Biggest takeaway, was hearing, “ group the buyers in groups of 10, find out their needs and focus on that” for marketing areas.. also, commit to a particular area and not bounce around.

Thanks for all the information, it's priceless! I have a off market FSBO property under contract. I found the right title company opened escrow w/ $100 EMD. I found a cash buyer for the deal w/ experience in this market. The cash buyer does all there transactions with their escrow company (it's a smooth transaction for them) what do I do? This is my first deal do I connect them with my title company so they can get the PSA on file and have the 2 title companies work together? or do I cancel escrow with my title company and open escrow with their title company? Please advise? Thank you!

Tell your buyer they have to use your title company. This is typical on wholesale transactions. It also protects you.

I have just one aspect that's stalling me from beginning and that's how to allow multiple potential buyers view the property while the owner still lives in the home. They could simply speak directly to the seller and renegotiate even if I require my boots on the ground to be there as well, and have them all view the home at the same time, while I'm in a different state.

Loved the video guys!!! I am just starting out. Chose the Atl area to virtual wholesale. I do have boots on the ground there. My biggest question is, even with that, is a professional inspection absolutely necessary? Also, I chose the online listings approach for wholesaling. Feedback from any of you 3 would be appreciated. Great video guys! My best friend is crushing the real estate game right now out in Iowa. He's 29 and just put 21 single family houses under contract in Kansas City. In the process of helping him locate a buyer (let me know if you're interested btw), I've become very interested in wholesaling, specifically virtual/remote wholesaling. I currently live in Taiwan and will be here for the foreseeable future. Do you see any road blocks that I may run into trying to run this type of business from so far away? Thanks in advance!

@@derekstephens8340 just to let you know, I am a Mexican living in Canada, and have been flipping properties in Monterrey, Mexico for 10 years now. I am not sure if Americans can actually wholesale in Mexico, but you could check that with a "notario". Notaries over there do the role/job of title companies. You can operate as a bird dog as well (which might be easier), but you'll need to find trustworthy investors...

Flipping Mastery TV I use Gmail, the email notifying me that I received the access and the email with the login details went to two different places. The login details went to my promotions (different than spam and primary) and was buried under a lot of other promotional items. I found it by accident when I was looking at coupons ☺️. Thanks for the response. If everything works well for me I’ll tell my investor buddies and bring you more business. (We invest in options/stocks).

I can see whole selling virtually. But how do people do fix and flip virtually. I do flipping in the Chicagoland area. I have a hard time finding contractors to do a good job for a good price outside where I live by a few miles. Contractors I know don’t want to travel to far from home. I then try to find contractors in the area of the home and I find many terrible contractors. I know if I want to pay an arm and a leg I can find good contractors, but my profit will be gone. Jerry how do you do fix and flip outside your backyard?

@@FlippingMastery These tips work good when you are going to be in a market and you will do more than one rehab. Do you do any one off rehabs where you wont do anymore in that market? You find a good deal in Nebraska and there is money in it, but you cant give guys small jobs to test them or promise them more work. You need to be in and out and stay in budget. Have you done rehabs where you do one in that market and don't do anymore?
