We are plaster boarding out this garden room with 12.5mm square edge plaster boards.
We are going to build a mini garden room next to this one as a shed, Jen is going to build this, and It may be of interest to some of you.
Andrew Lloyd Webber, Jen is looking for a role in your next production, audition at the end!
Not bad to say she's just woke up 😜

...it wasn't that long ago that finding worthwhile vids was hard. They were tinged with ambiguity or tainted by bad camera angles, full of the angst of litigation. That's blown away by stuff like yours. Very subtly introduced cutting edge technology. Thanks for having the balls to show how you hang balls, (so say the subtitles) great work !

Thanks for the video. I built mine to 2380mm up from the highest point of land adjacent to the shed, on a slope, so the far end was over 2.5. The council got me as one end was at ground level but the other end was on a "raised platform over 300mm in height" So watch out for that. Had to put in for planning which wasn't the end of the world.

I wouldn’t worry about going to much over your 2.5m permitted developments. Planning department use the word de-minimus which basically means would the increased height you went over cause that much harm to the neighbours. For example, if you went over the 2.5m height by around , let’s say 50 to 70mm would the planning dept ask you to take it down. Never known it to happen in almost 20yr of working. Excellent video and great to see you working with the next generation, especially to Jen. Good on her.

I built a garden room for a mate. It was 6m x 4.4. Deep. He wanted to keep within 2.5m height but we used 225 deep joists. He was happy to dig out around it and in effect lower the ground level to keep the size within 2.5m. He put a drainage gully and ran the water away from the building. I really don’t know if this is allowable or not. I never give it a thought about a fitch beam but would have thought that would have added to the cost considerably.

What size insulation are you using on the walls? I’m converting my garage at the moment, but the stud wall is set 40mm away from the walls so it’s in line with the brick reinforcement piers, is it ok to leave a gap between stud wall and insulation or should I buy 100 thick and have it tight against the wall ? Love your videos by the way. Very helpful
