had. Definitely made up my mind on using the system.

What a great video! Looked at Kingspan and other insulated roof panels for a build i'm planning and they just show the panels and the finished trim is left to the imagination and a nightmare to get useful info on! Great to see how its actually done! Thank you! 👍

Well done Leo. You sorted it with no problems. I spent some time installing and servicing industrial spiral freezers which are built inside enclosures made from this stuff. Some enclosure companies often have shorts offcuts and sometimes removed panels for sale. Everyone forgets the infill foams.

Great video, I was going to re-roof a decent sized garden room the traditional way (OSB sheets, felt etc) but this system is way better

Hi, I am glad to see you found the correct self-marking punch, and I have used the self-tapping screws before but I n ever thought they came as long as the ones you used on the front of the shed. Now I will have to investigate online for those If you are going to get a contractor in to do the electrics go for a separate feed to a mini mains board and remember that the first 3 letters of contractor is CON so get some references and hopefully one you can visit to check out his work, take a photo on your phone to confirm it is the same person.

Blimey. It looks mint Leo. After watching the start of the first one I thought it was amazingly complicated but you made it look so easy. I'd be struggling even to construct a floor :-)

I think I was properly overanalysing stuff when it all arrived pal, but if it had a simple installation guide folk with basic diy skills would be fine installing this. Biggest issue I had is there wasn’t really any content aimed at diy folk which makes the system look a little over complicated, which it isn’t tbh👍😀

We have been using this "sandwich" panels as we call them for interior and exterior use for some time now and you did an excellent job on them for the first time. the only thing we do differently is when we joint them we use low expansion foam in between them to make then sealed completely and if they need cutting we use an angle grinder for that, but in your case I don't think that would help, the festool did it fine and safe. Grate job as always !!!

Having watched these I'm going to seriously consider one of these roofs, although the £5200 quote is making me smart a little! And also you have to factor in labour, insulated panels will be up in a day if two of you are on it, would take quite a bit longer to do a timber roof 👍👍

@@Hand-i-Craft Thanks for your reply. Yes it's a big sum of money. My garage is approx 5.5 x 11m and the quote is for 12 x 6m panels. I've not priced a timber roof yet. I need to learn more as like you I'm just a keen DIYer! I need to find out if the 12m panels need supporting along their length or can they just be supported either end? I suspect they will need centre support and that means an 11m support! Could be tricky. If I ever get around to this I'll be making the walls on my own but can probably rope in a couple of friends for the roof. A 12m panel will be heavy! 😀👍

Well done Leo, you've done a fine job. Those last screws? Just add the ones you can reach at arms length from the front and back, don't go up on the roof. Cheers mate.

Well done, looks fantastic! I'm thinking of ordering such pannels for my garden room, but I'm concerned about the rain noise? Any thoughts? I should perhaps add acoustic insulation from the inside?

It’s a judgement call really on the rain noise front as I suppose you have to think what is your primary purpose for using the space? It’s similar to a conservatory or glass extension to the house. For me it’s a workshop with some filming so I’m happy to offset ease it was to fit it against the potential noise issues. Even with an EPDM roof there will still be noise, just a slightly ‘deader’ sound. Acoustic panels might make a difference and I’ll see how it goes before making that type of decision 👍👍

Mate, how bloody good is that! 👌🏽 Fantastic job, one day, woohoo that's incredible, I bet your stoked it's over and done with, and just before the heavens opened up on you!👍🏽 oh, do you know anyone with a 3D printer? get someone to print a ball for the end of your punch, mine has one that's a bit smaller than a golf ball and fits snug in the palm and you can get more pressure on it, that generally one to two pushes is more than sufficient. 😉

I got up on the roof last weekend Barry to take the plastic sheeting off and totally lost my bottle! 😳😂. I’m terrible with heights but will have to get back up there at some point 🤷‍♂️

Thanks Mike. Getting lots of questions about the water deflector flashing and how the guttering would work. In short, in ep1 I fitted the drip edge under the panels when they were fixed down and in ep2 the water deflector goes over the panels. This creates a small gap of a few centimetres that the rain water runs through. I haven’t fitted the guttering yet because it will need to be clad first and also I need to decide what form of guttering is best. I will be speaking to @panelsell for their thoughts on this. We have a couple of thatched cottages near us and the system looks kind of similar so maybe the V shaped gutter that could be supported from the ground or wall would be possible🤷‍♂️

Brilliant job that Leo. Hope your making great use of it. Sorry I’m late to the show but just came across your vids as I’m about to replace my garage roof. I ordered the parts then though, don’t even know how they go together. One question mate. How dose the water deflector work. Looks like the water will go under it. Your an inspiration lad.

Thanks Simon, very kind of you. I’ve got a shorts video that gives you a close up and just done the guttering video which gives you a bit of a better idea. Essentially there is a piece of flashing that goes under the panel before you fit the panel then the other piece of flashing goes over the top which creates a space for the water to run through into the gutter. Out of curiosity, how did this roof hold up in the recent winds from storm eunice (and how strong were the gusts in your area?)

Hello Simon, cheers for the message and thanks for finding the channel. Out of the three storms we’ve had in the last few months, Storm Arwen was the worst before Christmas and winds got up to 90mph. Lots of damage around here, hundreds of years old trees blown down. Not going to lie, I didn’t sleep much that night but no damage at all, roof and workshop held up great 😀👍

Thanks Francis, very kind of you. Tbh I ended up taping where the flashings meet on the corners from the inside. I know that’s not the ideal solution but it has worked well👍. Not sure if there are any capping pieces available for the corners but maybe worth enquiring about 😀👍

Right or wrong, I helped fit a roof wit the same type panels and joint sealant was used on every overlapping joint first to stop friction between the joints destroying the surface layer and secondary to stop capillary action of water which can take a long time to accumulate before freezing or going mouldy .

That’s a great solid roof Leo, well done 👍, but how does the water run off, have you still got guttering to fit? I’m not too keen on heights either 🥴, but those small platforms make it safer, I’ve got a Youngman version which is ideal when cleaning out & washing down the gutters & soffits on my bungalow.

Thanks Idler😀. On the water run off, when we installed the panels there was an angle of sheeting that went under the panel then the flashing that goes over the top. It’s created a small gap of a few centimetres where the water runs out so yes I’ll need to figure out a suitable gutter for this gap. Think I’ll speak to the folk at panelsell and see what they suggest. And the platform thing I bought from Aldi and certainly does make things a lot safer👍😀

Hi Leo, Great achievement to get the building to this stage, you must feel very proud. Just one query. It looks like You have installed flashings on all 4 sides how does the rain water get removed as there seems to be nowhere for guttering. Cheers

Cheers Paddy for the message. The front and back overhang was approximately 4cm which was just about enough. This wasn’t what I’d planned for, more a case of what the panel sizes come in. They are available in 6m or 7.5m lengths. The larger one cut in half gave me 3.75m panels, the exterior of my walls was 3.67m so it gave me the 4cm overhangs. The sides were whatever I wanted them to be as I had to cut the last panel lengthways to finish. Can’t remember exactly, but I’d guess the window side was around 20cm and the door side a bit more to give a bit of cover when opening the door👍👍

Great video, the roofing system looks really cool. Are there any corner profiles where the flashings meet on each corner, or do the flashings just sort of hang tightly together. I wondered how the corners of the roof look like?

Thanks Ian and great question. There aren’t any corner profiles that came with it, but wouldn’t be too difficult to source something like that. The front two hang perfect like a nice mitred timber joint. One of the back ones there is a gap, but I’m just going to probably tape it on the inside and see how that works out👍

You’ve answered my prayers for my garden room plan!! Just wondering about the water deflector? How does it work with a gutter? Goes the water run off underneath and then into gutter? I also note that the insulation is exposed behind the deflector - does this not cause water ingress? Also in terms of fascia and soffit will you be installing one? Sorry about the questions just an enthusiastic novice like yourself that doesn’t want to end up with an expensive problem 🤦🏻😂

Cheers Eoin for the message 👍. Had a couple of questions about the water deflection already. In the first episode we installed a piece of trim called the drip edge which goes underneath the panel and the water deflector goes over the panel. It creates a space a few centimetres wide for the water to run out and yes I will have to install some form of guttering to manage this. Think I’ll speak to the folk at panelsell to see what type they’d recommend. There is potential for water to run onto the PIR insulation but it is non porous so water will not soak in. If it was the traditional insulation like rock wool then yes that would cause a problem. If you want to see a photo of the back of the water deflector, send me an email and I’ll take a pic for you 👍👍

Thank you for a great video! Been watching a load of these! I was just wondering if you have to leave an air gap between your internal plasterboard and insulated roofing panels? The only thing is that I can't see how this air would be circulated if you needed to limit the risk of condensation build up

Hello Ollie, cheers for the message and sorry for the late reply. My internal walls are OSB and I do have a gap at the top where I added the extra layer of timber angled to accommodate the panels. I haven’t had any condensation issues, it is ventilated via the vents around the windows and doors. Sorry I can’t be of anymore help

Leo, that is an absolutely quality looking roof and I think I’ve made my mind up to have that on my garage. I think it will be So much cheaper than the traditional timber one that I had been planning on. This will mean I could get it done sooner too. Can you tell me though, where does the water go? Did I miss that part? Any gutters to go on?

Hi Leo, I’m loving the look of the SIP panels and have started getting some quotes myself. I’m just wondering what you plan to do inside re plastering etc..? With no joists, there’s nowhere to screw plasterboard? No space for recessed light fittings? So, what’s the plan? Thanks!

Cheers jezm, internally I’m just keeping the ceiling as it is. I’ll be getting panel lights fitted and don’t mind any exposed wiring / ducting as it’s a functional workshop space. You can fit plaster board or cladding etc to these panels and could fit joists if you wanted to. I was going to retro fit two joists across thinking the roof would need further securing, but it’s rock solid pal. I’ve been up on the roof and there is no flex in it at all so I’ll be keeping the workshop space as it is. Hope that is of some help 👍👍

Thanks for the message Barry and sorry for the late reply. With the angle of pitch being 6 degrees for me, the majority of water will drip off the top and down between the two flashings. Some will seep onto the insulation, but it is PIR so I’m not worried. These panels are stored outside uncovered in the factories so don’t think it is a problem. The ideal solution would be to have a small cutaway so the last few centimetres is just the top metal panel. I couldn’t do this though because of the gap of the single span and the tiny overhang front and back. I didn’t want to potentially compromise the structural integrity of the panels with cutaways so I left them as they are. My unsupported span is just over 3.6m which is quite big. Just wondering if the drip edge, badge board, water reflector and monopitch are needed for the 4 sides of the rooms? Do I need one for each wall? How do you decide what goes to which side? Hello Ahmo, cheers for the kind message😀. In short, all of the flashings here are bespoke made for my roof by the company I bought the panels from (panelsell). The reason they are bespoke are things like the angle of the front and rear flashings. I had to give the company the angle of the pitch of the roof (6 degrees over 3.6m). The side flashings I think were at 90 degrees. You do really need all the flashings tbh and not just for aesthetics. The flashing at the front protects the end of the panel, plus it prevents water coming up the panel during heavy rain and running down the front of the building. The rear panels are essential to protect the back walls, plus to help sort a guttering method to take the water away. Finally the side flashings are slightly more for aesthetic purposes but you may have to cut down the length of the panel to match up the size of your building / overhang and again the flashings will protect it. Hope this is of some help 😀👍

can you show some details on how the water deflector is supposed to work? That's at the low end of the roof right? On my build I used mostly standard L shaped flashings. Just one custom one on one side. Maybe I would've ended up using another, but we moved house. I'm designing my workshop and hope to get this working again, this time with a bit more finesse and proper trim, it has to look better... eta: I saw some answers in the comments, thanks. Looking forward to the guttering ep, I didn't have to deal with that as I was loading off on the existing shed.

Hello BillyBoy, cheers for the message. I’ve just picked the electrical contractor to do the work so I can answer this question now. I’m getting some LED 600x600 panel lights installed. Because it is a functional workshop space I am getting them fitted directly to the underside of the panels, there will be some wires running down the underside grooves but I’m ok with that. What some people are doing is having battens and plasterboard / plywood fitted with the lights fitted to that so no wiring etc is showing, but it’s not a route I’m going down. Hope that helps 👍👍

Nice job! 2.questions pls. 1 - how did you do the corners of the flashing where the sides meet the front/rear? Are there special caps or something for that? (as I see on your video a gap between where they meet.) 2 - with the front overhang does the flashing come lower then the thickness of the roof panels, so that if you were to clad the underneath with like cedar or pine click cladding, will it be flush where the flashing ends (bottom) and the cladding begins? Thanks Paul and good questions. Point 1 I’m not sure if there are any specific cappings for the corners, my post video solution was simply to tape them on the inside faces and that has worked fine👍. Point 2 yes the flashings do hang lower than the panels themselves. Again since the video I fitted some leftover cladding to the underside of the door side of the overhang, only for aesthetics more than anything but it looks much smarter 👍👍

Hi there, i have just been scanning for Garden Office solutions and stumbled on this, it is brilliant - thank you!! Couple of questions though, if you wouldn't mind; 1) Where the screws go through the Roof (and the flashing) do they go all the way through (i am guessing not), but more importantly, have you experienced any water ingress through the screw holes (or anywhere else come to that) 2) At the bottom of the roof I think you installed a "Water Deflector", it wasnt clear to me how this functions, i didnt see a gutter, also it looks like it would form a squarish tunnel towards the end of each ridge line - does a lot of debris build up here? - any other comments on the end section - i could not figure how and where the water is channeled. thanks in advance, i am now going to take a look for your costings video, i am guessing this is quite pricey :( Did you use SIPS btw? thanks Spencer

Hello there Spencer, cheers for the message. Point 1: yes the fixings go all the way through and secure the panels to the timber frame. The fixing head has a rubber washer on it that seals the hole that is made. Haven’t had any water ingress yet and we’ve had a few serious downpours since the roof has been on. Will carefully monitor the situation 👍 2: The video didn’t really explain very well how the water runs off at the back, but I did you a couple of ‘shorts’ videos to give folk a close up of what it looks like. I can’t put any guttering on yet as I need to clad it first then figure out how best to fix a guttering system to the workshop. It should be pretty straightforward tbh, again I will have to monitor the gap to see if it gets blocked. Quite possibly it might, but these systems have been used for a long time on industrial buildings so it is a proven method. Finally, I built my own ‘modules’ or panels last summer over quite a long period of time. The process of fixing them altogether (touch wood😀) was actually pretty straightforward, and that’s coming from someone who only has one functioning arm. I managed to put all the walls up on my own over approximately 2 1/2 days 😀😀. Hope this helps, please get in touch if you have any other questions 👍

Once the guttering is on I’ll do a more detailed video of it ZOZO. I have done a shorts video which gives you a close up. There is a piece that goes on top of the walls but under the roof panel which kind of acts as a deflector. Then the flashing goes over the top of the panel which creates a ‘channel’ for the water to go through and be collected by the gutter 👍👍

Hi. On your front flashing you haven’t mentioned how the water runs off the panel insulation that is exposed on the ends behind the flashing fitted. What is to stop the Rainwater from penetrating the roof panel on this system?

Hello Lyndon, there is a drip edge that goes under the panel and the water deflector that goes above it. Between them they form a small gap a few centimetres wide where the rain runs off. I’m going to speak to panelsell about what type of guttering they’d recommend but I reckon something like those triangular gutters like you see on thatched roof houses would work a treat👍👍

If the drip edge fits underneath the panels and the water deflector above the panels is the rain supposed to just run off the end of the panel, if so what covers the foam at the end of the panel?

I’m retrospectively going to return and apply a sealant coat onto the PIR for a bit of belt and braces approach. These panels are stored outdoors I believe so shouldn’t be an issue 👍

Cheers for the message Dan. The edge trims aren’t 90 degrees, they are made bespoke to your building with the angle of pitch you give to the company. Mine has a pitch of approx 6 degrees so the runoff is fine. The water goes through a gap at the back between the runoff flashing and the flashing that goes over the top of the panel. I can’t put the guttering on until it is clad, which I’ll then attach the gutter brackets accordingly. Hope that is of some help, Leo 👍👍😀

If i see it correctly, the water goes under the flashing, poor over the exposed foam to a gutter. How does that affect the foam over time (mold and dirt)

Cheers for the messages Henek. The back of the panels has in effect two flashings, one mounted on top of the walls that the panel sits on and the second that goes over the top of the panel. These form like a funnel that the water passes through into the guttering. Yes the water does run off the end of the panel and maybe retrospectively thinking the end of the panel would probably benefit from a water proofing sealing coat of something. But due to the angle of the panels the water drips off the edge more than runs down the face of the edge if that makes sense? Plus these panels are stored uncovered outside before sale so I don’t think there is too much to worry about in terms of foam degradation 👍👍

Yeah, took me 15 minutes to get it off one piece of channelling. You remember if you’d had a problem, this must’ve been left out in the Sun or something. Thanks forgetting back, Looking forward to the next one

Hello Noddy, mine has 6 degrees of pitch but you’d probably be ok with 4 degrees if you wanted less 👍👍

@@Hand-i-Craft Ah OK thats cool. I have just built a 'shed' and I ended up putting a similar roof to this on and I had made my design with a 10 degree angle on it. Which now seems a bit much haha. But it is fine. I hadn't originally planned to use this kind of roof. Gotta do my flashing at some point next week. Your videos are very helpful. Thanks!

Hello Tom, it’s hard for me to describe. Are you asking about the flashings or the top and bottom of the panels? The top of the panels are a very dark grey and the underneath are like an off white. If you go on to the roof configuration thing on their website I think they are available in different colours, worth a look👍

@@Hand-i-Craft the outside colour is what I was asking about, I am thinking of using this system on my own build. Did you leave a little overhang on the front or is it flush with the wall?

@@Tomherbs Small overhang on the front Tom of approximately 4cm. The panel cut size is 3.75m and the external size of walls factoring in the angle is around 3.67m so it gave me a small overhang on each side 👍
