Realty Income outlined this plan quite a while ago. People simply do not read the reports; they mentioned it being a good buying opportunity since the real estate market was on a downturn anyway.

buying the dip on O , they are still trying to grow with rates this high , once they go down eventually i expect some decent upside similar to adc

The REIT sector overall is undervalued in comparison to the mainstream housing market and commerical real estate sector and large cap stock sector. The FED giving mixed signals about rate cuts or rate hikes appears to be influecing Realty Income's price action as well.

Since Realty Income is still diluting shares (by selling more shares), and still has 70 million more shares to sell (thus, diluting the share price, again), why shouldn't we just wait until the share price goes down even more (to the $45 level or so) before buying?

because realty income would like to sell their shares at the highest possible price... it would be smart of them to hold the last couple shares untill the stock price rises... the stock movement is 100% effected by the interest rates, and very little by the actual selling of shares... in simpler words, whats likley to happen is for interest rates to cut, the stock price moves up to 65$, then they sell stock and it lowers to 60... you could be waiting forever for somthing lower than 52 where its at now, i decided to hop in yesterday because its slightly red on the 5 year chart and thats fine enough for me, im not too greedy to avoid free money today

REITs are my favorite investments right now, since they are so undervalued...I've got O and am happy to keep DCAing as it lowers. I have VICI, MAA, ABR, MPW, CCI, AMT, RNP, EFC and others...I'm expecting sharp value increases once the rate cuts to start, but will enjoy the dividends along the way.

deals are not hard to find, the deals are difficult to finance at higher interest rates. smaller firms that have more cash are able to get these deals.

great video with many valid points, however I really think O will struggle to grow going forward as it's such a big company already. Organic growth will be slow, purchasing of new properties to make any big difference will be hard, and there are only so many acquisitions possible.

I think they'll have to buy more overseas to grow more. They already have some properties outside the US, but yeah it will get slower. There are foreign income taxes which will eat away some of the profit. They can do acquisitions of other REITs in the US and go into other REIT sectors like mortgage REITs which would be more volatile. I just wish I had found them back in the early 90s and invested in them instead of WRE which was lackluster and renamed themselves something else.
