Ya I just can’t imagine prices will go up too much more now that foreign investors can’t buy. I personally was priced out of the market when I was 10 years old. My generation is banking on a crash so it’s bound to happen at some point.

You are correct, Government immigration policy (or lack there of) and cheap rates have created this current real estate environment. There are however a large number of locals of course who have benefitted on the way up by simply being in the right place at the right time (already owning) luckily for them. Immigration will continue as this is the most favoured government narrative to make up for the aging population "issue". Rates will inevitably come back down ( I believe it will begin in 2025). However the people out of the market and without parents to lend equity or give property to are fighting an uphill battle. Provincial income averages $80k & a national income average of $60k annually (before tax & deductions) will simply allow them to eat and cover rent + a little. People need to either pick their career paths more wisely now, leave Vancouver or simply forget about the option of owning. The down payment has always been the biggest hurtle to owning and on a fixed income hovering close to any average, you simply can't get the leverage. And don't forget, you have inflation and currency debasement working against you in the background as well 24hrs a day, 7 days a week... So yes the prices will keep increasing as the government continues to debase the dollar & anything the people try and persuade the government to do to bring prices down will only make it more expensive (ie. handfuls of new taxes in the past few years and process did not reflect). Boomer generation have a large % of their wealth in equities & real estate, the have's of that generation are not going to shoot themselves in the foot for the have not's of the next generations I can assure you.... Not to mention the Real Estate sector/industry is the governments biggest cash cow, it will not be killed. Grim situation to say the least... Save your pennies kids!
