Recently moved here. Renting a townhouse in Grand Central Park to “test drive” the location before building or buying. So far so good.

Lovely home. The same builder is also up a bit north from this area in Woodland Hills. I’d like to see upscale appliances, range, etc in the kitchen but just can’t make a sub zero refrigerator work in these floor plans. I guess it’s all a matter of perspective but I think it’s a bit inaccurate to suggest it gets cold here, and certainly not for 4 months. If you’re coming from what is traditionally a cold weather climate, you can expect about 2 weeks of what we call a Texas Winter. Perhaps a month to 6 weeks of weather where you may need a jacket. Regarding your question about having a dedicated media room, yes I prefer one as I want to control the lighting which is important, especially if you want a projector in the room.

I think you need to reevaluate your definition of "cheap". I didn't know $700s to $1M was considered "cheap". Imagine paying that much just to have to deal with your typical flooding issues in Houston.
