i own 35 acres just northeast of this, believe me when you get there and spend some time on YOUR land, you will do what you need to do to make it work. i built a water collection system and plan on starting my home this spring. only the lazy na sayers cant live here....

Very remote, extremely arid, difficult to develop, near impossible to maintain in winter (6 months per year)...but beautiful area...I frequented this area for decades...nice to visit but would never think to live there, especially if you are a bit older.

It would make for a good spot to have land to hunt on, build a simple cabin, but heavy snowfall could make it inaccessible to get into, or get out of unless you have a plow or a tractor to clear a path

Make sure to check your mineral rights. There is a large CO2 field and plant near here. Mineral rights can also apply to things that seem mundane but can impact your property like surface gravels etc. Check cogcc /cogis/ mapguide site for co2 wells, plant facility and mineral ownership. Do your due diligence.

these types of 40 ft easements are great for occasional access , walking , atv etc , but when the terrain gets steep building a bladed road within that boundary and using it year round, thats another world entirely .

Very good presentation. I've never seen anything so detailed. It looks like a beautiful get away place but its odd shape and remoteness might make it a challenge to actually build a structure and then there is water or maybe the lack of it.

I'll take 20 to 50 wooded acres off Hw12 southwest of the Spanish Peaks between Samara and Monument Peak or next to San Isabel National Forest today. Even though there is a big Beetle Kill on Evergreens in Colorado especially West of Alamosa in San Juan and Reo Grand National Forests, I would still buy near Stonewall. There is also a Bag Beetle Kill on Aspen trees all throughout Colo and in San Isabel National Forest. The forest service claims it should only kill 30% of the trees. Your presentations are the best I ever saw. Keep up the great work!

we own 35acres up there..you will need to build a minimum 600sq ft house the county dent allow tiny houses up there, If you drill a well may or may not hit water, and will need a septic tank...its not easy town will not give water permits they refused our we haul it from another town or Denver... BEWARE investigate all land sales some are land locked!

Coldest place in the U.S. SAN LUIS VALLEY. Mountains east Mountains west the winter winds whip down from the north. If u are a gardener good luck season too short. A few weeks ago it was 94 in the day then 32 at night. High Desert valley and STRANGE people.

Better tell them about COUNTY RESTRICTIONS.... Can't live on it with an R.V. without a SEPTIC SYSTEM. your conflicted because it's ALAMOSA COUNTY AND COSTILLA COUNTY. Poorest counties in colorado. What rivers? There are none. It's HIGH DESERT 7,800 ft. So you BETTER be prepared for OFF GRID. I lived there.

@Molon Labe I 'm old enough to have seen beautiful country land turned into a development suburb - lots of concrete and and homes and streets. There will be an animal control part of local government which will destroy or live capture and relocate any animals that come close to the humans who will complain about the wild life rather than enjoy it, so the idea of killing things rather than preserving is likely to spread. Where I am now, the people come unglued if you feed the squirrels - because they are "nuisance animals". Most humans are not very wise and certainly not very kind.

WATER RIGHTS!!!!! if u buy out west. You BETTER make sure you have WATER and WATER RIGHTS. this is NOT the midwest! key word " near great sand dues. In the SAN LUIS VALLEY? RIGHT! ain't NOTHING THERE! Colorado 160.... SAN LOUIS VALLEY..... The coldest place in the U.S. sagebrush, High Desert. If you like NOWHERE!!! Its also a very STRANGE AREA! U BETTER be self reliant! Not like " running to town to Wal-Mart" there is no town. ALAMOSA is 20 - 30 miles away. Popular tourist spot??? lolol..... NOTHING THERE AND DIG YOUR OWN WELL.

Yeah, be careful what County you buy in. COSTILLA COUNTY is the poorest County in Colorado. Key phrase. SOUTHERN COLORADO.
