Jurong Condo - Buy or bye bye?

Жыл бұрынI will be discussing 13 resale condominiums in the Jurong area to identify which outperform and which underperform. I will be comparing a mixture of old condos from HUDC to ex-EC to mature 99 years condos to new launch condos.
I will be doing a very comprehensive study and will be comparing 3 sets of data over different timelines.
1. What if you are a long-term investor and buy when it was initially launched and keep it till now(2022)?
2. What if you are a mid-term investor and bought 10 years ago in 2012?
3. What if you are a short-term investor and bought just 2 years ago in 2020?

i can't reply to your other thread on if 99 yrs condo near MRT if can keep for the long term...my answer is generally neat MRT 99 yrs has a good rental yield. whether can keep long-term depend on the project, location, etc....too many variables. some perform very well while others so so...it really depends.

Whats your outlook for Westwood residence? I think they are fairly priced but there is Floraville that acts as an artificial glass ceiling for both rental and sale price. What you think?

@@chinchowpowpook back then D21 condo touch $1k psf a decade ago. ppl also kpkb...say how can west touch $1k psf. it's crazy!..u look at the signature park today. 2m can't even buy 3 bedrooms. 999 will hold its value very well over long term. no more stock already... anyway, its a personal choice.

Average launch price back in 2006: $512psf Average prices in 2012: $1099psf Average prices in 2020: $1107psf Average prices in 2022: $1215psf in short. Launch till 2022: 137% return. by far. the best in jurong! annualised return: 9%! 2012-2022: 11% increase 2020-2022: 10% increase Conclusion. when buyers buy ulu jurong back then. there is nothing much there. maybe Jurong point only... from 2006 to 2012 was the time prices gallop up which is in line with our open immigration policy back then where many prefer newer condo to move in plus near to NTU.

This condo can not buy, bed room wall so call dry wall which sound like partition board when you knock ✊ on the wall . Build in furniture are actually compress board once touch water bye bye liao . ….

JG lah , curse and swear to developer … want to earn money also must be steady mah …. Using partition wall where got sound proof…. Now ML coming liao also must cover mouth if not too loud outside can hear 👂🏻…. Paiseh right ….. want to cut cost maybe just hang 2 cloth curtains will do sia …

@@Alex-oo7fs oic. JGateway like all other new condos are build using drywall as internal partional wall. I have to agree that the material is less hardy than brick wall. U cant drill walls like u like. Plus a major flaw in today design is no yard area to do laundry plus a lack of loading bay. Just take a look at Lakeville and LakeGrande. I pity the movers parking along roadside. It's dangerous.
