I know sure as hell my 3 spots treatments have done NOTHING. Still find piles of coffee grinds (termite shit) around my house. Next up, try a tent. They fly around and when they land their wings fall off and it's gross. South Florida here, My home is an indestructible concrete block construction house and I still get the termites.

I own a condo for 24 years and living in. We had a couple termite treatments in the past. The last time was 7 years ago. They always treated outside in the soil around the building. Few months ago i found a soft spot in the balcony wood, called HOA to inspect for a replacement. They finally decided to tent the building this time (4units). I sm not comfortable with the fumigation worrying over the harmful chemicals that affect my health afterwards and in long term. Am very allergic to everything almost. The termite company explained that depending on what kind of chemicals applied. All they said does not convince me from anxiety thinking about it. I requested to change to the method previously used. BTW none of the tenants/owners in the building experience or seeing the presence of termite except the rotten wood on my balcony. Moving out temporarily a week for the process is not an issue for us but the idea of poison injected into the home is a big concern not to say like a nightmare. Am i and are my neighbors too exaggerated over this treatment? I would like to have yor opinion. Thank you.

You have a few things going on here. You have rot in your deck. If it is termites and not rot then tenting is best because that is the only way to make sure the termites are not in your house eating your support beams. If it is fungus which is a wood rot NOT harmful to humans that needs to be treated, tenting will not fix that. Tenting will not cure the soft spot it will need to be repaired. Your health, if they are using Vikane gas it is an inert gas and unless you go back in the building before it is considered clear it will not harm you. It is not injected more like blown in and when the windows are opened it blows out. After the fumigation they verify with a meter to make sure it is safe. But I recommend a deep clean that cleans the floors and ALL surfaces wipe down everything. Take out all food, plants and bedding. You should be fine.

Thank you for this post! I am swaying towards not tenting. We noticed termite damage at my mother's house. We plan on replacing the roof very soon. Our plan was to have them fix/replace any damage at the same time. The roofer said if they saw any damage whether active or old they would spray the area. Would an alternative be to have the home treated by a pest control company and set up follow up treatments each year? She lives in SoCal. Is there such a thing as a specific season where termites are more active or good source of food is good during any season? Thanks again and sorry for the long reply!

Yes warm times such as when spring warms up and in the fall I recommend having it tented then have the roof and repairs done then you will be set for quite a while.
