Will customers ever pay more for signature architectural facade? In this location that is filled with cultural and religious elements, Capers and Fennel stood out among the high rises with their architectural forms. Space creation is greatly emphasized in this project where almost every wall can be used as a photography background. However, larger units still suffer as the ultimate price is too high. One of the best project I visited so far!!

Sentul the area I grew up... it was a really low cost quarters living back then and now.. one can get lost in there... I left sentul when the first mega project Sentul Raya. And now sentul is a mini PJ town. Everything is costly too.

Nice review of the condo iherng. What is your view on getting a 3 bedder units for own stay in Fennel? Will the recent initiative by the government increase or decrease the price of the sub-sale market? I like almost everything about Fennel except the community. You have to pass-by a crematorium in order to get to the Sentul Timur LRT station...

If you dont like the route to Sentul Timur station, Sentul station is also a walking distance away. The difference is not that noticeable. One thing to note, if you decide to go to Fennel, your only option for internet provider is YTL.

What's up Sean. Your review is always nicely done. May i ask what's your view on FREEHOLD Service Residence in particular this project at Cheras South called Akasa. Im aware it will cost more on Utility Bills and Quit and Assessment Rates. It is wise to buy as investment? Thanks and looking forward to your guidance.

Hi Kelvin, I really appreciate the kind words. The norm is residents will be able to convert the commercial utility rates into residential rates after VP. However, the rates has nothing to do with the feasibility as an investment. I would suggest to check for completed projects within the same area, research on the existing rental rates for them and reverse calculate against your current buying price. Then you can make an informed decision based on your risk appetite whether to go with it or not. Hope this helps=)

Hi Sean, why people don’t do secondary market review? I think MY secondary market is often overlooked and understated. It’s where values could be extracted

Erm, what do you mean secondary because I got do mah. Then some of the audience want to look at new projects, then some want JB, then Penang, then Kuantan... But one obvious reason is the potential for return does not justify the effort if I were to do for money. One same video can help me generate lots of sales for a new project, but it might not have any transactions for subsales. Maybe at best one of two rental units?

Nothing special for the car park slab. Those are called waffle slab which is one kind of slab structure widely used at common area especially car park.

Waffle slab is quite an old structural system which was widely used in the 60s to 80s. But nowadays you dont see it anymore. Its quite refreshing to see it being used on a contemporary building. Although it helps in cost saving (on concrete volume), it actually increases workmanship cost to have it painted. Typically waffle slabs are left unpainted from the formwork to save cost.
