I think that what may have happened is this: The former (deceased) owner of the building may have put ironclad restrictions and stipulations regarding the sale and possession of this property into his will, and the estate now has to deal with them.

Taxes are probably twice the monthly rent. The current owners rented it to their kid.

taxes usually are 1% annually of property value $10,000 for every million ; google says $0.77% of property values

Used to be a pretty awesome place, once. Maybe someday it will be again. To be fair, states such as California and New York don’t speak on all our behalf, but more often than not the madness that happens in those places spreads like a sickness throughout the land.

That's insane. They should be paying the potential buyer for that kind of deal, not the other way around. The only way this thing gets sold is if someone doesn't know the caveat and signs papers without listening or reading anything.

Consider Proposition 13 on this property, property taxes would be just over 1% of the cost of the home. That's $4880+, or $406+/month. Essentially, the rent will cover the property taxes and no much more. It would not cover both taxes and insurance.

Prop 17 would supersede 13 when the aged seller passes. Taxes will skyrocket to current market values.

Pretty sure it’s like this, in California prop value is reassessed at MARKET value at death of owner ,prop got reassessed at market value to heir, 1.5 percent at 2 mill for property tax makes the new owner swim in debt if 450 rental charge can’t change, but if they sell it at 500k property tax is lowered and he can still live there till end of life and owner not swimming in debt from prop tax and low rent. Weird loophole to bypass prop tax. I wonder if they selling to a friend.

Why would you say its a tear down. That a home that still retains original features that worth preserving add a some modern functions. Im glad that it cant add up so it wont get ruined making ultra modern n tearing features n timbers that cant be found now a days

You can't go on prem. So if the tenant doesn't treat the home well, you'll be paying for all kinds of repairs to keep it livable for the next 25 years or tenant can take you to court. And the tenant may be able to sublet and make all the money. As San Fran turns into a financial sink hole, it may be near worthless in 25 years.

I would make sure the lease is not assignable. I wonder if you could sue to remove that easement, or make them pay for that "view". What are the RE taxes? I'm sure they are sky high, probably 20k or more. That's why they didn't set up a trust for the tenant. He wouldn't be able to pay the nut. This way the owner is stuck with that bill.

The buyer will be upside down on that home for 30 years. The buyer will have to pay all maintenance, property tax on a home that may soon be uninsurable.

Kinda like the reverse mortgage thing? You can have my house after I'm dead but you pay for property tax and repairs. And while you're at it gimme half a million cash. Is it worth it for the buyer? Yes if it's not about the money and they can spare it. Do we know what it will be worth in 10 or 20 years? The jobbers and techies are bailing yes. But old families still live here and got money. They don't need to leave for jobs or affordable housing. They can wait out incompetent politicians and earthquakes. That's why its still expensive.
