Ok let me get this straight. She'll be going 450k ( ish ) into the hole, not including interest or the investor deal. She also has $120k in repairs on top of that and equipment that may last 2 years before needing to be retooled. Assuming that the equipment is bundled with the package, she'll be paying 7.5% in interest on it 28 years after she has disposed of it. The building looks run down, unwelcoming and not really somewhere I'd want to spend time alone. On top of that you want to put a liquor store next to it, which will make it feel even less safe and welcoming. I don't see how a 9k+ monthly payment is feasible. And that isn't including insurance, maintenance etc. I wish the girl luck but this just seems like a horrendous deal.

He's a snake oil salesman.. the dude got this girl so far into debt she may never recover and he acts like he has given her the world... he makes his money off his channel ads and selling his "program"... his "collection videos" are staged.. he owns run down dumps that don't bring in nearly what he claims they do.. he's a conman...

I get what you’re saying but most people who are using a laundromat either can’t afford their own machines or don’t have space for them in their apartment/house. If it’s the only laundromat location in that area people are going to flock to it even if it looks sketchy. I do agree that the liquor store gives off a bad vibe though. I think they should try and rent out the liquor store side to someone who wants to make it something else.

Booze shops dont attract the best kind of people who may end up drinking in the parking lots and causing problems with the laundry customers. Why would she need to keep it a booze shop rather than something like a small grocery store which could compliment the laundromat. People can shop while waiting for cloths to be ready.

Scrap the liquor store and turn it into a convenience store. People doing laundry are more likely to wander in and get a snack/drink than they would be getting alcohol

@@lancesanderson Are they in a 'food desert' ? Put in a tiny discount grocery type thing, change the food out weekly by buying things in bulk then reselling there, or fresh foods. Area looks like it doesn't really need a liquor store, and discount foods or fresh foods would make it less likely to get robbed.

Give the exterior a good pressure wash and refresh and good signage and lighting.. plus keep the area safe and welcoming to decent customers and thatll help out a lot

I would scrape the liquor store. I would put a restaurant, maybe a smoothie shop, maybe break it down and expand the laundromat to the other side, dry cleaning, arcade or something else Get good motion sensor flood lights for people surrounding the store clean it up, maybe hire a security guard. She has def. room for many more vending machines in there, many more video games, claw machines. She gotta get creative and clean it up. Take those broken down top loaders out. Scrap them. Add more seating. Add some tvs. Add more folding space or storage area for the fluff and fold service

I think she should hire a professional pressure washing crew to come in and pressure was the entire front or the building along with the sidewalks and parking areas as soon as possible. Add more exterior lighting to eliminate the shadows that bad folks like to hang out in. Also, clean up the trash around the building and help the homeless folks find a different place to be. If the outside is fresh and clean then folks might be more inclined to believe the inside is fresh and clean. (inside needs a LOT of work too but one thing at a time) Just suggestions. Good luck with your new endeavor! Edited to ask if the 575k price includes the lands and buildings or is it just the businesses? If it includes the buildings and land then it's not a bad price at all.

It would be nice to do something like this where I live ( NZ ) but unfortuantely it is VERY EXPENSIVE as the big washer and dryers are approx $11-14k per unit. When I looked into it they sell there washes for $10 per wash and $14 for drying. My local laundromat is open 24 hours but the costs to do are very high, power and water costs are high as well

You can do that, there’s one in Texas that I’ve been to that’s a restaurant-bar and a laundromat in one. Then again, Texas is more relaxed about regulations and red tape lol.

I guess optimizing and cleaning the laundromat is a good idea. I saw another channel that invested in cleaning the laundromat up and working hard to make it feel more welcoming and the business is booming.

There's a guy in Maine that started his own bottle return out of his garage. Then he found a spot not far from home. All you need to do is go through the vendors and they will reimburse you for what your customers drop off. I might have some of that mixed up, but my best advice would be talk to a small liquor store owner that has a bottle return.

I have watched your videos for years and I love them. But I’ve never commented. I’m a professional artist so my income is far too up and down to ever do something like this. But I love watching others. I know of a car wash outside Charlotte, NC that closed years ago. The land has been for sale ever since. I know I’ve seen this guy on Danny D’Angelo’s channel. The dude who works to get people “free” laundromats…And this guy let a poor woman go around $600k in debt for a 2000sqft store on the basis of “we can make it more profitable in the future”. These numbers do not seem manageable at all. What am I missing? In fact I scouted this store about a month ago and thought it looked pretty bad. Just getting up the hill to park in the lot is a challenge. I hope her the best of luck but I’m guessing Danny D will be able to negotiate with the landlord once she begins missing lease payments.

I grew up with a challenging learning disability. It didn't help that I grew up in an an upper middle class town with a lot of smart kids. It made me insecure, but it gave me the drive to prove I could do as well as any of my classmates. Through a lot of hard work I was able to overcome my learning disability in my 20s, and I have worked tirelessly my entire career. I am now 50 and an executive at a fortune 50 company. You need to develop a lot of skills to be successful, but it was my drive & determination that moved me past a lot of smart and talented people as i advanced in my career.

Not going to lie. This is why I have not taken any chances. But, within the last 2 years or maybe 3. Two new Laundry mats opened up and one replaced all the machines. Out of the two that opened. One was in a great location due to no other laundry mat (That is know of) in that location. The other one is about 10 blocks from the existing one that replaced the machines. I only been to the new laundry mat and was shocked at the prices. However on a note. They did take credit and debit cards. It was nice and clean. Well lighted and free internet. Also had Televisions mount on the wall. Not that I noticed anybody watching them. They mostly was watching the phones. Also had nice clean bathrooms. Plus, nice tables and chairs to sit at in case you want to pull out your laptop. I thought that was a great idea. As for the price you have to understand. The only reason I was at the laundry mat is I was having sewer issues and couldn't use my washing machine.

$300 a day. lets say 18 hour days 6 am to 12 midnight. its a bit under $17 an hour on how many machines? and under new owners and some new buzz its hard but doable.

Can you do the same no money down with car washes as well because I would like to start that to. I've been looking for a laundromat, but my negotiator (DD) doesn't deal with brokers. I'm trying to find lanlords but it's difficult.

It would be good to touch on the main KPIs that this business has that makes it a good investment. Things like foot traffic, general usage, commercial vs walk ins etc

I hope it works out because with the potential 12k profit monthly and the 9k debt monthly, that's only a 3k gap and if this will be her families only income, she will be struggling to live everyday life's necessities (her home debts and daily living), she won't be able to get her much needed equipment within the 2 year period (also doesn't include investor(s) repayment) . I hope she has a aggressive strategy to get through the first year because that might be the toughest period (which might require additional investors and add to the debt).🙏

@investmentjoy around 5 minutes mention that those top loaders needed scraped. Is this because they are not functional or because of another reason? The thing that I'm not sure if it was edited out due to time is the fact of the liquor store is going to make her entire monthly payment and then some money to put in her pocket. This is as much of a real estate play as it is a laundromat play.

$575,000 for what? A failed landromat with equipment that has less than 2 years life left? Retooling alone will cost a third to half a million dollars. OMG What a horrible deal. Even if it is profitable does not justify the price. And you're partly basing the decision on future jobs in the area?

The liquor store lease at current market is going to cover the entire debt load and then some
