Portugal Golden Visa Update
Recently Portugal has announced that they're closing their famous Golden Visa program, that attracted many investors from all over the world into the country.
The good news is that it is still possible to apply for the Portuguese Golden Visa, and if you prepare your application on time you may still be able to qualify. This means that your application needs to be finalized before the end of June.

Firstly, bem-vindo a Portugal! I agree with your comments referring to SEF - from what I'm seeing and speaking to Golden Visa, D7 and digital nomad applicants, who have recently dealt with 'SEF' and 'SEF' officials, it seems like the sign above the door has changed but little else. It may be different in the future if they invest greatly in much better IT infrastructure, training and better salaries. It's still almost impossible to contact 'SEF' via telephone. Regarding 'stay requirement', I understand there is a certain amount of 'wiggle room' as SEF does allow for absences from Portugal for many reasons including professional, social, health, family and cultural (Article 85 paragraph 4). If Spain could diminish the 10 years requirements to become citizen and to not impose the 183 days per year, it would be the perfect Portugal Golden Visa alternative

I am in Barcelona now and the amount of hatred from locals even for Digital Nomad Visa is through the roofs and demonstrating to shut it down. What makes you think they have any incentive to make the stigmatized golden visa any more attractive? Doubt it will ever happen as it seems to be a guaranteed vote loser and real estate is already overheated here.

You don’t need to stay 183 days per year with the Spain Golden Visa. You just need to check in once per year with no real length of stay requirement.

@Lord Brar Spain and Portugal are the only two places I've been that absolutely hate travelers and nomads. I say let the two countries rot. I don't get that treatment anywhere else but western Europe.

Any news on this final option you alluded to? Does this happen to be the HQA route which I've seen some noise around recently..? I think the physical presence requirements have ranged between full tax residency (ie 183+ annual) to another boutique advisory firm claiming in line with golden 7-14 days annually. Thoughts/updates would be welcome? I'm a genuinely interested Brit

@@OffshoreCitizen Like you said, we never know how long it will take for parliament to pass the final rules but knowing Portugal, things can be very bureaucratic. I also think you made an interesting point about buying property in Madeira.

I think you should think of investing from first principles. First principles are when yo7 can't increase supply but there's an increasing popularity that will have an upward pressure on prices so look for cases like that. Also find ways to sell uniqueness you'll get way better cap rates in an Instagram culture

I'm not the best day trader so I'd hesitate to share too much there Re property depends a lot on your goals & circumstances. If you're looking for the best place to earn a near term investment return I'd say unlikely. If you're buying a place you think is great to hold for 20 - 30 years then probably. If the money means a lot to you probably not. If it's extra cash to put somewhere for long term diversification then probably.

The Portugal GV has been unattractive since the changes last year, when they restricted the areas that qualified. And the areas that no longer qualify are overpriced. Also the general left-ward drift of the Portuguese government is concerning.
