As I've visited many new developments located away from the city, I came across the subject of would you prefer living in the suburbs versus city centre at the same price?
This will include factors beyond architectural preference where elements such as family planning, current stage in life, family influence, investment risk appetite and etc.
Once again, this is another discussion topic where it's dependent on personal preference and I can't wait to hear from the audience.

I used to travel 40KM to Sunway University for 4 years during my UNI days. IT WAS HORRIFIC, everyday u spend like 3 hours on the road! If i have the option to choose, i prefer to stay high rise which are nearer to work / school. However, after i started working and travel daily at 20KM distance to office. This is bearable. So, i think LANDED + 20km away from city center is OK .. 1 hour in traffic daily. To sum up, Anything above 20KM to city center is a NONO for me. (Even if i get to stay landed) But, if the travel distance is less than 20KM, then i will definitely choose the landed property over High rise. Landed has advantage over high rise when you have a family. Children can cycle around at taman, run around with the neighbour, less hectic when we do grocery shopping. Whereas, high rise only allow your children to play at a limited compound.

Came across a friend of mine who she herself is a KL born but decided to buy a landed house in Ipoh due to the "easier lifestyle" and peace of mind, at the same time her company HQ us located there so I makes a lot of sense. I also read somewhere a while ago that Ipoh is one of the recommended place to retire. Will probably look into it seriously 10 years from now. Good content Sean

My vote goes to convenience. Lately I saw one - Tasik Residency Puchong, nice layout, it's my preferred size but i couldn't afford to travel and stuck in the traffic everyday back and forth to my working space (except now we are all WFH, no impact yet for the moment). Hence I will only go for the outskirt later during my retirement, may be, haha.

In the end i guess whether what kind of property you are looking for. As a young couple I don't mind staying in a condo with MRT access, with retail shops below, accessible to highways etc. rather than driving that long distance which in the end, takes about the same time travel as the jam. And since our work place is set in the city, it makes sense for us since it will take less than 30 minutes max to get to work. But if i was older or retiring i may look for somewhere more quiet and peaceful? To each their own.

Hope you can do a review on my condo! I live in the KL city, 1800sqf, 1 car. I work in the city, and travel around with LRT, Grab and I can walk 7k steps a day (my 3 year old daughter can walk max 4k steps a day before she ask to be carry). I love staying in the city. It’s healthy because of the walking and the eating at home. I don’t hear the traffic. It’s like staying in a city hotel 24/7! Who doesn’t like to stay in a hotel? Thanks for your channel. Keep up the great work. You are very entertaining!

Sounds nice when you own a landed at outskirts, but it’s a nightmare when you going to work in the morning. I wake up as early as 5.30am in the morning to travel 37km for work

Frankly speaking, since recent great flood in Malaysia, if I have the money, I think I would just easily opt for condominium, for seriously. Not really for security, not really for the facilities, but to opt out water damage LOL And lifts for stuff transportation plus smaller living space for hassle cleaning XD I got a functional old piano that already past half century ages and I wanna keep, though it's not like special limited edition but it's actually one of the rare full real timbre (and not like nowadays brand new modern pianos which is made from high density fibre, my piano technician told me after he inspected my old piano and get shocked by the sounding quality) and just low moderate quality piano though. And I believe condominium will get good building structural maintenance in long run when compared to low cost or low medium cost flats, lesser weirdo foreign workers with little environmental awareness (I can see lots of terraced houses is rented by industrial factories to let their foreign workers to live in and the sanitary condition is sooo scary since nowadays foreigners don't really cook themselves to save living costs, instead they just like the rest of the younger generation who doesn't know how to cook and just buy take away food and as easy as throwing away the food wrappers after finish eating, flying face mask and flying food wrapper and rubbish is everywhere along the road =.=). And as a person live in low medium cost flat before at higher level, I already used to the not-so-much insects invasion phenomena. And when I first entered the landed house, I was so shocked quite frequent to see centipede(s), scare me near to death LOL and earthworm in my toilet bowl it was like 'Did I get parasite in my guts? Oh no I'm going to die' XD But I do appreciate landed property that have open soil space to grow whatever they want =O so envious of them T.T Anyway the landed house I'm staying is the in-between unit with absolute no open soil land for any plants unless you plant them like in pots LMAO

During weekdays I choose to live in KL City Centre in one bedded 650 sqft bought at 1000+ psf and commute with public transport for works but prefer to enjoy gd leisure time with family during weekend. Stay away from downtown I could enjoy nice landscaped park and clubhouse facilities as well as large build up house 3200 sqft at 600k bought in 2011. That's my option.

I've been working in KL and commuting every day by car from Seremban for the last 18 years. Actually it's not that bad, but then I'm a person who likes to be surrounded by tranquil and green environment, it worked well for me and keeping me sane. Furthermore, being away from large cities, cost of living is much lower and can afford a much bigger and comfortable home for my family.

@@linustw well, you're absolutely right but i get to enjoy that on the weekends, apart from that, the rest of the time taken are exactly the same, unless you live next door to your office la. You live in the city, you reach home before dark meh ? haha anyway, I'm not against living in the city, in fact im looking for properties for investments in klang valley, but all im saying is it is not that bad. Seremban toll to Sg Besi toll only takes exactly 30 mins. cheers

@Alex I traveled for a while from Kajang MRT to bukit bintang everyday about 45mins.. Kajang 1st station, you'll get the seat.. but i need to drive about at least 30mins+ mins to reach kajang station.. that is in the morning.. after work is gonna take longer time.. to reach home.. If i drive straight to my office in bukit bintang, it is faster but costlier.. due to toll and parking everyday.. if your house is really near to the station is okay lah... Now im staying in a landed in KV, drive to office in Bukit Damansara toll-less in the morning about 30-40mins.. but the journey back home is a nightmare... minimum is 1 hour.. sometimes its 2 hours + ... It all depends on your travel preferences.. you need to try it out yourself whether you are okay with it...

Maintainance fee is surely a worry. I have several landed properties and they're immorally expensive to maintain. For investment only condo. For own stay it depends on the stage of my life. Can't see myself wasting hours commuting every day, that in itself is an insanely high cost of living. Also add the commuting cost to the time lost, is there really that much financial benefit to commuting?

Ali G yes, why no one highlighted about land property's maintenance cost. When it is slightly older (>20 years) things start to break down and maintenance is all at your own cost unless you're fine with unpainted walls, leaking roof and rusting pipes etc. Peace ✌🏻

Like your video Sean! Just one question: in terms of security, is it secure enough to live in a gated and guarded landed property? Sounds that this is a balanced option between condos and non-G&G landed properties.

I think for me as I'm still working I'd prefer to stay in the city centre as my clients are mostly in the city, I would get tired of commuting long distance everyday. When I retire one day, maybe I will stay at the suburbs but then I'll most probably still maintain a condo in the city too.

I will still choose to live in the city in this current stage because I'm still striving in my career. I think it'll be another 25 years until I'll choose to move outskirt. Thanks for watching Fei Young=)

My personal take on this topic as a ownstay buyer. I will choose high rise in the city simply due to the accessibility. Can't imagine myself traveling so long everyday to work or any other place when staying out of the city. If I'm retired, then I might consider staying outskirt. However I do have an issue trying to come to term with the maintenance fee as mentioned in the video, having stayed in landed property all this while without paying maintenance fee have a strong influence on me. Freehold and leasehold means nothing to me as I'm looking for newly completed project, 99 years down the road is too far for me to even consider it as a buying criteria. On a side note, would love to hear a bit more about affordability/cost of buying a house vs need. Tempted to buy a bigger house with better workmanship but there are also a lot of cost associated with it so I'm also considering buying something cheaper and just get a 10 years or full flexi loan on it, upgrading it only when I really needed a larger house.

Living far away is not for those working in the city with long travelling hours, high expenses for Toll, bus fare, train fare or petrol and wear and tear on cars. You may meet with an accident and your chances are high if you have to travel 5 days weekly. Boring in the outskirts and few nice shopping malls or entertainments. Nobody would want to visit you if you live far away. So only you will enjoy living in a bigger house in the outskirts, others won't bother to visit you in view of the distance. Usually, a non-KL/PJ address is not so attractive, so appreciation wise, very slow. Who says living in KL is always jam? I live opposite a town park near PGRM and always get to work in the KLCC area within half an hour, with practically no jam because I know which roads to use or avoid. For your info, I used to live in a terrace house but now even if you offer me a free landed property to stay, I wouldn't want to accept because I feel so secure living in a condo. No fear of break-ins or robbers, easy to walk to restaurants and MRT/lrt/bus stations. So why choose to buy a house in the suburbs where you will also have to spend a lot of time to clean up the place? I am happy staying in a high rise in the city.

Lol nobody gonna visit you. This is true I have relatives staying in batang kali, during raya my aunties unclkes plan to visit it never happened 😅. Only once we visit her, luckily she cook very sedap 😂

Landed property is more convenient when you have a lot of groceries. Just park your car in front of your house, then walk a few step to reach your front door. While high rises need to park at your designated parking and walk to the lobby lift and wait for the lift with full groceries in your hand.

I travel daily using ktm... Frankly sometimes I do feel tired... But I get to sleep on the way. Having lived in pj, cheras and puxhong for over 10 years before moving I would say it's much better to stay outskirt. Nilai, bangi and kajang can be good choice too.

Staying at 18x65 landed currently. Moving into 2200sqft condo soon. Area: Mahkota Cheras/Sg Long. Reason moving into condo: 1. Living space larger than current house. 2. No staircase within the house. 3. Layout has 5 bedroom, 5 toilets, with rooms located at private wing. 4. Awesome view facing golf. No room for future developments blocking the balcony view. 5. Comes with 3 car parks. 6. Facilities and security for my family. Married with 2 kids. 7. Although needed to pay maintenance, nonetheless felt that maintenance for landed house is higher. 8. MRT availability for work

Are you suggesting the Sime Darby project? I think that location is awesome plus it's only a road away from Setia Alam where landed houses are having high demands.

Prefer condo, no need to see neighbour face or no neighbour park car crossing my gate, no neighbour ram motorcycle/car at night/morning, or neighbour kid play noisily in front house 😅, no neighbour hanging out in front house until late night , no neighbour plant big tree crossing yard, no neighbour pet poo/pee at my yard 😅😅

I'm surprised you think 1 hour a long time to travel to work, in Sydney 2.5 hrs ea way is fairly common - this would be traveling to central coast.

Do you think staying close in city means there is no traffic jam? Do u think jst bcoz stayin in city u able commute on time? Imagine you have bought a 1st house condo & your young adult building family, as time goes ur commitment increase to raise kids n take care family. Do u think long term as ur expenses n commitment is getting tighter plus and your children grown nw. R able to bigger house later? While house price keep esclating higher. Btwn simply today high rise is more then rm800,000 to rm1,000,000.. lets put example buy a house in Nilai..which is jst 40mins away KL, 20mins away seremban and 15mins KLIA and Putrajaya and u still able to get a landed propery double story house rm500,000 - rm600,000.. Do u noe future ECRL & HSR rail system is planned to be in Nilai. Dont you think thats a good investment? Sri Pajam Developer is one of the developer provide afforable price. Y u ned 4-5 tier security? R u gonna stay in high rise chicken coup jst bcoz u want 4-5 tier security? Dont u think isnt enough 3tier system with gated guarded with CCTV and electronic lock..
