Preparing your lot for a new manufactured home is just as important as the home itself. A solid base for your manufactured home will prevent issues that can occur down the road. The keys to a perfect manufactured home pad are:
- Size - you want the pad to be bigger than the dimensions of the home, I always going at least 6 inches wider on every side.
- Solid - It's important to compact the lot before the home arrives. If the pad isn't compact the home will settle which will cause the home to move and become unlevel. Issues that can arise when a home isn't level include: doors not closing, batons popping off the wall, stuck windows and more. Compacting the pad before the home arrives mitigates the chances of running into those issues.
- Slope - The pad should be sloped in a way that prevents water from pooling under the home. We always crown the pad slightly in the middle to ensure no water can find its way under the home.
In my experience a lot of home buyers often over look the importance of a solid base for their home. However it does dramatically improve the overall satisfaction of the home buyer in the way of preventative maintenance.
The lot in this video is #56 in Countryside MHP, we have a new home ordered that will be arriving in about 2 weeks. I should make a move to Canada just for that mountain 🏔️ view!! Absolutely Amazing 👌 The grass should come back. Just might have to wait until the spring time Unless it's evergreen grass that grows year round. Most insurance companies around here require a concrete pad or concrete runners. Great video!!!

I put down 14” of class 3 and then 2”s of class a on top of that. )regular gravel). I thought I put too much down but it’s holding up. I didn’t compact it, but did lay it out over a few weeks and drove over it again and again with a mini x plus the rain settles it too.

Love these videos. By watching these I have decided to buy a manufactured home and my own land. I do however have a question regarding the pad. Wouldn’t it make more sense to pour a concrete pad in all cases? Vs only for drywall

I'm in the process right now. My land in Show Low AZ. And I have lake rights. And affordable. I have to cut a few trees water electric , waste all to the property. Its been tough getting people to help build etc.

this is one of the most important parts.... my home was placed on an existing pad and it was not prepped.... (properly) since the home was placed, its settled and the home is crooked... stress cracks in the kitchen.... (ceiling). when the pad is done, is it the responsibility of the park, or the buyer?

Who does all this setup if you purchase a used mobile home? Are their companies that handle all of this work?

I'm a year late but there are people that do trailer foundations that are freelance. They'll handle all of the dirt work and will usually also help out with the driveway and stuff too.

I wish I had seen this before moving mine onto my property. I tried to get the mover out here to let me know what prep needed to be done but haven't found a mover yet that wants to do that, they just want to move it and set it up and THEN tell you what you should do after the fact. I have since had to put in a French drain due to water issues as, having owned others on rented lots, I found out what happens to the water when it gets under the home. It has to go somewhere and eventually finds its way inside leading to mold. If you go with a concrete pad how thick should it be and how do they set the anchors in the concrete?

We do a concrete pad when the home is drywall. It isn’t a requirement, just personal preference. Thats my area, others might require concrete or pilings.

Hey Michael, Glad to hear you're enjoying the videos, I'm having a lot of fun making them. I'm in Canada and have no experience with hurricanes or tornadoes so definitely not an expert in that specific area. I would reach out to a supplier in your area and see what systems they're using.

A louisianian here and depending on the location, HUD requires mh to be built to certain windzone specifications. We only require windzone 1 where we are at but we are choosing to have extra straps added upon delivery. Your supplier will be able to tell you and there are maps online you can find.

Hi Kerry, I just purchase a share on a Mobile Home Park and purchased a mobile home from a factory. Do you know any contractors at the Tampa Bay Area in Florida who does the setup? Do you recommend one contractor to do it all or should I hire different people for the different jobs? Thank you for your suggestions. Vivien

Hi Vivien, Congrats on the purchase! I use one contractor to do the home set up (blocking, skirting, steps, interior repairs) then other contractors to do the services. I use a plumber/gas fitter for sewer, water and gas hookup then a different guy for electrical. I don’t know of anyone in the Tampa area but you could ask the place you bought the home. Or trying calling around to dealerships and see if they fan recommend anyone, they may or may not share their contacts with you 😂

The guy we hire runs about $4.75 per sq foot but I live in an expensive area.

A realtor would know if the the lots in your area had any restrictions or which ones are suited for a manufactured home.
