Real estate broker Jeff White dreamed of transforming used shipping containers into affordable housing. Laughed at by the first architects he approached, he began to work on his concept using a 40-foot-long, 9-foot-6-inches-tall and 8-foot-wide container in the driveway of his Salt Lake City (Utah) home. Being "busted" by a city inspector became the needed publicity for his project and soon after the Salt Lake's mayor was behind him and helped to ease the permits and inspections process.
After two years of transformation (including plans, groundwork and permits), what began as two forty-foot high cube containers is now a light and airy 672-square-foot house. It's not dirt cheap- the Sarah House (named for a San Francisco homeless woman whose makeshift home inspired White) is currently on the market for $135,000 (and only to low-income buyers)-, but that price includes a lot of hidden costs. "I spent 40 thousand dollars for the lot and then the infrastructure underneath it, getting the sewer, water lines, probably an additional 25 thousand dollars. So you can see where I'm at, the house is still coming in at 55 to 60 thousand dollars." White thinks with time and economies of scale, he can bring the costs down.

This guy isn't just building with his brain to make things cheaper, he's building with his heart. Cheap and affordable, stylish yet simple and modern, and made from durable recycled materials! Its a win win for everyone! Bravo to him! Love the design, genius!

Also humidity is a challenge in a metal structure. You actually need spray foam insulation.

If you are seriously interested in containers, un-ass your giddy emotionalism and forget that "heart" bullshit. Then STUDY how containers are constructed and how to best use them, Greenwashing container structures is UTTER BULLSHIT. They are already frequently used for mobile storage and industrial structures at which they are better than stickbuilt structures. Containers are easy to work with WITHIN THEIR LIMITATIONS. Learn what those are. This builder did a good job and his choice of 9'6" High Cubes was wise. Standard height containers suck no matter how cute they appear on KZfaq. So do the little 20-footers, I own three 40' HCs and one standard height 20 I use for storage. Learn about SHELL COST vs. NET COST.

Shipping container homes are not w fad. Tiny homes built with traditional building materials decay over rime from the elements. Containers replace rotting wood with solid steel structures as the support and still standing, functional, & increasingly more valuable.

I’ve followed the container-as-home movement a bit, and this is one of the most sensible, realistic concepts of a replicable process. Kudos to the architect.

As a senior citizen myself I love this home. I currently live in an RV and I wish I had known of this first. Fewer "things" and less to maintain are what we seniors yearn for. Bravo, Mr. White.

I was the architect and designer that didn't laugh at Jeff and helped him obtain permits from the city. There was extensive architectural and structural engineering issues involved in this project: Room layouts, door and window placement, plumbing, mechanical and electrical as well as energy code compliance and structural support. The design phase took nearly 5 months of preparation. Yes, the City balked a bit at the idea of containers, but seeing the structural engineering and energy calcs involved answered their concerns. As far as cost, yes this was more expensive than conventional construction, but being a prototype, that's usually the price you pay. if these were to go into production mode on a larger scale, costs would come down. I don't think they would approach the costs achieved with conventional production housing.

Vince Oles Thank you Vince for clearing that up. It's such a common misconception that a shipping container should equal very cheap housing. It's easy to forget both what it takes to convert one into a home (plumbing, electrical, etc) as well as the engineering issues around a prototype. I look forward to seeing someone take this beyond a prototype.

It's the strange projects that walk through my door that I embrace. I have yet to have anyone ask for a container home, but if it ever does happen, and I'm sure it will, I'm completely willing to embrace it. Anyone who would turn away a project this challenging got into design for all the wrong reasons. When a client hands you a challenge like this, embrace it, own it, and produce something worthy of praise. Nice to see you did just that Vince.

okay so I have seen many many container homes and I want to say that the way this was explained and presented was by far the most professional I have ever seen. Now I have to say that this is in the top 2 container homes. I just don't like the area but the design is absolutely fantastic. this coming from a person who designed and built her own home.

Arlene Haas I really like this house but the area it's located in is not the best. I lived there about 4 years ago when I was 14 and I remember riding my bike around and seeing this house but not really thinking that it was shipping container. I really loved this home but the area was full of gangs. 4 of my frinds are im gangs in this area.

You really need to get a clue, and I don't mean from KZfaq. Go work with containers yourself and learn about shell cost before spouting nonsense. Containers have many useful applications but KZfaq videos fail to emphasize those because the purpose of the videos is clickbait.

I love this. I am a senior who is finding that bungalows are getting to be extremely expensive as the general population is aging. I think the flexibility of these things are wonderful.

400 sq ft park model RV are wonderful as well. My family lives a distance from me and one day I will have to get closer maybe in their back yard and I will not have to move out of my home to do it nor get rid of my stuff. Give this some thought also. You’ve got to own the land and if you do and plan on staying there this unit is excellent.

It strikes me that rather than totally kicking out the metal for the window, you could sand it, paint it and use it for an awning over/above the window.

+George Senda I've seen that done on other container homes. Also you can use the steel to make window ledges at angles to the walls to gain extra interior space.

I love this! Being a disabled senior, it’s a home even I could live in! Well thought out & made easy for anyone to maintain! I can see this being a popular home for the future! Economics are an important issue for all but especially for seniors seniors who want a home/haven but are financially restricted! Congratulations & the gentleman who described everything did a very good job!

Brilliant! I love Jeff's vision and appreciate his willingness to move through the process of changing the system to accept this new type of construction. I've built a large stick house from the ground up (and lived in a 29' travel trailer 4 years while building) and feel that stick houses, in general, are such a gross waste of natural resources on so many levels. It makes sense for our growing population to accept an expanded mindset about housing. Less 'keeping up with the Jones' and more living simple, meaningful lives that are not house-centric. Great job! Wow! I love that this is built with ageing and ability in mind. You see so many tiny homes that require climbing and stretching and shifting things, it's a breath of fresh air to see a tidy little place that could accommodate a person with limited mobility. Makes me look forwards to getting old and living in a smart thing like this :)

I love this man!!!! I'm a lady builder in Southern California. I was a project manager with Habitat for Humanity in LA and a certifieod builder for the department of Agriculture. Brilliant! I love this project. Wonderful to see people thinking into the future and considering ways to recycle and accommodate senior and moderate income folks. I'd like to see whole communities built this way. What an incredible solution for outer urban areas where people are getting priced out of city centers.

I am in a wheelchair...if you really want to make accessible,.....the shower needs to have NO step or raised lip and also a perm ant bench seat...close enough to the shower nozzle and controls....plus the front entrance either needs a small ramp or preferably with no raised doorway.....great house! The concrete is great for wheelchairs...We own a Habitat House and love it! But...this is a great viable alternative! Thank you for showing us your work! Blessings!

@@coffeedogsandservicedoglaw9045 I'm in a wheelchair, also. I need so much extra space so I can flip back the legs so I can get right up to where I need to transfer. A lot of folks just don't take that into consideration. I am in a great living situation now, and home delivery for groceries has just started, which is a godsend for folks like me. So many things to take into consideration for the target population that is growing in numbers.

Love this concept and the attention to details for the elderly, like the sconces and large walk-in shower. I live in a patio home with high ceiling fans and smoke detectors that I can not reach to change light bulbs and batteries. Builders MUST take these things into consideration - all of the residents in my neighborhood are 65+ and some are disabled. Kudos to you!

Living in the Midwest, I'd imagine the base structure of this home would hold up against tornado than most. I'd stack a few containers and make it several floors. Possibilities are endless. Great video. Thank you for sharing

This is phenomenal . we have a very severe housing shortage in the UK. There is virtually no social housing and private rental is extremely expensive. We have many people who are being made homeless due to redevelopment. We do have a few shipping container homes here in Brighton tho. I would love to see this implemented across the world. What a well designed and thought through space. As a disabled person it is really great to see you thought of disability issues too.

This video is interesting, but the one thing that gets me about these alternative housing videos, is that eventually the person building these places, get around to talking about how others live in big houses, and they make some kind of judgement call on that. If one wants to live small, and attract others who wish to do so, it's great, but not everyone wants to do that. I personally like the tiny house idea, but not so tiny that I can't do what I want. We bought a like new manufactured double wide home for only 23,000, and it is 1,188 sq ft, and that is small enough for me, although I would consider a place around 980 sq ft. So if price is the consideration, one can buy a nice mobile home, with room enough to live, but I know that not everyone would prefer a mobile home, and that's okay.

Daisy......modular or mobile home’s are less expensive because they’re made with very CHEAP materials! And during a natural disaster a shipping container home would better protect you and your loved ones. Have you ever seen how bad a mobile home is torn apart or carried away during bad storms and floods? I have! It just happened to a complete mobile home park during a flood in Missoula Montana. Just a few months ago. Shipping containers would still be there! Think about it! Just saying!🤷🏽‍♂️🤷🏼‍♀️

You have it. We just need to realize this is the future of the American dream. I would do almost anything to own a 40’ container home. Due to credit restraints I never will but I will cheer anyone one that is thinking small. It is the perfect home for a single, a young couple just getting started, an older couple downsizing or like me a 67y/o individual with back trouble to the extent of 6 major surgeries. I'm really impressed with this video and all he information he had as well as the passion for what he's doing. He kept me engaged the entire time, and I absolutely love this home, I could see myself and my fiance living here very very happily. all the different variations and self taught info was just amazing. I hope that they take this farther, it's definitely a worthy endeavour.

Does it occur to anyone that a well bolted structure of this typre would be earthquake proof. The stuff inside might get bounced around -- but it could NOT collapse. This would be great to rebuild lost Haiti housing, and in other quake prone regions!

Good point, Mike. I live in earthquake country. My friends in Santa Cruz County lost their home in the Loma Prieta quake in the 80's. They rebuilt with a multi-unit container configuration. It turned out beautifully. It's bolted to a very strong concrete pier foundation and each container is welded to the other. They saved six containers from the scrap heap and made something fantastic out of it. It's a home that's built to last a long time.

Jeff, this is amazingly good architecture and community planning! I agree with you on the philosophy of having less and only stuff you treasure. I have long wanted to build my home from containers as the modern aesthetic is very appealing! Can you do this in California with no problem from city planning depts? This would be my dream home with a beautiful water saving xeriscape garden, and veggie farm in back with some chickens to eat the bugs and fertilize everything. Ducks eat all the snails and lay good eggs too! Please could you point me to a site where I can get in touch with you later when ready to build my own home? I'd love to see the work you have done to date. Many thanks to Vince Oles too!

I have to ship a 40 ft container with my stuff from the USA to an Ocean Front Property I plan to build on soon in JA...I soon prefer to do THIS on one section of the lot...with the front porch overlooking the ocean...

I want this house- just not in Utah! I need to sit down with myself and have a serious conversation as to what I want my last years to look like. My son graduates in two years (later in life baby) and once he is making his own life, I know smaller living is in the cards for me. I like the interior of this house very much. I'm so jealous of their ability to have goats and horses in their yards in that town. We can't even have chickens where I live (but of course, the neighbors can all have 3-5 dogs each). :(

I like the free light windows and living without stairs and ladders that most tiny homes have. Good idea to have no light bulbs to change from a ladder. Great size to the shower / bathroom. I enjoy my water heater like the one he has used here. Harvesting roof water rocks too. No duct work for the a/c is perfect. This guy has it all right although I don't remember him mentioning floor coverings. (concrete, wood, etc..)

The style is actually retro not modern & contemporary. This was the exact style only instead of container homes it was concrete block homes back in the 50's & 60's. I remember looking at some back in the early 70's with the same high windows (which I did not like as although it let some light in, the room was dark in spots & felt enclosed because they were not down low enough to look out of.) It had the same block style, straight small kitchen, carports, etc.

I'm from Jamaica I wish I could have something like this there I love it for the price and it would be hurricane resistant this is one of the best things I've ever seen in housing Concepts I love it so in reality it would be around 40 Grand to build a house like that if you already have land container and labor love it keep up the good work tell me how I could get one like it

They are indeed storm resistant. I have two welded together as a shop and it stays bone dry in storms. That's why I used containers. If you are serious. STUDY containers. Your local labor costs will be reasonable and one person can do most of the work. I placed mine atop steel beams and joined them single-handed without any mechanization other than the winch on my truck, and I didn't use that much. If you don't mind learning basic welding you can to that yourself. I suggest you place your power pole first and have a service panel with outdoor outlets (in the US I use 120v and 240v for my single phase welders and compressors) so you have power before you begin construction.
