CCR good for rental play and long term price stability... most might not see it now...imho when rental market softens OCR will be more difficult to rent out

Developers will commission agents to always push new launch. Majority of buyers, that buys into new homes are not investors, they want no frills and fault free probably because they had bad experiences with older homes. The smart and wise will do what is best to create long term value. Value do not come from things that are always new, but if you can bare to go through refinement and make good, and with an eye for details, you can always turn around what is slightly older, to make it new again. Another point, I think how agents speak about buying new launch always earn money is a very dangerous topic. As you can see there are many good deals that are loosing money right now. Invest with your eyes open and listen for advise. To those that buy OCR above $2k, thank you, because like this video, you are helping to push CCR prices back up :)

Singapore is a small island. I think many of those so called undervalued small developments in CCR are actually priced fairly now. Spacious condos on big land are holding well.

I think the quantum for those family oriented developments in CCR are hard to handle for most buyers. At least 3-4m for a 3 bedder and owners are not budging since they have holding power. Good for value retention but the quantum and PSF is comparable to a 4 bedder new launch in RCR.

Absd will only be removed or reduced during a deep recession or depression…..buy CCR then 😂 tbf, resale ocr now average 13xxpsf vs 25xxpsf at Vermont. Is Vermont really cheap? All i can say is new ocr launches >2k psf will face similar fate as Vermont new launch buyers back then. 😅

Depend how u see CCR prices. Ardmore Park already cross $4kpsf. some say its cheap that why they buy. some say its ex then they sell away...

I agree with you. OCR launches above 2K psf MAY face a similar fate as many of the CCR condos sold at launch.......moving downwards during bad years.

the maintenance is usually higher due to lesser units. but dont get deter but the maintenance to own a CCR property. is the same for cars. if you are prepare to drive a bigger CC cars. be prepare to pay higher road tax and insurance + maintenance.

your argument is sound but then again trends say everything. I think it is still a risk to take on a property that shows a flat or downward trend. Also dont forget the maintenance fees which has tobe taken into consideration. Nevertheless this video is interesting. It offers food for thoughts.

Great foresight in picking up specific condo names in overlooked prime areas. How about resale condos in the Oxley area, are they good buy or undervalued currently?😊

It's a wannabe Orchard. Price performance in that area has been poor even compared to the rest of CCR based on URA transaction records.

Yes. But only a handful there can consider. Esp It's no joke walking up the stairs.

Fyi heard some of the condos there are having disputes over the walkway to Handy Road / Plaza Sing. You will have to becareful about which condos there actually have access. Then again the ones with access to Handy Road r also noisy and dusty. Not a top area in short.
