Prefab Homes come in all shapes, sizes and price points with more being added all the time. Advances in technology and automation are luring more companies away from the job site and into the factory to build there homes, which is increasing the popularity of the entire industry. As more companies enter the market more people become interested in the space and right now I'm seeing a snowball effect take place. In this video I look at three very cool prefab models at different price points from different companies to show you some of what is available.

I'm generally not a fan of this concept, however clever they might be. But I really liked that one with the bridge. It not only looked like a really pleasant, no fuss place to live, but offered plenty of flexibility of use. And the space beneath the bridge opens up many more possibilities. Places which put the main living area well above ground offer pretty good protection against minor flooding. I'd really like to check that the materials used would themselves survive such an event.

A lot of people uses their garages as work out rooms or even game rooms so I kinda love those two garages because one could be used for a car and the other could be a gym or even turned Into a party room/bar where you can have it open in good weather.

The states are so strict about these type of homes. Austin and southwestern cities tend to allow it and not many other places. It’s insane to limit what someone can or can’t put on their own land if it’s done correctly and not doing any harm to the systems around it.

I agree, I’ve noticed a lot of areas are easing restrictions because home prices have increased so much. Hopefully that trend continues

The regulation that comes on the premise of protecting the consumer has become nothing more than a roadblock for would be self builders undercutting large construction companies and/or damaging price by adding market supply. If lending packages were also available for self builders it would go a long way toward increasing home supply. That said you’d then need to make sure smaller construction companies weren’t cut out of the market by banks establishing recognized “construction panels”. Housing is a massive end to end back scratching game that all revolves around the home buyer paying inflated prices.

And construction industry probably has law makers in their back pocket. It usually has more to do with many. But I’m not a fan of automation, although I like these home designs. I worry about good paying construction jobs.

Kids on one side, parents on the other. Or, his and hers, lol! Especially if one's messy and the other is clean freak minimalist! And a bridge inbetween! LOVE this! I used to know two attys who had their own house across the street from each other. She could not stand his clutter, he could not stand her meticulous ways. Married for 20+ years.

That first company sure is proud of their stuff. In many areas of the US you can buy a 2 bedroom house with land for the price of the bigger unit.

Whatcom statement "to be eco friendly" while making overredundant double walls for double garages, separations and bridges. That not only add material, therefore resources/polution, but are also harder to insulate and leak heat energy, therefore even less eco friendly. Compared to say one box for the 2 cars. And all for what, for the "wow looks cool".

180-190 k. for something that small makes no sense to me. a 50-70k Boxable makes more sense.

Hey Kerry, can you do a video about how to choose your exterior for a new manufactured home? Like can you go over siding and roofing chives, dormers and box bays and stuff like that? Costs vs value? Design choices?

I’m going to take a wild guess and say that duplex is probably $200,000 base. I’m just going off what the shipping container home is going for at 50,000. You’re essentially looking at four of those. Hopefully I’m wrong and it’s less. Because I’m really interested. $200,000 in a lot of areas will get you a pretty nice regular home, so I hope they don’t out price themselves. If that were around 120,000 - $150,000. I think more people would be interested, especially since you’ve got to add land on top of that.

I love the idea and concept of factory built prefab (non-mobile) homes, but the long thin designs are too limiting imo. I will have to continue to look for modular designs that can be installed together to make a larger more open and square living space. Will also need to look more into kit homes for more flexible designs / layouts.

There was a British guy who developed a honeycomb design system which shows for really interesting spaces that you can keep adding too. I first saw it on a small designs UK program hosted by George ??? If I can find it I’ll paste the link

Plenty of fabricators slice and fit the containers in interesting ways. Maybe trip around KZfaq a bit more and I promise you'll see many iterations. It isn't just "long and narrow." :)

I think the designs are great. Most people, I think, are more attracted to the idea that they might be able to afford a nice home. As the prices rise interest will wane. So hopefully the companies will keep this in mind and focus on being very competitive with their pricing and quality

you also need to remember, you have to buy the land or spot. get the hook ups. if it doesnt have a sewage, water or electricity you need that... unless you are going off-grid. :) i been looking around as well... and nothing is as cheap as it seems. But thats okay for some people i guess.

What is the purpose of the bridge? Wouldn’t hearing/cooling be more efficient by pushing the two halves together?

These nice factory builds are super but what about wrap around porches, covered living, green roofs. Phoenix consultants say green roofs on just 30% of the homes could save the city more than a billion dollars a year! We should totally spread this all over the South. I really like the dual garage thing. One for my bikes, one for my pickup.

In Baltimore City one can by an old brick 3 floor, 12'-24'wide rowhouse for $6,000-$100,000 in predominately Black neighborhoods. Depth can be 32'-60' in some beautiful areas like overlooking Clifton Park or in Resevoir Hill near Druid Hill Park.

These are really cool, but....3 years ago I purchased a 2500 sq ft english tudor home with 2 garages 2 1/2 bathrooms and 3 bedrooms, (in a nice neighborhood) for 165K (US). Granted I do not live in an expensive part of the US, but these prices do not include land, landscaping, utility hook up, concrete (driveway etc). I would jump on one of these if the could undercut, or even match the price of an existing home. maybe they do, in certain areas

Love the 2nd home!! Would make one garage another bedroom or office space- can’t call them for a price? I live in Seattle but have immediate family in BC so I get very tempted to build up there by all the great companies in that area! I’ve look for land in the lower mainland & there wasn’t much available within an hour of Vancouver but it’s still a possibility one day.

Yes! Very cool. With 2 garages to boot. Finally something for people who like to have a workshop or extra storage. Also, is that a fireplace running up the living room? Blueprint on ground floor says "bench"?

Definitely cool! But, the only way to enter is via a spiral staircase at the back of the house? Would be horrible way to have to carry groceries home in the rain and snow. Now, if that bridge were to become an elevator…🤔

@@RussSchoonmaker ya, that's what i said in my other comment. There's no front door. The stairs should be in the front and a 2nd balcony off the back. Or even a staircase connecting inside to 1 of the garages.

Some of these are so expensive, I'm not quite sure who they're targeting -- certainly not people who live in the less expensive parts of the USA. But I can see them being popular with coastal, remote working yuppies, with a Starlink dish, who want to get out of the city a ways, for whom a quarter million USD seems cheap.

These look cool, but seem like they are typically 2x+ the price/sqft of homes here in Texas, once you include shipping and site work. Plus you have to buy the land. I get that they're more modern, but they really are less affordable than a normal house. The average prefab price for a 1000sqft home (including site work and shipping) is about 350,000, whereas in my area of Texas a 1000 sqft preexisting house would be about 180k after closing.

Tht Whatcom is gorgeous, but If I lived in it, I'd hate any time I had to buy a new large appliance or piece of furniture. Even just popping down to the local outlet and buying a new large screen TV would be a hassle. Either trying to get it up that helical staircase, setting up a winch system, or hiring a scissor lift. Though I guess you could just BUY a scissor lift and keep it in your second garage or set up a permanent winch system and platform to lift your gear up to your house.

These are great designs and will be awesome for many. However, these are too small for me. I would want at least 3 times these sizes. Since I live where it's very cold in the winter I spend much of my time indoors so I want space. If someone lives in a warm climate they can have outdoor living space so these wouldn't seem so small.

I love the idea of prefab homes but finding somewhere to put one if a challenge because they would be considered tiny homes. One of these would be perfect to retire in.

Love the idea! My understanding was these are to help make homes more affordable. Models starting at $100,000 are so out of range for millions. As you increase your model the costs rise dramatically. Don't get me wrong! They are truly beautiful and well done. But, only for those with high 5 to 6 figure incomes. Enjoyed the video. Good luck to these companies and hopefully opening up a vast array of employment opportunities for hundreds of thousands of people 💞

It all depends on the cost of materials...relative to labor...on prefabs...as they are built quicker than lightening. Wait until the "coastal shipping bottlenecks" are done...save 20%.

100k out of range? Then that means 99.9 % of California would not have a home if that is out of reach. You don't pay 100k up front, you can get a loan and make payments like a regular home and for 100k you wont need a 6 figure income.

If you cant afford a 100k home you dont need to be buying a house. Coming up with 20k is not unrealistic for anyone esp a dual income house

@@tvelocidad Your garage cost 20k, huh? Is it insulated? Plumbed for human habitation? What are the interior walls clad with? Is the floor a straight concrete slab with no improvements? Does it have any internal walls? How were they framed and what are they clad in?

In Chicago 100k will get you a run down POS house from the 1920s with no appliances. This comment shows a complete lack of awareness of how the economy works. :( This $100k option is making "homeownership" possible for a normal none rich person like me. I make way under 6 figures. Rent in my area is $1,500. Wayyy more than the mortgage on this and about 50k worth of land. Whoever wrote this comment doesn't know how to do math very well.

Cubex needs to use the space between the garages for a mudroom/landing and enclosed staircase. Folks will want a place to store shoes, coats, jackets, umbrellas, etc.

An enclosed staircase is what I am missing too. The way it is now isn't fit for winter or harsher weather. Besides, the prospect of lugging the groceries up a spiral staircase is not very enticing. A straight enclosed staircase would improve the design for me.

Until prefabs can escape their limits of ceiling height and open space, they will be very limited in appeal. Would be nice if governments could get on board and build large multi unit towers for the underhoused. But that is the true crazy idea.

Whatcom I'm going to go with $250k and I hit that like button for the algorithm. Materials will be the catalyst in pricing because TuffSheds and Homedepot have a symbiotic relationship is the reason their cheapest

The prices on these seem crazy high. Especially when you consider you have to buy property to put them on and pay for delivery. I know home values are all over the place, but where I'm at - I paid $170,000USD for 2,100 square foot all brick home on a cul-de-sac in a nice neighborhood with good schools.

There is a huge value / investment difference between what is called "mobile" and what is called modular - you are showing modular homes which are not mobile - though technically they are carried to the site. I am sure there are mobiles that blur the distinction but usually a mobile stays sort of container sized while the modular can be expanded beyond what fits on a flatbed and as your video shows can be joined in modules together to make a larger home as well. I think this basically means you can have a larger multi story etc where a mobile traditionally has a limited form.

I wonder if it would be possible to pre-fab condos. Even a duplex/multi-family home could work within this concept. Interesting options to grow and build a future. Could be a cheap and inovative way to lower building costs, initial investment and maximize profits buy buying a plot of land in a developing city and outsouce your building to a company like this. Could be a interesting option for large scale developers. Save costs on architects, building costs and ensure a high equlity product with lower expenses? Im sure buying in bulk would considerably lower the cost and help that bottom line.

"Being able to make homes better." Now that statement got my attention. With all the stuff going on these days, like with San Francisco's Millennium Tower (for millionaires), and NYC's Billionaire's Row, better quality is a legit concern. If million and billionaires can have issues with badly constructed homes, you know we have a big problem.

Love the Whatcom. But, not a fan of the exterior circular stairs. Especially in an area that has any kind of snow fall.

Thought the same thing, although one could enclose the area between the garages with an entry/vestibule with a nice outdoor deck space on living level.

Curious how the design of the cubex house lowers the carbon footprint. It looks cool but it has more surface area which uses more material. Seem's inefficient. Now if it's meant to be closed off for another family etc then it makes sense.

One issue to the Whatcom that would kill it in my mind is the lack of some form of dumbwaiter. Every time you go shopping for groceries, you'll have to carry them up the stairs. I know you have to do that in apartments, but half of buying a home is avoiding that sort of inconvenience, especially as you get older. I like the concept though.

I get a kick out of what people consider economical, $ 50.000 for 400 sq ft house plus your land, septic, well, etc. it will still cost $ 100,000 +

My primary issue with prefab is price. The first model you show costs around $348/square foot ($148,000 US / 325 sq. ft.), which likely does not include site prep,, foundation. building permits and other fees. That is quite high. On the other hand, the last model is $154/ sq. ft., assuming the $50,000 you quoted is US Dollars, which is actually rather reasonable, though this price does not include transportation, site prep, foundation, permits, utility hookups, etc. Factory-built may be more efficient than on-site stick built, but you must have a large factory, expensive machinery, etc., which tends to make prefab more expensive. I hope prefab becomes more cost-competitive, and the last example you provide looks like a good start.....

Hi Kerry i love your videos, i was looking for some more information about prefab and modular, i live in NS canada, could you recommend some builders i could look? i am looking for a big family size home prob 2500+ sq, need 4 + office/den and 3 baths but trying to be as afordable as possible thank you in advance

The only two I know of in NS are East Coast Modern and Lloyol prefabs and I wouldn't say they're affordable. If I come across anything else I'll let you know. Thank you

It's really hard to tell what the price of the whatso would be because there's no specifications for building materials, my guess is USD 175 k plus. It would be very cool if they could make a two-car garage model and have more bedrooms and bathrooms.

Hi Kerry. I have tried to contact Cubex to learn more about the dual garage model you discussed here, but so far no response, and I can't find a phone number that works for them (that's a bit suspicious for a company). Have you - or has anyone you're aware of - had any actual communication / contact with Cubex? Are you aware of any similar designs from reputable companies? We're looking to build in the Bend, Oregon area. Thanks.

i want separate objects. gas, water, kitchen smells and humidity in one place, living space completely separated. the house with the bridge almost got it right,

They need to allow these in Colorado, USA where they just lost 900 homes in 12 hrs to a fire…. There is no possible way they could even get half those build in next 2 years

I agree. More places other than just Austin and places in the southwest need to allow this. It’s insane to restrict what someone can put on their own land.

Whatcom is the US county on the other side of the border from Abbotsford, so it's likely pronounced "Watt-come"

You didn't say anything about energy efficiency. Cubex has too much outside wall surface to be both cost effective and energy efficient. There are several other modular home manufacturers that have the cost model dialed in.
