Today I show you around my favorite neighborhood in Kyiv, Ukraine to tell you why I love it here. I also tour a 3 room apartment for sale that is listed for less than $100,000 as well as show you the Airbnb I've been living in for the past month and why even though it looks fine at first glance is actually one of the worst ones i've ever stayed in.

Great flat, nice and cozy, but needs a lot of renovation. Nice window views. Solid reliable building. I like it a lot. Pleasant and convenient area.

Pechersk almost literally means "Caves" or "cave city\area". The district itself located on the hill, which we have plenty of, and allegedly an monastery was founded around year 1051 in the caves, later on growing to be Kyivo-Pecherska Lavra. I highly suggest you to check the monastery land out, there`s some good views and architecture. On the monastery`s territory you can also visit the caves which been used by the priests for a long time. Those caves, allegedly, went as far as 300-400 kilometers tho obvsly i can`t testify to that. Interesting part of that caves is also the atmosphere. Nowdays they are - still - used as a resting site of some of the priests\monks, not sure what`s the better word there. Due to unique amosphere in the caves, which are partly natural and partly digged by hand a thousand years ago, remnants do not decompose. even for a non-religious person it`s worth visiting at least once, but i`m not sure you are suppose to film the caves, and they are pretty narrow. The part of the area you`vve shown are not the oldest. If i recall correctly, around 1920s photo`s have circulated of the view beneath that hill, closer to Dnipro river - barely a few private houses and a narrow road were there :) However parts of that disctrict are very modern, and it is indeed considered fancy

My brother has been living in Kiev since the 90's. He hangs out with a bunch of ExPats. He just met Bald a few weeks ago after I told him about the podcast. He said he saw you working out in some outdoor gym while walking down the street. He is in Ukraine for a week or 2 then he heads back to the States to meet up with a few Ukrainian businessmen and then heads to New Orleans to hang out with me. Think he goes back to Ukraine in December. You should hook up with him and hang out with the crew. All solid guys that have their own businesses or work for big corporations so great connections. Been to Ukraine a few times and looking to head back next year spring/summer. Kiev is an amazing place! first time I went was in the late 90's and man it was a wild place back then, Americans were a rarity so it made it more fun. They crazy stories! was planning to go to Kiev and Odessa as well but i re-scheduled as Ukraine went into red light again so everything will be on a locked down for a few months... which sucks but hopefully by May - June will reopen again.

If you leave your key in the door then people can’t break in with a key. Also, you don’t lose your keys that way. Monday night it will get down to -2 Celsius. That AirBnB needs some love, patio furniture and a broken heater is no bueno…. Also, one reason I like older apartments is all those problems of door handles falling off and stuff not working has usually been fixed. New remodels often have problems. I think the reason for putting the table in the kitchen rather than the fridge is that it’s easier to heat the kitchen, so if you want to sit and study in a warm room, put some food in the oven and close the kitchen door. I’m staying in Lukyanivska, for $700 on AirBnB I have a separate bedroom (same weird small bed but whatever), a living room with a real sofa and two armchairs (ugly but warm), a kitchen bigger than yours but old, with a balcony, and an equally weird bathroom. I’m actually hoping to buy a village house, with a garden and all that, not a city apartment.

I think you should get the properties you have renovated and rented out so you have some cash coming in before you think about buying another property. Doesn't hurt to look at different units and neighborhoods though...the more you see, the more you know.

Lol my apartment in the US that I happily am leaving because I bought a house controls all our heat. They either freeze us or burn us alive. I always joke and call it the Soviet apartment. I can't wait to have a thermostat! Such luxury! Love the amount of trees! So nice and green! Oooh that green hallway is almost the same color I just painted my guest room!

JFD- Life hack, if you need a long term AirBnB, just book one or two nights first, if you like it then extend. Don't book a month upfront or you end up in a dump for a month..

Yes, but in Kyiv there is so little inventory that if you wait, the month won't be available as one random weekend will be taken.

Johnny, I am always confused why you don't ask your local Ukrainian friends to help, e.g. in this case to be your translator to avoid paying extra fees to the useless "English speaker" agent, everybody will happy to help you, it is not like in the US, where the most people won't help but of course will tell you "hope everything was ok", "I was worried about you".. etc bs

I think that flat is the best one you've seen. Spacious rooms, high ceilings, parquet floors that can be refinished beautifly, good-sized kitchen, but will need quite a bit of work (larger sink, ventilation hood, etc). You might want to consider putting the laundry machine in the kitchen for more space in lavatory - forego the dishwasher. The lavatory is the only big downside, but not a disaster. Replace tub with walk-in shower. Some windows may need to be refitted. What's going on in the walls needs to be inspected for mold, water damage, and wiring.

True. You don’t need a dishwasher. Just get one of those drying racks that you put by the sink and hand wash your dishes. Not that hard, and more environmentally friendly too.

This apartment needs a major “remont” as my wife and in-laws would say. It’s has great potential, but needs a lot of TLC and updating.

The windows with expanding foam is just poor attention to detail (I assume the frame is screwed to the wall, and not just held with the foam!). Here in the UK you often see the same foam used to fill the gap between the frame and the uneven brickwork (the frame is screwed to the brickwork), but then you use a piece of quadrant trim to cover it and seal that down with silicone sealer. Very little extra expense, but looks so much cleaner! BTW, that odd bed in your AirBnB, 120cm, that's a 4 footer. It used to be a standard size here in UK at some point. I have one, and they are a complete pain to get fitted sheets for as everyone has forgotten they exist! You need to learn how to do "hospital corners".

750 for a month, in Ukraine? Kinda crazy, since regular prices for same apartments are like 250-350 outside AirBnB.

Sure, if you intend to live there permanently but then you also need to sign a contract for electricity, water and gas. With AirBNB everything is included. You can just come live there for a month and then leave, no strings attached.

@@fdk7014 I live in Kharkiv, pretty much same flat. 200$ monthly + electrycity, heat and gas - all togather cost me 100 $ for winter and 50 for other monthes. I have no contracts or whatever bcs owner don't want to pay taxes. He told me if I want contract I will pay his taxes) My flat closer to metro and to the city center, but still it's Kharkiv. Also I have electrical boiler so never have problems with hot watter. Anyway electricity and other things are not so expensive to charge 750$ for month. It's price for 2 bedroom flat in centre of Kharkiv with all include.

Loving the tour videos, this is the best English language Kyiv real estate content right now. If you have time for it, a tour of a unit in Novopecherski Lypky in Pechersk would be amazing. Their website claims it's "considered the best residential complex in Ukraine" -- I'm curious how realistic that is!

I just love this area in Kiev.😍 I always try to stay near Pechersk when I go to Kiev. I like to walk around near Lavra and Rodina Mat which is close to Pechersk. It is my favorite area in Kiev.👍

Johnny, this apt is fully functional, granted lower standard, you can do cosmetic makeover to make it a nicer rental. You don't need to knockdown walls or open it up for it to be a rental. Once the rental starts making money then you can upgrade to a more premium place.

The reason of such locks (that I’ve heard in Ukraine) is that when thief gets into your apartment through a window he can’t get out through a door. Plus some locks prevent using a key (or a lockpick) from outside when you have a key inserted from the inside

I would be hesitant about property ownership in the Ukrain, given the on-going political tensions on the Russian border. But... I am thinking long term, like kids, family, retirement, etc. Not just a temporary lifestyle. It's one thing to live there and have no choice, but being a foreign national in a region that could flip governments overnight... a lot more risk there. Everyone is different and there is no 100% right and wrong, we each take our own risks, and make our own choices.

Pechersk is one of the most premium and most expensive districts in Kyiv (there are many reasons for that, one of them is Kyiv-Pechersk Lavra, that is why it actually called Pechersk district)

Thanks for the walk around Johnny, very informative. My concern is the age of these buildings with these apartments in them, how is the plumbing, wiring, structure of these places? They look quite old and the pipes on that wall were ancient. What's the water safety aspect, Is it drinkable and can you have it tested (prior to purchase), Mold? Deal breaker for me (personally). @@GLC-1979 He will be buying a debt not an investment with all the maintenance and upgrade costs he will be responsible for as an owner of one of these Behemoths. These buildings shown here only exist as "Historical Buildings" where I live, the rest have been torn down and why they don't do that their and start fresh is beyond me (personally). Their isn't much life left in those buildings from what I have seen. I hope Johnny can see past the $$$ investment here. :) NC

@Сергій Гречний I Agree completely. When my government deems a building "Historical", that building is then "Completely" Renovated and "Updated" to our current Building Code and Safety Standards. New Plumbing, New Electrical Wiring, New Updated Electrical Switches and Plug-ins, Reinforcement to the old structure to meet current Structure and Safety Standards. I don't see "any" of that here, Just Mold and exposed "OLD Pipes" on the wall (against our building code) which is reason for concern "investment" wise, $100,000 (US) Grand out of my pocket isn't going into a place like that or "any" other apartments Johnny has shown from his videos. Kyiv City itself is a "Beautiful" place I must say, but your government really needs to start "Updating" and "Re-Building" where it's needed. Just my views and comments here is all, Johnny will be the one making the final decision here anyways. :) NC

And yeah we called heater radiator Battery (батарея) bcs it is anything that combined into one of several smaller identical parts. and as you may have noticed, the old cast-iron battery consists of sections twisted into one structure with internal nuts.

That AirBnB bathroom is the same size as my current one, it has the same standards too. I live in Sweden and it was renovated like a year ago. So pretty good standard overall!

I like the layout much better than the one you bought to live in. Too bad about the flood damage in the kitchen though but it doesn't look very big. The apartment does need quite a lot of work though, it looks like you have to redo pretty much everything. Nice environment outside as well although I don't know how far it is from any transportation.

8 degrees C for a week`s average - city starts rolling out the heating system. Preparations are done before that, and usually around 10 c\week average - they turn up the heating system for schools, kindergardens, medical, etc. the cealing you discussed in your current airbnb aint what you think :) those buildigs were attempbed to be build as cheap as possible. Part of that is relatively thin walls, and pre-fabricated slab for a floor\cealing panel. But as walls are relatively thin (less material to spend, less mass to transfer etc) they used a beam system between the walls and the panels above then. It`s how it is intende to be.

Thanks for the info! I've never been and will look into US tourists visiting. Can english speaking visitors bode well for a short visit through the city; cafes, restaurants, etc.

I've noticed that every single "real estate" agent seem almost clueless in Kiev. Then Johnny mentioned they aren't even licensed and it made sooo much more sense. Every real estate agent I've ever dealt with would run circles around these people. It's like they have no info on the properties they are showing. Heck, the last properties I looked at came with a folder that was full of details. I see an opportunity for a few American agents to be able to come make some real money and take over that market.

Hey Johnny, as a local I wonder why you are looking into those old Soviet blocks when there are tons of newly built blocks with apartments for sale for same just under a $100k. Yes, they might a little bit off the central parts of the town but still in the area. The ones you are looking at would require half the amount for renovation to say at least. My friendly recommendation - surf through the dedicated websites or hire a good agent that will find you a decent new apartment in the modern building for roughly the same price 👌🏻

@@JohnnyFD exactly!!! When you are a tourist you just try to be in the center as much as possible close to everything. I think the only country which works the opposite is mine,Greece, Athens where living in the city center is an absolute nightmare and most expensive appartments are the ones close to the sea or have sea view.Also "good neighbourhouds" are considered to be away from the center.

What are the general ancillary costs for an apartment like the ones you bought/show in your vids, Johnny? i mean like, the costs you have to pay even when youre not living there yourself (residents association costs, maintenance/reparations contributions, communal internet subscriptions - i know they have those in Eastern Europe - , residential cleaning and services...those kind of things)?

Bills here are much lower than Europe/USA. Communal costs are maybe $20 a month, electric/water/internet/gas will range from $100-$200 a month total usually.

Average daily temperature should be 8 or below for three days in a row, and after that they will decide should they turn on heat or not. Bcs if later expected more warm days they will not. But kindergartens, schools and clinicks are already had heated. In Portava they are on heat in this saturday-sunday. 16:04 And angry drunk\or gopnik guy. Asked you: Why are you filming? But it was not like polite question but more like indignation for not to film him, according to his intonation.

Muy neighbor put on rent his 1 room apartment 7000 hryvni which is 250 euro. But not in the centre. If you want one in the center you have to pay more

Lol my apartment in the US (which I happily am leaving because I bought a house) controls when the heat comes on. I always joke and call it the Soviet Apartment because of that. Baseboard heating too so always freezing cold or burning hot.

That airbnb was so cheaply thrown together with zero thought that it's almost embarrassing. Starting with the kitchen, i'd ditch the table and put the fridge in there, it's already too small to comfortably seat more than 2 people which is definitely stretching the limit. Moving to the "living room", i'd have a couch with a fold out bed, a nice rolling coffee table, slightly bigger tv on the wall with a shelf below it for whatever devices and to free up floor space; add in a end table with charging capabilities and we're set. Where the ridiculously small table and chairs are located, i'd replace with a appropriately sized rectangle dining table pushed up against the wall with a 2 seat bench stored underneath and another two normal seats. That way it doesnt take up much space and when needed can be pulled away from wall to accommodate a few more people. In that bedroom i'd install a low profile Murphy bed, the kind that have head board storage/shelf to place your phone etc. No need for night stands. What I honestly can't get over is how expensive some of these places are and how dated everything seems to be.

Johnny, my thoughts are that the fact you're noticing those shortcomings tells me you're going to be a great host for those apartments you bought in Ukraine! I would love to stay in one of your places and leave feedback that there was a nice and big bed (with fitted sheets!) and HUUGE bath towels :)

Whats your value prop for being in that area? (Yes, I too would live there) If we do some basic math and analyze the use of your cash…130k returning 800/mo in a perfect situation at 10% vacancy and -10% fees from airbnb…we’re left with 7500/year in NOI 5.9% return before maintenance, taxes and insurance. …inflation is ripping up at 10-20% anywhere in the globe (we all use petroleum to live- hence the inescapable truth) Cash earning less than 20% is losing purchasing power. Factor in political risk and old soviet building… This is a sub 3% ROI when it’s done. Im in Kyiv- and renting. I’ll let some other guy park his cash, and happily pay him top dollar for using the space. There’s no price on optionality during these times. *Thanks for sharing Native + Kavu spots. (Just got here myself) I love your channel- keep ‘em coming bro. I’ll stop ninja watching and sub now lol

interesting comparisons. nut u were dead right - the first one needed a lot of work, and as a permanent base the air bnb could have been great but in the end you'd want to redo a lot of the place. Having said that, I have stayed in more than one Air BnB that was a lot worse than that one!

Johnny, another awesome video but the apartment you saw was awful and probably would cost 50 thousand dollars to the way I would like it and would probably be difficult to find a reliable contractor to do the renovation. I find it sad that the air bnb you rented is on the cheap side. I would never rent that again. I guess I am a little spoiled living in the states.

Go ahead, buy and renovate the apartment! Even if it doesn't work out well for you then an ukrainian family will be happy for your effort, and as humans we really need to think about what's better for our co-humans! Do what helps to improve the country as a whole.
