Apartment Business in the Philippines for OFWs Ep 1: APARTMENT TOUR || Due to the demand in information for Apartment Business in the Philippines for OFWs, we decided to share our learnings in this field through this new channel for this new series.
In our first episode for this series, I'll take you to a tour around our ABG Apartments, our five-door apartment in Palawan. It was built in 2016 when my husband and I were still working as OFWs in Dubai, UAE. We started our Apartment Business in the Philippines by the end of 2017 and it has been fully occupied since 2016. We also shared tips on the different units we have and the perks we give our tenants in order to maintain full occupancy throughout.

@@PausePraySimplify Not exactly an OFW my wife is a Filipina I’m an Australian we have 3 children 2 born in PI and we own a far bit of property there ..we lived in the PI Angeles City and Villa Victoria Isabela from 1992 until 2005. My plan is to semi retire to our farm in Isabela when the pandemic is over and continue developing our farm lands rice and corn lands plus expand the poultry and piggery. We also have a commercial property ( Bodega buying station & hardware store) that I need to develop more. I’m patiently waiting and while waiting watching your house building and apartment videos.. 👍🏾

Wow na wow po, im inspired po sa mga videos mo po mam about apartment business, especially sa mga tips nyo po, sobrang detalyado, my wife and I love it. Because of your videos we decided to start an apartment business of our own. For now we were researching on what would be a good design for our future apartment business, hoping to solicit advice from you po mam. Our prospect tenants will be singles or new wed couples or transient private or government workers. As of now meron napo kaming lupain, minana ko po sa aking mga magulang na 307 sqm corner lot and along the highway po. Isa po akong government employee at nagplaplano na pong mag invest ng maaga para sa retirement balang araw. Wala po akong malaking budget, plano ko pong magloan sa bank ng 2-3M. Sana mabigyan nyo po ako ng advice kung ano po gagawin ko at ano po ba design sa akma sa budget ko, salamat po

Hello Clarzton! Janice nalang po or Jaja 😊. Bale umabot po ng Php2.8M building and fence na po yun. Wala pa yung mga kitchen cabinets etc. Pero 2016 pa po yun so for sure ngayon mas mahal na. We did hire a contractor, classmate ng husband ko nung college. Since nasa Dubai kami nung pinapagawa ABG Apartments, naghire nalang kami. We have a detailed Q&A pala in case you have time. We answered the most commonly asked questions there. Paki click nalang desription box as a guide. Hello po mam Janice ask ko lang po every unit po ba may sariling electric and water meter or submeter po? Kung submeter ang gamit saan po kayo magbasi ng computation at charging? At alin maganda mam submeter or may kanyakanya silang meter connected directly to the grid? Salamat po more power sa inyo ni sir abet God bless po.

Hello po Aldren! Janice nalang po or Jaja! 😊 May sari-sarili pong sub-meter ang bawat unit namin. Pagdating po ng bill, dinidivide po namin ang Total Bill Amount by Total Consumption to determine the price per kilowatt-hour. Saka po namin imumultiply sa konsumo ng bawat unit base sa reading sa submeter. Mahirap po kasi kung sari-sariling metro connected to the grid dahil bawat isa po ia-apply yun and babayaran pa po yun bawat isang account. Hindi rin po pwede sa amin sa Water District namin dito kasi kahit na walang gumagamit ng tubig, may minimum payment po per account. So halimbawa may unit ka na walang tenant, magbabayad ka pa rin ng minimum sa tubig kahit walang gumamit at 0 ang metro. Sayang naman po. Tapos kung halimbawang matagal walang tao, ipapadisconnect mo para di ka magbayad ng minimum na P280 per month, may bayad din disconnection tapos reconnection may bayad ulit. Dito po yan sa amin sa Puerto Princesa, Palawan ha. Di ko sure sa ibang lugar if same policy sa Utility companies namin dito. Kapag di po clear explanation ko paki sabihan po ako ha. Gusto niyo po gawan ko video? Makakatulong po ba?

Hi Ethan! Thanks for your question. Sa unang computation namin sa aming Apartment Q&A ay 6-7 years ang ROI. (Link below) kzfaq.info/get/bejne/mdiEi6t-tb3KoWg.html But hindi pala namin naisama sa computation ang 2 major annual expense na mayor's permit and real property tax. So nag re-compute kami at ang lumabas ay 8 to 8.5 years break even kung puno lagi. Halos puno naman kami lagi, may instances lang na pinapabakante namin kung ggamitin namin yung unit for a time or ng family members namin. Awa ng Diyos nakakaapat na taon na kami. May 4 pa.

Hello po Kuya Jun! Bale sa ngayon po na may pandemic, bagsak po turismo. So kung ngayon ang pag-uusapan, wala pong kita ang mga hotels and airbnb. (Pwere po doon sa mga ginagamit ng City as partners in this pandemic). Pero kapag wala na pong pandemic at bumalik na ang turismo malakas na po sila ulit. Ang apartment naman po whether may pandemic or wala, basta maganda location, maganda ang units at kaya ng tao, dire-diretso lang po ang negosyo kasi basic need ng tao ang tirahan. Pero mas lalaki po ang kita if halimbawa bumalik na ang turismo, if may apartment units ka na may pang long-term and short-term like Airbnb, doon lalaki ang kita. Kasi may monthly at day rate.

Hello Ted. Yes po, we don't work anymore and are living off of our investments by God's grace. Cost of living here in Palawan is lower compared with Dubai's, where we lived and work for almost a decade. And we don't have kids yet so we're okay for now. But we will put up a contracting company next year Lord willing because 1) Abet cannot survive a day without doing anything, he'll go crazy if you tell him to just sit at home; 2) it's his passion, and 3) we all ought to have multiple income streams for our real retirement when we're old and gray by God's grace.
