DIY Garden Room - the garden room is 7.2x4.5m (externally), with a 2"x5" frame, 120mm PIR insulation, warm roof construction with Shou Sugi Ban larch cladding. We use it as a home office, gym and tv cinema room. Built 75% by Karen and 25% help from her husband.
This episode covers building the warm roof construction, from installing the roof joists, adding a vapour barrier, roof insulation and EPDM rubber roof.
BACKGROUND - During the first UK 2020 lockdown I decided to build my family a garden room. The teens had nowhere to hang out away from us parents and my husband was working from home indefinitely and needed office space. We have the space in the garden (even if it is sloped) - so why not build a multifunctional room! I had time on my hands (covid scuppered my business) and had talked about building one for years - now was my opportunity! I learnt tonnes along the way having only tackled fences, shed bases and wood stores before this. Excellent video, really detailed explanation of how to correctly build a warm flat roof. Watched loads of videos done by professionals who dont show the 1st steps like you have here. Half of them dont use a vapour barrier either so its very confusing and would lead to the roof failing. Thanks for uploading, the build looks fantastic. Well done! 👍

I usually really hate time-lapse videos - you never get enough detail and info. But these videos, with all the "subtitles" are absolutely wonderful!! Well done and thank you! 🏆

Karen, thanks for this video. How long did this phase take? I would have been interested in a close -up of the trims. Now you need a floating roof deck and a stairway up. Good luck.

Hi Greg, As I was working alone for most of it, this took me 3 weeks, but remember I was a complete novice! This was Sept-Oct 2020. Apologies about the roof trims. I had realised I didn't film very much of this bit as I was in a rush to get it water-tight before the weather changed. I had to rely on my husband's photos and shaky film work that he captured. I purchased the roof trims here and they have information on how to install them - www.rubber4roofs.co.uk/shop/epdm-roof-trims (Sure Edge gutter and kerb). Hope that helps. Karen

@@OurHomeProjects Karen, this was a good starter project, a whole house would just be more of the same, and some plumbing and stuff. Take my word for it, spending every minute on a project for a few years is very rewarding. And think of how many good videos we get to enjoy. Don't decide now, just think on it some. Good luck.

Thanks a lot for all the videos, very useful! I'd be interested to know how long it took from starting the base frame to completing the rubber roof? Are you working all day long, or just evenings/weekends? I see your comment below about being a complete novice, which is very much what I would be, and I'm struggling to figure out how long it would take me. Thanks

Hi Patrick, glad you're enjoying the series. It's really hard to give you an exact time frame, I started at the end of April 2020 and finished all but the cladding by the end of Dec 2020, but I wasn't working on it full time during that whole period (weather, family stuff etc). I tried to get in 5 full-ish days a week, but I couldn't manage much more as it was so physical (but satisfying!). I have just looked at the dates of the images and I started the base at the beginning of Aug and finished the roof at the beginning of Oct. Windows were quick, sliding doors not so. The horrid PIR wall insulation took about 3 weeks - I would consider rockwool on any future project. Plasterboarding and tape & jointing was a nightmare time-wise and took about a month (I would definitely get in a plasterer next time for speed, process was fine though). Then a couple of weeks for painting and flooring. The only tradesman I had in was the electrician. We've just started on the cladding again now the weather has improved, but I need my husband as an extra pair of hands, so it's just weekends at the moment and taking a while... I originally thought it would take me about 3 months and it ended up being double AND I was working on it 5-6hrs a day 4-5 days a week. Not sure if that's helped?? Karen

Just thought of a couple more things to consider.. my frame was 2x5’s so heavier, a smaller frame size would be quicker. Also thinner insulation is easier and quicker to cut. So sticking to 2x4’s and 95mm insulation or less would be ideal. As you’re learning all the time, the first build will take longer than if you were to do it again... unfortunately!

Hi again 😁 Not quite sure but it was ~4.5m deep and there was approx 100mm difference front to back. We do get some leaf collection on the top, but the rain runs off. Hope that helps. Karen
