From what I’ve been hearing, cities that weren’t affordable before 2020 are now seeing huge price cuts on houses (LA, Vegas, Austin, Dallas, etc). Cities that were affordable to live in, like Columbus, are looking to stay steady through whatever crash or cooldown may be coming. My wife and I are trying to buy in Dublin and Olentangy schools, and it feels really tough. Every open house is packed. Multiple offers within a week, which is better than ‘22 and ‘21, but still tough competition among families. I think (I’m no expert) that the biggest factor for Columbus is inventory. Brad is totally right in that desirable neighborhoods are already developed. There aren’t many new build options in those school districts to loosen the demand pressure-there’s just no more land for subdivisions. I think northern Powell (20mins north of 270), is the only place where new builds can happen within Olentangy schools. A lot of former agricultural fields are being bought up, leveled, and subdivisions being built on them. Idk how long it will take for those subdivisions to be move-in ready, but when they are-that should release a little pressure for families to get into the area. My wife and I are keeping our eyes out, and we’ll jump on a property that fits our needs, but we fully expect to wait until 2024 to get our forever home. I think this summer will be the big indicator for the rest of 2023. If a lot of new builds come to market June-August, then we may see prices lower for the second half of 2023. But if the inventory stays roughly the same with demand, then I think it’s reasonable to expect prices to stay the same, or even rise in some areas. Again-I’m not an expert, just a mom who’s been hunting for a few months haha 🏡 Congrats to the families who are able to purchase their home in 2023. A home was listed today for 240k in the bottoms...the bottoms....

Wouldn't it take longer for the economic hardships that's affecting the "luxury markets" to reach the smaller markets like ohio, Pennsylvania, Indiana etc?

Any advice for the looming recession? Or Jerome Powell making it his life's work to "correct" home prices aka 10-30% equity drops depending on markets

You need to know the entire state is overrun with meth. If you don't want your prefrontal cortex dissolved by your tweaker neighbors or you want a catalytic converter on your car, maybe don't move to OH. No one does anything about it. Not exactly exaggerating.
