please explain why it makes sense to purchase a time share to vacation with all of the maintenance fees, mortgage payments, and other expenses, plus the perpetuity clause, when all one has to do is rent a hotel room whenever and wherever they want to vacation and only have the one expense of the hotel room for the time one is using it with no future expenses.

The long term value of a Timeshare even with the maintenance fee will always end up cheaper than a hotel room of modest quality (If you stay in Shitty cheap hotel rooms a timeshare wont save you money.). But even then, people are starting to see a maintenance fee on their bills at hotels in the form of a "RESORT FEE" (40-75$ a night depending on location) and Tax (Tax in Hawaii is at 25% now). As long as you purchase your Timehsare with a company or in a high value location/season that has good trading power you will get to the places you want to go, save money, and stay in better places. Its especially good for families who need to rent two hotel rooms for them and their kids. The "Future Expenses" that you dont believe exist are always going to be there if you plan to travel the only way you don't spend the money is if you don't go. If thats the case you probably shouldn't be looking at something designed for people who take multiple trips a year and are spending good money on high quality resorts.

Walter Miller the difference is......If I choose to stay at a nice property with my family every year for ten years......Then decide I do not want to do that anymore, I don’t have to. If I have a timeshare and change my mind.....I can post my $70,000 timeshare on EBAY or Timeshare User’s Group (TUG) for one dollar like thousands of others and probably never sell it. I’d say this, IF you want a time share, buy it on the secondary market where an average $40,000 timeshare can be purchased for as little as one dollar. These poor folks will eat the original cost just to get out of it. And knowing what I do about timeshare ownership, I don’t blame them.

I purchased a fixed week in 1987 at a resort 100 miles from my residence. I've attended over 40 presentations since then basically to keep abrest of the evolution from fixed to floating to points. A Timeshare is not an investment. It cannot be sold for anywhere near purchase price regardless of what the sales team says. I cannot understand how this business continues to expand on the basis of fraud and deception. Explore airbnb, reputable hotel chains or Craigslist rather than signing a contract for 25-40 thousand dollars.

You have no proof of that. Plus you pay the 20k plus another 10k in fees each year. You can go on vacation for under 5k per year.

They are sneaky. Stay away from Welks Resorts too!!! Great info in this video, we just came back from a presentation in Tahoe, CA and did a video on Welks timeshare scam. Bottom line stay away from timeshares.

@@JuliaMSpencer As someone who has been in the timeshare industry for a decade and in Real Estate since i was 18 I can tell you there are a few companies who are out there that are very good and provide great value for the customer and then there are some THAT DO NOT! Their tactics are predatory and a couple are have the Federal Courts knocking at their door. If you want some inside info on what to watch out for and whats real vs whats BS i would love to give you some insight.

Great video I’ve been to Wyndham, Wastegate oh I meant Westgate and they all promised future vacations for viewing the presentations but when time to book either you have to do it off season (Wyndham) or there is no more free vacations (Westgate) the next time I will be recording with a spy cam

I bought there (westgate villas) in 1989.Bought from the owner he was very nice and wanted to make sure we could afford it.. The major complaints is when Westgage shifted over to Interval International there was a much less places to trade to and that's a problem when you want to go to different places RCI gave one a lot more choices for example Newport RI RCI has over 15 difference timeshares to trade into and I I has much less Other then that I am happy with my purchase at Westgate....Aso on e-bay many timeshares can be bought for a Dollar and sometime with an extra week tossed in...

Wow I bought 21 Deeded Fixed annual Timeshare Weeks on the resale market for 15k and rent them out the maintenance fees are about $600 per week each year

Not true that you have to heck your ethics at the door. Yes there are sketchy salespeople in the world but also many ethical ones. My family has had great results from salespeople, but also know someone who hasn’t. The main th8ng is get with a strong company, Wyndham or Marriott and make sure you enjoy traveling t become an owner. It’s like you wouldn’t buy a Lamborghini and live in Alaska year round. Or if you had no license. Saying a pyramid tactic is alluding to a ponzu scheme but being an owner isn’t like that

Went to the vistana presentation in Orlando. Got the free gift but did not sign anything and declined the offer outright but still worried if they might charge me for some weird expenses....so far in my credit card no charge

By the way if you rent out your Deeded Fixed Annual Timeshare Weeks Go Koala only charges 8% commission plus covers all liability plus as per my Tax Attorney all the maintenance fees are tax deductible when you rent out your Deeded Fixed Annual Timeshare Weeks similar to a rental property. My Deeded Fixed Annual Timeshare Weeks are all in Ocean City Maryland a very popular resort town. Myrtle Beach also has resale Deeded Fixed Annual Timeshare Weeks - timeshares are only good to buy at 85% off to 95% off or free on resale market online.

Again, from an investment perspective, why ‚invest‘ in timeshares? When there are lower hanging fruit? Tax sales is a great option, use Airbnb for your vacations!

Wow! I just rewatched your video. It’s enjoyable but obviously you’re an outsider. So I did make a couple of notes. Like the part that after you say you take a lot of tours to keep up and then state is it a good deal? Well, if you want to come back to the same place every year. You must have missed the part of the other 4200 choices around the world. The new twist of paying some sort of reward for sending a buyer. My first timeshare in 1983 paid a 10% commission for buyers. And after stating many times that you were close to buying but what if you died and your kids got stuck with this freakin timeshare! So they’d be stuck with the same one you wanted to buy? How horrible! Last but not least, someone must have told you if you want to stay in your own unit there’s a fee? Never heard of that. Stayed in mine several times. Thanks! Just a few updated! P.S. and yes, I do enjoy staying in 2, 3, or 4 bedroom condos usually on the beach that I’d probably never rent if I wasn’t an owner.

As with all replies on this topic, timeshares are like religions. Everyone thinks they are right and everyone wants the other to convert to their way of thinking… So I can’t comment on much that you speak off here- all I want to say is timeshares are really really bad investments and even as a choice to use for vacation are way way overpriced and include too many regulations… for a tiny amount of people they work- for the rest they are a big waste of time and money. Choose wisely!

WestGates plan is to keep their price way high so when they drop it, it sounds like a tremendous deal! Largest in the world? Orange Lake is over 4x larger!

FYI Westin Windhim Marriott Hilton etc have Huge Maintenance Fees 3 to 4 times higher than Deeded Fixed Annual Timeshare Weeks that were built in the 1970s 1980s etc & my Deeded Fixed Annual Timeshare Weeks are very nicely maintained yet why install new appliances just to have stainless steel appliances when it's not needed or granite or 5 pools etc that all drives up maintenance fees too much HGTV and DIY out their if it's comfortable clean spacious and everything works great and we'll maintained you get much more for your money. Timeshares are like buying a new car or SUV, drive them off the lot and they loose a lot of value whether 1 month old or a year old :) New new new in Timeshares is all sales sales sales - I got a I Ocean Front 1,400 square feet 3 Bedroom 2.5 bathroom sleep 10 condo weeks with full size washer n dryer a dining room table that seats 8 to 10 a balcony so huge 30 people easily would fit for $0 to $800 for the Deeded Fixed Annual Timeshare Weeks and their maintenance fees in 2006 were $444 a year you pay 1/2 in Fall & 1/2 in the Spring and now in 2021 are only $580 everything in the condos has been replaced plus outside of the condos are all redone too even new elevators on the 6th & 7th floor all masonry building 8 Deeded Fixed huge condos 8 Deeded Fixed Annual Timeshare Weeks for a total of $2000 on in house resales that I am on the email list every month :) If you pay $40,000 for 1 new Timeshare Week a year later you may get $3,900 for it if your really fortunate, the sales people never tell anyone that fact just like a new car salesperson doesn't either

The difference is the product they sell. I work with several Realtors and it makes my job a lot easier. TS salespeople don’t sell Real Estate- just vacations. Completely different products.

Well I don't know, I really don't think that Realtors lack in integrity more or less than any other professions (or salespeople), I guess there are good ones and bad ones out there...I think actual Realtors are bound by a sort of a code of ethics associated with their education and license requirements, but that doesn't mean that they follow it. The ones I have worked with have been very good though. And of course with regular Real Estate sales, there is the element of a duty of disclosure (of any flaws of what is being sold)....

Hi Angela, I am not an expert in timeshares, but I can tell you generally it is pretty much impossible to sell timeshares. There are so many that are on the market that people will practically give them away for free. Check out ebay.com or redweek.com- your best bet is to try to rent it when you don't use it, or else just return it to the resort. There are many companies out there that specialize in getting people out of timeshares also without any legal problems such as foreclosure. I do believe in the United States it is easier, but if you bought in another country, like Mexico, all you will be able to do is walk away with $0. I am sorry I don't have better news, but do please contact an attorney that specializes in timeshares, and/or else see check the websites to see if you can offer yours for sale and maybe find someone....

Well you would be surprised how many people buy into it. I actually went to a timeshare presentation here in Mexico earlier this month and it was done so skillfully they literally told me they are just 'inviting me to a free breakfast' so I can hear about 'everything that the resort has to offer'.... I since subscribed to a few timeshare owner FB groups (to see what people talk about) and the lies they have been sold on....and how MUCH money some spent to become 'owners'...I even heard of some owners being sold timeshares completely drunk (being given free alcohol and being pushed into sales presentations upon arrival, tired and jet-lagged from travel). Some of the sales tactics are truly shameless. What's more is that some of the owners are so embarrassed to speak out that they rather defend their bad decisions over decades!!! (and pay up)....it's scary really I still never bought any, and never will...

Same old s%^&* product...hmmm...let's see, I'll give you 46K so I can have a week somewhere sometime for each year....or else, I use that money to pick and plan my vacation anew each year depending on how my life and family changes...I don't think it's a choice...my information is NOT out-dated...exchanging timeshares, is just a new packaging on the same old crappy product....if anyone reads this that is considering timeshares...here is a tip: BUY THEM AT FORECLOSURE or don't buy them at all.

In a recent conversation I've had with a timeshare holder, we simply out it as timeshares are like '1 out of 10 families will benefit from it' (i.e. make great use of them, and save money). But the other 9 will be screwed over...because it is pretty much impossible to sell them when life's situations/ finances/ family situations change...so yes I agree with you on that...minuscule perks through sneaky salesmen tactics is completely correct! So you waste your vacation time going to timeshare presentation? Of course its not gonna make sense to you to own you should be rooming around town learning building memories with your family not wasting time. If you want to know how people feel about it how about talking to families that’s staying on the same resort you are. Ive own for 10 years and i have no regrets it was an investment for my family NOT for real estate purposes.

Hello Climar Miller, no I don't actually waste any vacation time....I don't have vacation time per se, as I have been retired from regular work for about 5 years now, which I achieved through Real Estate Investing. I do bring my children along and teach them whatever I learn on all of our trips, but I don't have any 'set-aside' vacation time as most people consider it....so I don't need to squish in 'building memories with my family' into 1 week or 2 weeks a year. We are together and travel whenever school is out (which means we have WAY more time to explore life together than most people), we go on European trips in the summer for about 6-8 weeks, and we also do trips on all other times when school is off and weekend trips also :-) So no I don't consider learning what is presented at a timeshare presentation a waste of time at all, it is part of my life to learn and I enjoy learning- especially when I can make videos about I learn and share them with the world :-) I invite you to come on my radio show so you can speak about your timeshare on the radio LIVE to an audience of 200,000. climar miller I used to work for timeshare in maintenance dept so I know how they cut cost and stop approving parts for repairs after first 2 years open lol they charge yearly maintenance fees but domt want ti do any maintemance, anyone who buys one needs their head examined

Time shares are never an investment. They're a partially prepaid but ultimately perpetual expense that is fine for those with money to sink in to such activities.

Weird how I needed my real estate license to sell timeshare since you think it has nothing to do with real estate. Anything to do with deeding of land requires a license but I'd think you know that. But now if you're looking for numbers that make sense with flexibility to get to the places you want.. let me know!

So there is really only a super small percentage of people who can benefit from any kind of timeshare...most regret the purchases, or have to work hard at making them 'work' for them and it's usually impossible to sell them....whether they are deeded or not, the foreclosure sales I have been to they can't even give them away for free usually due to the astronomical maintenance fees, which are never 'paid off'....so as a Real Estate Investor I highly recommend to stay away from them...if you can make them work for yourself, be my guest- not my area of expertise. I advise investors who want to make money with Real Estate, this is not a Real Estate Investment- it's a vacation club subscription! Jessica Cassell you are so awesome! You read my mind as I sell timeshares and am an owner myself. With multiple degrees in finance and business from very prestigious universities, I can say in full confidence and credibility that ownership, in any sort, is ALWAYS superior to renting in every aspect of business. Many companies now possess ovation aspects within the company that will aid and/or facilitate the transfer of the timeshare. If this girl in the video disagrees, then I pity the individuals that were intoxicated enough to do business with her. I also find it hysterical that she literally pitched you to buy her book and her website. This truly baffled me. The fact this woman gives any financial advice, lest investing, is actually hilarious. Watching this was like watching a plane crash. It just got worse with every second that went by... Her next video “how gambling is a really sound financial decision”. 😂

Hey y'all and thank you for your responses....it is always baffling me how the actually timeshare SALESPEOPLE are the only ones responding to my timeshare videos. They are the ONLY ones to loose from my sound advice, if heeded by the masses who buy them....of course there is a CONFLICT OF INTEREST! I am invading their source of Income. There are masses upon masses of poor timeshare owners who want nothing more desperate than to get rid of these financial obligations! Here are some numbers: At this 'fine' resort, I was offered a $46,000!!!!!!! (I wish to put more exclamation marks on this to show how ridiculous the price is) timeshare for which I would have had to pay approximately $800/month (mind you that is enough for someone's rent!) for the next decades to pay that off- in return I would have gotten a worthless piece of paper (a 'Deed' haha) to take a vacation for 1 WEEK PER YEAR!!!! Essentially I'd be paying $9,600 per year for that week of vacation at this resort. These numbers are no joke my dear subscribers, and NOT made up. I would be literally paying $9,600 a year for a 1 week vacation at this resort for the next 10 years or so. I'd end up paying (let's not even talk about time value of money) a whooping $96,000!!!! for a one week stay at the same boring place for the next 10 years for 1 week a year! These are ridiculous prices! And these salespeople actually justify that this makes any financial sense because you get a 'Deed' which is a worthless piece of paper in this circumstance! And my dear subscribers YES, I am advertising my books and my website as an ALTERNATIVE. If you want to make real money with Real Estate use the methods I use in my EBooks. For example just last week I bought a property for less than $1,000 at a Tax Lien Auction, a property that will eventually belong to me and I can use it 365 days a year, sell it without ANY issues, and use the money or rent to go stay and any freaking resort in the world I wish.....of course these numbers make you salespeople angry, because there is no return for you. But then again, I don't work for you, I work for the actual investors, and the people who have the dream to hold Real Estate for real and not some fake timeshare promise deal. Also, dear subscribers, if you don't believe my numbers, just search online the Hundreds of other videos where timeshare owners got screwed over with ridiculous prices and fake promises of actually 'owning something valuable'. The fact these people have some sort of license does not make them any more legitimate, it just proves that the Government is finally becoming wise to the tactics of the companies these people work for...and is trying to at least regulate the whole ordeal somewhat and require them to jump though certain hoops to finalize the deal. But you BETTER believe that the corporations work around the rules and there are plenty of uneducated people who believe the sales pitch anyways. Case in point I asked my sales lady several times during this timeshare presentation to explain to me how I can sell my timeshare if I don't want it anymore. Do you know what she said? 'There are ways...!' It was basically no answer, because it is very difficult, if not impossible to get of a timeshare. Buy a plane or time share a seat. Rent a hotel room and you share time with thousands of others for with same room. Same with rental cars. Everyone "Time Shares," and the fees you pay include maintenance. Own a vacation home and stay in the same place for vacationing the rest of your ownership. Oh, and the home will need maintenance and taxes paid. Buying a time share today can get you into a luxury condominium anywhere in the world for less cost than you pay now for a cheap hotel, that probably didn't change the sheets, and you will save money. The ability to have a kitchen for cooking meals will also save you thousands of dollars eating out 2 to 3 times a day. If you don't travel or can't travel, don't buy one.

Deeded Real Estate is a good thing to own , you can use , rent , sell or will it to your family and most of them comes with mortgage protection. For same reason people want to own their homes Now people want to own their VACATION. If one year you don’t want to use your home resort you can Exchange it worldwide . $209 internationally fee for the whole week !! Owning your vacation is not for everyone, For Some People owning vacations is still very hard to understand. But for others including me is just the best idea !! In my opinion , boring watching people like you that have never owned vacations talking BS about timeshare Ownership.

Hello Gabriel Urrutia, Thank you for reaching out! And good luck! Honestly though a 'deeded' vacation that you own- that's just a bunch of baloney! Exchanging it is also a bunch of BS...do the math PLEASE! For your own sake! It's like paying rent for a boat slip where you can park your boat once a year- but you need to pay for that slip ALL year to use it for that one week....it just doesn't make sense! And when you no longer have the boat- guess what? You STILL need to pay for it, and so do your kids forever! Yeah it's not for everyone (that's a classical sales pitch statement btw) because it's for rarely anyone...(that's what they are really trying to say)...I spoke to a very successful salesman recently and they honestly know they are selling crap and don't care. You either are selling them yourself or you were recently sold one and you are still working through the cognitive dissonance to make some kind of positive sense out of that deal...
