It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Margaret Johnson Arndt for the last five years or so, and her returns have been pretty much amazing.

I fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $500k, but I'm not sure on how to mitigate risk.

Home prices, in my opinion, will need to decrease by at least 40% before the market can be considered normal. If you are unsure whether to buy a property or not, it is essential to get the advice of an experienced adviser for correct portfolio allocation. That's how I've managed to keep afloat for the past 5 years, earning approximately $1 million in return on investments.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

In spite of how everyone is frightened and calling the crash, there is already an excessive amount of demand waiting to absorb it, which is another reason it's less likely to happen that way. This forecast was not made in 2008, at least not by the general public, as I will explain below. The ownership rate peaked in 2004, according to the other comment. We reached a peak in the second quarter of 2020 and are currently at the median level. From 2008 to 2012, it fell by 3%, and in the second quarter of 2020, it dropped from 68 to 65.

Given that we are not used to such volatile markets, the fact that the US stock market has been on its longest bull run in history helps to explain the widespread fear and enthusiasm. Spot on. The central planning rascals in the federal reserve dont want these imbalances to be corrected. They want full control over the value of money in your pocket. Fiat is the only system in which they can accomplish this. With a monetary system backed by basket of commodities or precious metals , govt and its power over money, freedom is reduced. They dont like that.

Not sure about Peter's logic. If the bank lends at 3% and its leveraged say 10x on capital, then it's still 30% on it's available capital (UK banks have like 2% capital ie 50x leverage from what I've seen). Sure, its disadvantageous paying depositors more than historical lending rates and its finance structure requires it to maintain a certain level of retail depositors (where it's cheaper than the FED facility). HSBC for instance has had a huge uplift in its profits due to increased rates. It's only a problem if there's loan defaults as using 10x lending requires only a 10% impairment to wipe out capital.

@@har_d_rocks9987 What I'm getting at is while he can be confident about the solvency of banks he's incorrect to point at interest rates as they are making not losing from increased rates. Where banks can lose (and thus solvency) is the effect of interest rates on potential defaults of borrowers.

Two days ago, the assistant of the Ukrainian army commander Zaluzhny was killed with a grenade gift set (The latest police version is that he received a kind of funny gift box from an unnamed army friend for his birthday, which contained 6 REAL grenades and a bottle of alcohol, and let his son play with them, not realizing that they were real, then the son pulled out the pin of one of the grenades, and the boy took it from his son)… However, all Western media outlets ignored Zalužny's video message announcing the death of his assistant and saying that he should give him NOTHING, NOTHING under any circumstances, he doesn't want any gifts (basically, he stated that he was in danger of being killed.)

I believe this is misleading since the Fed is catching up for the lack of issuance back during the spring due to the budget impasse in in Congress. Once the old backlog is caught up, Fed issuance will more closely match the actual deficit. Outside of the preceding, I largely agree with Peter.

They shouldn't just count the number of jobs. They should give the estimated annual tax revenue of those jobs...THEN subtract the estimated total income of the government jobs they also created since that's how those should be paid. If they tell me 100k jobs were made, but 30k of those are government created, we're obviously way in the hole unless those 70k private jobs somehow pay for those 30k gov't jobs in the taxes they generate...which they definitely don't.

All backwards solutions. An elimination of income taxes and a flat, national sales tax is a constitutional idea that makes sense. Combine that with heavy government SPENDING REDUCTIONS and a balanced budget may miraculously appear. Socialist solutions have failed this country already and the minimum wage is part of the problem.

Even today the vast majority of people are employed by small businesses. They don’t have the ability to double people’s salary. Not even close. Labor costs are already about 70% of a business’ expenses. Besides, if that’s what you’re saying then you’re calling for tyranny. Command and controlled, centrally managed economies don’t work. These high house prices are the new normal. Instead of regular people owning homes like in 2008, it's now rich companies and real estate investors who just rent them out. People calling for a housing crash don't understand how the financial system works. The companies and the investors get good deals on low interest loans. They show that they can make the payment by renting out the house and they get the loan. Then the bank clicks a mouse and the money is created out of thin air. Plus, you don't have to make a payment for 10 months because the foreclosure process is so slow. Plus, there are companies now that will buy a portion of a home with a home equity agreement. An investor can get tens of thousands of dollars and they don't even have to make any payments on the money they get. Plus, the Fed can just lower rates to prop house prices back up if they start to drop.

@@austinbates7374 You are describing inflation from trillions upon trillions of " Dollars" being spent / borrowed by Govt. that is manifesting itself into the rising costs of consumer goods , fake equity in homes along with anything that can generate equity { Fake money / printed money } . One look at the feds balance sheet {8 - 9 trillion } will tell why our " Dollars " are turning into paper trash. While at the same time interest rates controlled thru the bond mkt are inching their way to a 20 year high. That in turn creates a synthetic strong dollar , which BTW is as strong as it was in mid 2002 . If you think cost of goods are high now, just wait until the bond yields fall back to their 2020 lows and the " DXY" falls back to its 2008 low. I would hope that gold and silver will be doing what they are supposed to do and hedge big time when that happens.
