I moved to a bungalow a couple of years ago myself for the same reasons you describe. Friends have laughed but they make ideal properties for younger buyers too. Mine was built in the 60s and luckily the kitchen and lounge were already orientated to the rear garden. The plot sizes with these homes will never be seen again in newer developments. I'm glad you weren't put off by the trees and have sorted the root issue. They're a fantastic asset which will bring shade, greenery and nature in. Enjoy!

Nice work James. Architectural Designer here, I feel your vision will maximise the potential of the property - just be aware of adding huge amounts of glass with the new regulations that have come in for Part L and part O. You might be fine but it is something to consider. Enjoy the journey.

Very exciting, like the idea of having the living space connected to that nice private garden. We are in a similar position, we bought a 4 bed Edwardian era house last march and have reconfigured by taken walls down, and gutted all of the rooms whilst living there. We decided to take all the carpets up to get rid of the awful smell and dust, we are still living on mostly floorboards currently until all the mucky jobs are finished (few rugs down). My priority when we moved in was to get the main bedroom done first so we have somewhere to escape to from the mess! I dont film it but my mrs has kept a vlog on KZfaq Suzi darling. Look forward to future vids, you've motivated me to get stuck in this spring!👍

Why not make the current kitchen area the living room? Glass is very expensive Adding a new bathroom is a must in my opinion, congratulations nice house hope you enjoy living there

How much is it to hire a commercial carpet cleaning machine? Will that be more cost-effective than buying carpet as a temporary solution while you're living there through the refurb? Curious about how you financed this property, was it all your cash or did you use bridging?

We love auctions. In fact, me and Kush were discussing that we need to attend more this year. The key to auctions is the preparation before. Which includes: ✅ reading the legal pack ✅ knowing your max bid (as emotions can take over during the bidding process and you run the risk of over paying) ✅ knowing what the auction fees and other fees you need to pay for (such as paying the sellers solicitors fees could be one). ✅ contact your solicitors before the auction to get things setup as you’re on a timescale so you can let them know you might be successful and you want them to be ready for the 28 day timeframe. Sometimes this timeframe can be longer.

What was your criteria for choosing the house.

1. Location (York has a great history with lots of tourist attraction) 2. Price (we secured very cheap for prices in this area as you can see in the video) 3. Potential - by adding an extension we can seriously uplift the value of this bungalow
