We're getting started on a 3,000SF farmhouse duplex, on a lot that is going to make the building process much more difficult. With overhead powerlines, a foundation that sits a whopping 12" away from a block wall, we've got our work cut out for us.

Fascinating to see how these type of foundations are done in different countries. Using timber to build houses causes completely different load characteristics on a footing than using block/brick. Thanks for the video. 👍

Hello Matt. A lot of work goes in the ground before the concrete is poured. Very cold here in southern Maine today. 50mph winds bringing the temp down to -20° . COLD burr. Enjoy the day. Ray L

In Colorado 30% across the board. Rough framing materials is about $25 a sq ft and additional $4 to get through the roof on a typical build. But we have 1st level floor systems not slab on grade. Bang On!!!👊

here in Eastern Canada metal studs are the being used for many reno's (Basement etc) as they are costing the same as a 2x4 "used" to be. I just did a house build and the lumber costs were about 50% higher than the previous year.

God do I enjoy living out in the country in Texas. When I built a new place I went to the County, paid them $250 bucks for the permit, and that was it. No inspections, no restrictions, no insane rules. They just told me good luck and enjoy my new home. They came out after it was done to see what I built and decided how much my property taxes went up. I did have to have the septic system approved and inspected by that’s a state mandated program. I already had a well and electricity on the property. Easy as that.

I live in Salem Oregon, operate a 6 man foundation framing crew. It’s beautiful here brother but regs here are similar to Cali in regards to building. Little more lax depending on your inspector and if your setup is good but I think you’ll do great out here!! Let me know if you need anything when you come up, always willing to help if possible. Should sub grade it first then dig the size footing, that way you don’t have to use to much form, only form the outside perimeter, easier to put all your footing rebar. Finally put in your 6” base, then pour the footing and slabs same time 👍

February 2020 I was paying $16.95/sheet for 7/16” Zip System, currently the same store it’s $45.85 per sheet. SPF framing lumber is double. NE Florida.

Lumber prices are crazy here in the Netherlands too. We’re lucky that our lumber supplier takes good care of us since we’ve always gotten all our lumber there. But shit. Some folks can’t even get lumber. And that sucks for everyone...

In my area of south Texas we’re seeing an average of 25% to 30% increase in material cost, and in some cases more than 40% increases depending on types or materials! There’s not much if any discounts in material cost these days and you can bet these prices will remain high, and even get higher with the restricted energy industry, etc.

As a former lumber salesman the prices have been ridiculous. 1500sqft home frame was 60k had increases go as high as 95k. Extreme cases were doubled

Lumber prices inched over $1,000 per 1,000 board feet, according to Random Length Lumber Futures for March. That’s double the price from just three months ago.

Idk about every plumber but the ones where I'm at don't ever bother trying to look out for framing when they are doing their underground work. All of the issues that you mentioned other than the tie down location would have been other trade issues. But I get what you mean. You found a problem. Might as well have it fixed now before it's a pain in the ass later after the footings are poured. I try to do the same if I catch something when I come into work after other trades

I would say a 30% increase and how much more weight can a point load take on versus the rest of the house which is considered to b a non point load? What factors go behind dictating a point load? Dude love the videos am seeing this stuff really for the first time. Cheers!

Same in Germany dude. I usually pay about 400€/m3 of construction lumber. I'll likely have to pay about 30-40% more starting may/ June. That's why I start every bid I write, off with "material prices are according to the time of this bid, the price can rise in the coming months or during the time of construction and is thereby subject to change"

I work in a computer based industry. Not only have prices increased, some parts are simply not available for love nor money. Just not available. Starting to impact projects hard. Customers who thought things were going to be ready by June or July are getting told we don’t know when we will be able to fully complete their projects. Ouch.

Hey matt ive talked to some people up high where i build in MD. They said until next year keep paying more and more. Unless we buy large packages like around $120k-$150k worth of material then we can get a drastic discount almost back to regular prices. But we would have to store and inventory them.

In my neck of the woods, commodity OSB went from under $10 a sheet to over $30 a sheet. That’s 300%.

The whole inner form is unnecessary if pouring in a single shot, but we're pouring this in 2 pours, so it's needed here.

No, I'll show those being utilized later on. The strong wall system only needs 2-1/8" sticking up from stem wall to be utilized.

Bill 42% increased from december till now. In holland only 7%. Increase A lot off lumber is imported in to the usa from europe

Yep. And that lumber supply isn't there anymore because the trees got diseased so the cut them all and sold it off cheap as substandard and china bought all of it. That caused prices so low many lumber mills in the us and Canada to shut the doors. Around the same time there were many mills that burnt down by arson. Some by environmental groups and a few may have started in the office when the payment book cought fire.

Matt you should see what lumber & concrete is for NYC! I had trouble getting a decent price before, forget about it now! All the plywood was used boarding up Manhattan which is a ghost town now. Looks like a nuclear bomb went off. Way worse than 9/11. Entire city has changed. 800,000+ vacant apartments!

Hey mat, ive been building for a while now and see you guys still use handnails for your forming, I highly recommend using screws for forms and anchor bolts, makes for a much cleaner tear down, rather than pulling your hammer out and dealing with alot of movement whilst driving the nail. Just my opinion tho! Bang on fellas

until your screws get filled with concrete lol, maybe screws are viable when you buy 10 rolls of tape to cover them before a pour... probably not worth the hassle. hand drive nails win... theres a reason they have been used to make formwork for however many years hahahah. dont try to outsmart the oldtimers you lose everytime

Framing question for you when you nail the bottom plate you are supposed to use galvanized nails can you use those on the top of the wall with the top plate as well?

Yes, you can shoot galvanized into top plate. Just make sure you don't need to pull anything, they don't come out easy.

I'm guessing a 40% increase. That seems to be the norm for lumber. But other materials are roughly the same.

Out in my neighborhood lumber is up 30% Cement board siding 15% and sheetrock about 15%... It's a smaller town but a lot of people have been moving here from bigger cities near by
