I would think long and hard before jumping into this. I'm pretty sure that GG is a grind for all of you guys, and real estate can also be a grind. You're young and energetic, but you're still human and you could stress yourself out in no time. Unless you've got other people lined up to handle all of the aspects of business, development, management ... etc. I'd hold off.

If it pencils out, it pencils out. Would have to run yourself an cost/revenue analysis. And reach out to your advisor or accountant and see about creating yourself an LLC to own and operate the investment.

Worst possible time to buy a property with interest rates high and values slumping, especially to turn into an airbnb. Bookings are crashing and leveraged people are in trouble. Tbh Steve doesn’t seem smart enough to make this work.

From my experience fishing when the water is low the oxygen level is low and fish don’t really bit think they just chill to conserve oxygen. That’s what I e noticed in my fishing days Cool little house and the fact it’s beside the course it’s a no brainier . Would make a cool little retreat for people and you’d make money 👊🏻

Airbnb close to where you live absolutely buy it if the price is decent. I own a few rentals and they are great but all depends on the value.

Try to rent something similar from Airbnb in that area while describing what you plan on having and see if there is one. Then see if you can talk to the owner and ask them if there is enough demand for it. Something like that being successful would depend on location and demand it that area. Do your due diligence before investing that kind of money! Most peoples first couple of investments lose money. Hope you do well. ..............A good investment would be build a practice putting green and aim to become the best putter on good good. After all putting is a high percentage of shots on anybody's scorecard.

Steve do not buy that house. I have rentals and the one think I do not but for a rental anymore is a mobile home. You would be better off building a couple of tiny homes. Mobile homes don't last. So unless you really get it cheap stay away from it.

are you trying to get on the AbnB weird shit is happening around here tours? i would level it and build tiny houses near the holes and ponds and rivers. reuse what you can save to make outdoor furniture. remodeling i think makes no sense. put an outdoor firepit next to them for cooking.

Always good to own land eventually someone wants to buy and build an apartment complex on it or a strip mall. I own a triplex and a condo o a golf course that i use for air bnb to be honest I'll probably sell them both make a quick buck and move on. Renters are becoming worse.
