Under two million for a 2-bedroom, 2-bath? Let me get out my checkbook...... Prices in NYC are ridiculous, but apparently there are enough new millionaires to pay that kind of money. Eventually the city will be covered by a shining array of luxury residences, and beneath them a warren of little cave dwellings for the rest of us. No middle-income units, because there will be no middle-income people.

This is happening by design. If you look at all the new construction in Greenpoint, only luxury buildings are being built, no new versions of the existing organic housing are being replicated, The city is only for migrants and millionaires now with the latter to serve the gig economy for the former.

@@manyogurt4645imagine living in Brooklyn, 1200 sq ft for millions, takes you an hour to get to Manhattan for work. Now you live in a mansion on long island for same cost, and guess what? It is always good to have a financial plan. I work with a professional planner and fixed-income strategist in NY. The fixed income portion of your portfolio won't simply serve as a buffer to the volatility of the equity portion of your portfolio, but will provide legitimate income.

As someone who lived in converted (illegally) Loft Style buildings in NYC, because I was a poor artist - everybody knows large windows and high ceilings make things very COLD in the winter and make heating extremely expensive and difficult. Actually designing a "Loft Style Building" from the ground up is ridiculous. Loft living was invented in the first place because artists, sculptors, musicians etc. NEEDED space, height and freight elevators to make/move large objects and make a mess and noise late at night. This neighborhood was, and partially is. an old school, quiet, working class Italian enclave.

@myradioon
@myradioon 10 ай бұрын
@kaleb5926 Fun science facts - Glass will always take heat out of it's surroundings, no matter how many panes you have and Heat always rises. You need large heavy curtains in winter which can be a pain. It's still a cool way to live - just saying it's not the most efficient design even with advances and Loft living was originally due to necessity and price.

Hmm... $1.9M? Okay, I wouldn't run from it, but it doesn't make me want to hop over fences to get to it either. Personally, I thought the bedrooms leaned to the smallish side given the price point. At that price, I'd like to have room for a seating area. Also, that wasn't a laundry room. It was a laundry closet. What I did like (and would be a huge selling point for me) is that the developer found local craftsman to contribute to the construction. EXCELLENT! Overall... It's nice. The neighborhood is nice. It's new construction. However, this only makes a "maybe" list for me.

Sorry but I'm underwhelmed with this place for the price. The plus is that they're actually installing an elevator (eventually) so you don't have to lug groceries, packages, etc up the stairs & the movers won't charge you more. It's nice to hear that the cabinets are being made locally & look like decent quality. Living, dining & kitchen area seems large & open but the bedrooms??? For that price point to only accommodate a queen size bed? We've seen way larger bedrooms in this price range. I can't even imagine how the roof deck will be divided into little private areas for 4 of the units. It sounds like the bottom 2 units will have the most useable outdoor space of all the units & the most private. Do those windows even open? It's hard to tell, especially since Cash didn't do the "quiet test" of windows open vs closed. Also it never seems to get mentioned who maintains the common areas or where you throw your garbage. I'm assuming there no real "amenities " either. To me it doesn't seem worth the price.

I used to live in a very old mill building converted over to a new condo. Price was right, looked super modern and nice. What they don't tell you is the insulation of those buildings is garbage, seams around windows were always suspect. Mold every few months. I thought it was a one off problem until I talked to other people in similar situations. They're cheaper for a reason and remember, when those buildings were designed, they weren't designed with people living in them in mind. Don't fall into the trap of being in awe of big windows and granite countertops. These things are traps.

They're doing a lot of warehouses like that old factory places that turning me into condominiums as well, but you have to bankrupt and afford it. It's kind of funny because I have plenty of empty buildings that can turn into homes for the homeless and for poor people, and I'm doing that, and you've got no money, they're not building for you. It's about profit and capitalism. This is why I live alternatively.

Wow! I'm genuinely impressed with this place. An actual family home in New York and not some raunchy student crash pad. A family could live there for years to grow and thrive. Hopefully, it will not come with an happiness busting evil landlord who hates America, anything religious or traditional family values who is on a secret mission to make wholesome people cynical and jaded. Lot of that in New Yorkers.

Really lovely! Roomy, bright, fabulous bedrooms and baths, living room has lots of room to live in. If only the kitchen had a pullout drawer for my dog's bowl, I'd be snapping that baby up before you could say "two mil for a two bedroom is obscene." The market may support it, but how do working families manage to house themselves these days? But - yes. It really is a nice apartment Cash. With your work ethic I hope you'll be able to have a back yard for your little girls to play in some day.

It's a beautiful home, with two tiny bedrooms, but let's get the financial facts: Price: $1.8 million 20% down: $375,000 Interest Rate: 7% Estimated Monthly Payment with Common Charges and Taxes = *$11,605 !!!* *INSANITY !!!*
@Phoenix88203

That’s a decent place (under 30% gross income) for a couple earning $500k a year. I’m in construction and make almost $250k, so if you’re married with a working partner in finance or healthcare, that monthly payment isn’t that bad. $500k between two people isn’t that difficult here in NYC.
@davidhunternyc1
@davidhunternyc1 10 ай бұрын
@@Phoenix88203 To normalize a combined income of 1/2 million a year is insanity. "Isn't that difficult" is impossible for 99% of Americans. Not long ago, having $1 million in the bank was enough to retire on. Now $1 million is what's required to live in NYC for just two years. Every day the purchasing power of the working class plummets. The flow of wealth being siphoned to top is the fastest in American history. I've seen the Wall Street tycoons pontificate the greatness of capitalism and how they deserve their riches. First they lost their private drivers. Then they lost their healthcare. Then they got fired. To them I say, "Home Depot is hiring."

@Phoenix88203 10 ай бұрын
@@davidhunternyc1 You seem to be upset that prices rise, but I don’t hear where you want to cut those prices. For housing, the difference between luxury and basic housing is a couple percentage points. The land costs the same whether you’re in a luxury building or an affordable building. The foundations cost the same. The exterior wall structure costs the same. The insulation costs the same. The doors and windows cost the same. The drywall costs the same. The millwork costs the same. The electrical wiring and plugs and switches cost the same. The HVAC systems cost the same. The plumbing and sewers behind the walls cost the same. The subfloor costs the same. The roof costs the same. The labor to build it costs the same. The permits cost the same. What makes a luxury apartment “luxury” is in the finishes, which make up only a small part of the overall cost to build. So, you’re down to just flooring, cabinets, countertops, appliances, and plumbing fixtures that define whether something is high end or entry level. In real dollars, it makes sense developers build luxury units because if it costs $1.5 million to build a basic apartment and $1.7 million to build a luxury apartment, they are going with the market that is willing to spend that amount. Unless you want to draft slave labor, cut safety, or remove energy codes, where would you suggest cutting costs to make housing more affordable. Either way you run into the fact that construction is a labor heavy industry and when you raise minimum wages and wages in general, the price of housing - and everything that goes into that house - rises.
