You've probably heard the term REIT but may not know what it is. Real estate investment trusts, or REITs, can be fantastic ways to add both growth and income to your overall portfolio, while adding diversification at the same time.
A real estate investment trust, or REIT, is a unique type of company that allows investors to pool their money to invest in real estate assets.
There are some specific requirements that must be met.
REITs must invest at least three-fourths of their assets in real estate or related assets, and must derive three-fourths of their income (or more) from these assets.
REITs must be structured as corporations, and they must have at least 100 shareholders. Because of the 100-shareholder requirement, many REITs start out as real estate partnerships, and the become REITs later on.
No more than 50% of a REIT’s shares can be owned by five or fewer shareholders. In general, REITs limit the ownership of any single investor to 10% in order to ensure compliance with this rule.
Most importantly to you as an investor, REITs are required to pay out at least 90% of their taxable income. This is why REITs typically pay above-average dividend yields.
You’re probably wondering -- why would a company want to be classified as a REIT?
REITs are not treated as ordinary corporations for tax purposes. If a company qualifies as a REIT, it will pay no corporate tax whatsoever, no matter how much profit it earns.
This is where the 90% payout requirement comes in. Because REITs are required to pay out most of their income, they are treated as pass-through entities and are only taxable at the individual level.
The two main types of REITs
Before we go any further, let’s take a minute to discuss the two different classifications of REITs. There are REITs that specialize in a wide variety of asset types, but all REITs can be dropped into one of two buckets: mortgage REITs and equity REITs.
First, equity REITs are the type of real estate investment trusts that own properties as their primary business. For example, a shopping mall REIT or a senior housing REIT would be considered an equity REIT. In general, you can assume the term REIT refers to equity REITs unless specified otherwise.
Second, mortgage REITs invest in mortgages, mortgage-backed securities, and other mortgage-related assets. This means they aren't usually invested in physical assets but in the loans surrounding those assets.
Now that we know a little more about the types of REITs, let's discuss how you evaluate a potential REIT investment.
There are two very important metrics for real estate investors to know.
The two most important metrics to know are funds from operations (FFO) and company-specific varieties of that same metric.
Funds from operations, or FFO, expresses a company’s profits in a way that makes more sense for REITs than traditional metrics like “net income" or "earnings per share."
When you invest in real estate, you can write off (deduct) a certain portion of the purchase price each year. This is known as depreciation and it's something that rental property investors are probably familiar with.
Although this decreases taxable income, it also distorts a REIT’s profits -- after all, depreciation doesn’t actually cost the REIT anything. FFO adds back in this depreciation expense, makes a few other adjustments, and creates a real-estate-friendly expression of a company’s profits.
The price-to-FFO ratio is a way to assess whether a REIT is expensive or cheap relative to its peers.
Tax implications of REIT investing
First off, most REIT dividends don’t meet the IRS definition of "qualified dividends," which would entitle them to lower tax rates. For example, someone in the 22% tax bracket typically pays 15% on qualified dividends, but REIT dividends generally don’t qualify for this favorable treatment.
However, because REITs are pass-through businesses, REIT dividends that aren’t considered qualified dividends typically qualify for the 20% qualified business income (QBI) deduction. In other words, if you receive $1,000 in ordinary dividends from a REIT, as little as $800 of that amount could be taxable.
When you receive your year-end tax forms from your brokerage, the dividend classification will be broken down for you automatically which makes it a lot easier to deal with at tax time.

I wasn't financial free until my 40’s and I’m still in my 40’s, bought my third house already, earn on a monthly through passive income, and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future! @@raychristopher7797 I invest across the top markets but not by myself though. I follow the guidelines of *PRISCILLA DIANE AIVAZIAN* . you might have heard of her. I can correctly say she's worth her salt as an investment advisor as her diversification skills is top-notch, I say this because I see that in her results as my portfolio grows by averages of 20 to 3O% every month, unlike I can say for my IRA which has just been trudging along. my portfolio just mirrors what she places and not just on some particular industries of my choosing. she gave me that financial freedom I needed

Step Three: Save and invest most of your money. Shoot for saving 20-50% of your income if possible. But if you can only do 10% then do that. Step Four: Grow your knowledge so that you can do better in personal finance and investing.Step five:Get a Financial advisor(Lucy Maria Koss obviously) Step six: Let time work for you. I've been looking to invest aggressively in stocks, I live in San Francisco and I only have 150k to spend but I don't have any financial education for it and lack smart mentors. m hazey yeah not every month is a bummer. If not an etf, there’s ticket symbol O, really income corporation which does. Very similar to owning actual buy and hold investment property and renting in out. Yields about the same

i’m currently earning 14 cents per month per share from a stock that i bought for $44. in other words, $20K worth of stock, earn me $63 per month. It’s sort of the equivalent return as buying a $500K house and having rent income minus expenses equal $1,500. So yeah, generally speaking a $20,000 investment in a REIT yields between about $40 to $70 a month in dividends.

and like to answer your question about early retirement income; if the REIT dividends is my only income I would need to invest $1.2million in REITs in order to maintain my current employment income of $3,750/mo. So, if you have $1million, yes a REIT investment would yield a decent monthly paycheck.

As real estate declines in price so goes the REIT, however you still collect the dividend. As the economy recovers the REIT will gain in price. Over the long term REIT's deliver stable income, and has a place as part of a Portfolio. I currently hold 10% as REIT.

"When the overall market is down reits may remain strong". VNQ is the vanguard reit index fund. It was down 75% in the 2007-2009 crash. So were many individual reits.

A rough estimate of down 75% or an exact of down 68.3% doesn't change the statement that reits don't "remain strong" in market downturns. VNQ peaked at around $85 a share in Feb 2007. 2 years later it was at around $24. It took 4 to 6 years (with re-investments) to get back to even and 8 years for VNQ to hit $85 again.

Investment Guru 90% of the profits are passed through to shareholders. If the REIT doesn’t have to pay corporate income, that’s 21% of the profit that’s retained. Since they have to pay out 90% of the profits in dividends, that means shareholders get a larger dividend than they would have with corporate tax

It’s informative, but a lot of the time the presenter stumbles while reading the script. Very distracting. Should have done jump cuts rather than making her read it all in one go.

Please go to straight cut instead of double cubicle transition, it very annoying and very amateur, otherwise video content was great.

That hurt when she said if you make a 1000$ in reit dividend income a month , 800$ can be taken away. Ughhhhhhhh

You have misunderstood. She said at least $800 of the $1000 would be taxable. Thus $200 is not taxable at all and the $800 is taxable at your income tax bracket rate.

She basically said 2/10 of your income from the reit is not taxable. Which isnt a bad deal for passive income .

2:12 when I see these words "at least 90% taxable income", I see the highway to fraud and loophole. These REIT companies are going to do whatever it takes to lower their taxable income as they would normally do in any business. Except this time, it will at the expense of the investor.

It's business, obviously you don't own a business otherwise you wouldn't be demonizing good American business. Only employees take pride in paying taxes.
