Really appreciate your videos, guys. Congratulations on your bundle of joy! Our two have flown the nest, so we are looking to downsize out of Brandermill. What can you tell us about Birkdale? We love the golf course vibe; looking for something a bit smaller (currently 3500 sq ft), sunnier and a little newer. Really want to stay in mid $400's. Thank you!!!

Hey Leranda, Sarah and I do not work the rental market so we can't provide much assistance with the rental search. Your best bet for finding rentals are the standard websites zillow, rent.com, and sometimes we have found hotpads.com to be useful too. You can also google search property managers in Richmond and call the individual companies to see what upcoming inventory they have. Renting a home is much more expensive than finding a comparable apartment, and the inventory for rentals is also diminished compared to apartments. Thanks for your reply! I was wondering what your impressions are of Woodlake for a young family. Due to the foundation issues present in that area - would you avoid altogether or just get a good inspection? Also, how far in advance of wanted to buy would you like a potential client to reach out?

Woodlake is a beautiful neighborhood, and very family friendly. HOA provides great amenities and the school systems are highly rated so there is a lot going for it. The problem is the foundation issue in the neighborhood. It is prevalent enough that I try to avoid showing homes there because so many end up being a waste of time. To answer your last question I would say it depends on whether or not you need to sell a home before you can buy your next, and/or if you are okay with renting something before purchasing. If you want to buy a home and need to sell your current one too then I would say reaching out about 4-5 months prior to your move is a good idea. If you are okay with renting here in RVA before buying, 1-2 months before your move would be fine.
