Yeah the builder has varying reasons for doing it depending on timing and community build out. It also has to work for the buyer because you obviously can’t move in right away, but sometimes it’s a great opportunity to get the appreciation on the price for yourself!

I never understood lease backs. I mean if the builder has confidence in the market and believes in future appreciation then why not hold the property? What they really are saying IMHO is they rather be a renter right now.

It is an interesting business tactic. A lot of it has to do with their cash flow. If a builder is ready to build a new model elsewhere, or start a new phase of the development, then getting the cash flow moving is a major driver.
