Las Vegas must have vastly different legal definitions of what can be considered a bedroom, everywhere else in the country that I know of requires a window as well as an interior door. Those wouldn’t even qualify as a “room” den/office/dining other than a store room in California as even those require a minimum 50% opening to an adjacent room/hallway of one wall.

Lindles home owners association basically a monthly fee for living in that building or neighborhood. To maintain like the grounds enforce rules of the neighborhood some come with amenities like gym pool and stuff

In "most' American cities..a room is classified by any space that is 10 x10 or more.. with a closet. The main factor is closet.... When it comes to Windows that is an ordinance that differs from City to City....

hmm, it's kinda weird, living room is industrial and bathroom totally different stile 😄 both rooms feels like basement. As you said i i would open up loft, maybe add railings and glass like on staircase and remove master's front wall and add frosted (or not) glass, that room would be more cozy and lighter

You don't see duplex apartments every day, this one is AWESOME! The condo fees are steep at $1031 per month, but I guess skyscraper condo fees and rents are much higher than low rise ones because high rise buildings require more maintenance and upkeep.

It seems like the loft master bedroom is more spacious than the entire downstairs living area where you would entertain & spend most of your time. $500,000.00 purchasing fee & then an additional $ 1000.00 a month in condo fees? This is the condo that never stops taking.

Very nice. One thing about the view, a golf course or a vacant lot can always be be changed and built so it runes the view. Try to pick a place that is already built or nothing can be built in front of the place.

Where's the 2500 square feet? I've seen two bedroom condos with half that space that are more spacious. Beautiful views, but only if you sleep in the living room or dining area. Can you imagine waking up in a cave every morning? Sorry, but not worth the price or the hassle of traffic from the convention center and ingress/egress. Thanks for the tour Chakits.

That's a gas stove top, right? The lvhomesexperts site lists it as electric. The condo is great! There's a awkward misuse of space with all the walk in closet area, but I do love the views and its proximity to the strip. Yes, the New York Loft type works here...plus two parking spots is great incentive. Your exiting remarks about security does raise concerns. Thanks for showing it.

This is my absolute favorite building in Las Vegas!! Whenever I drive by there I always wondered what it’d be like to live there. It actually reminds me more of the apartment buildings in LA. I do love it but was sorta a bummer that there is not one window in any of the bedrooms. But I guess the living room makes up for it?

This is off Sahara & the strip. I forget what happened however this building was vacant for a few years. I don’t know who the developer thinks can afford this. Way over priced by at least a couple hundred thousand. HOA fees are ludicrous. I think it is unfortunate that the city did not do more to make these affordable homes & could have as there were incentives for keeping this building off the implosion list. Income driven mortgage instead the market seems to be aimed at investors which is unfortunate.

I am sure the loft owners of New York would love this place and consider it a bargain. I get a strong feeling the price is for the view, and I have to give it a plus for that. For a HOA fee of $1031/month I would expect armed guard security.

1st. Click bait on the title and spacing of words. 2nd. Only windows in common room area, sorry that's worst then an internal cabin on a cruise ship. Layout should have been flipped so that there where windows for bedrooms and at least the master bath. 3rd. That HOA better include 24/7 security, and all utilities, cable etc.

Lease wont cover the mortgage + HOA unless owner comes in with a lot of cash. I can see why the tenants opted to lease instead of buy. But that much cash could be better invested.

Good Job, CHAKITS ...A Little more B-Roll on the property, pools, community areas, health club, parking (1 or 2 spaces) and some night views ...Talk Up the Kitchen (a selling point for the ladies) appliances, granite (from?) cabinets (by?) ...What you get for $1,000- HOA ...Comps and Comparables ...Celebrities living and lived ...any room service or staff available for parties (maybe stage the premises and film during a party) $3,100 lease seems low ...is it AIR BNB qualified ...sublets ...and ditch the mask (unless its a full outfit ...Lone Ranger, ZORRO, Pirate, with a bird, Batman) ...and practice some flair with adjectives ...IMHO, any high-end property should pay for a professional 'story-board' and leave the videos with the property for the open house
