I did my first 12 cold calls yesterday, thank you so much for your help Jerry!! Most of them were fails but I got comfortable on the phone and also found my first cash buyer while cold calling so that was a plus 🙌🏼

The agent at 26:07 is prime example of a team player. Even from the standpoint the broker he is with. He cant even get both sides of the deal himself and still spend the time to talk it though and put his team in.

If a seller does not want to deal with an investor because they don't want to be low-balled they can always do on- market and work with an real estate agent and deal with paying them and paying all the cost of upgrading the home. Their choice it's all good either way!

Jerry, on your on market deals, do you pay an option fee or any fee for your 10 day inspection period, and if so, do you decide what to pay or do you go with whàt the agent tells you.

okay okay so lemme get this straight, you call the agents on the mls listing the properties, but how do you wholesale it??

Do you mention the damages and things to the asignee or is that the reason you multiply by 70% automatically ? Meaning does the 70% already account for damages or do buyers know what theyre getting ?

The 70% is the amount needed for profit. So say if a house is listed on the MLS to sell at $200,000, but comparables in the video show that fixing up a house of similar status can sell for $300,000. The $300k is the ARV, so you do: $300,000 x .70 = $210,000 You take the $210,000 and subtract rehab costs (he has videos on how to calculate rehab so just look it up) so say if rehab is light work, great for you! Let’s subtract $20k so $210k - $20k = $190,000 The $190,000 is the MAO (maximum allowable offer) so THIS is what you offer to buyers, so what do you do? Take into consideration your wholesaler fee (let’s say $10k) So $190k-$10k = $180,000 This means the most you can offer is $180,000 to the seller, and to assign this to a buyer you’ll need to assign it for $190,000 in order to profit $10,000. This is how the 70% rule works. Investors use it to hopefully make profit

In my state, it’s illegal to advertise a wholesale property unless you already have a contract signed. Shopping a property you don’t actually have yet it’s not a good idea, in my opinion. All sorts of things could go wrong.

one thing i get lost on, is if you use the listing agent and they get all the commission for the buy/sale, then how does the investors agent get paid if you use them to find a cash buyer?

Hello Jerry I found a cash buyer and her closing attorney wants me to get permission to assign the contract by having the seller also sign on assignment contract, how would you handle this situation since the seller is not aware I am assigning the contract?Thanks🙏🏽

Lol By the way, are verbal offers standard in the wholesale business? I’m all about getting deals done but getting verbal low-ball offers all day would puss me off. Hey jerry I am trying to wholesale and I had some tough listing agent who was helping me fill out a offer, I told her it was all cash offer and she was telling me if I have the money in the bank and if I did to see my bank statement and then I started to say no I don’t have the money i told her I get the money from my partners that I work with partners and she got all mad she said it’s not an all cash offer then if I don’t have the money and started to school me saying what kind of loan is it how much down am I paying like daum girl I didn’t even know what to say lol im guessing bc she was a broker what would I do in that situation I have proof of funds document in that case what would I do just send her the proof of funds bc she said it was to be in your account ? or I can’t deal with agents like that
