Homes sales are screeching to a halt in many places in the country. Lots of people can't buy in The Villages if they can't sell their home up north.

Mortgage rates are a factor for many….

We just bought a 3/2 home and will close in March on it. Key items for us were: (1) wanted between 466 and 466A; (2) newer roof; (3) updated throughout; (4) low/no bond; and (5) some privacy from neighbors. We were in no hurry to purchase but found one that checked all of the boxes so we jumped on it. Buyers were willing to negotiate and we landed about 5% off asking price (which had already been reduced as the home was on the market since the end of October). We are pleased.

You are number 1 because of your honesty. Another you tuber said we should buy now because mortgage rates are dropping and we will have multiple offers and no home inspections. While I think many home sellers are being more realistic with prices, many are obviously not because of how long the homes are staying on the market. There will be a few perfect homes with appropriate prices getting a few multiple offers, those days are over. No home inspections. Over too. I crossed that realtor off my list. Honestly is what we all need. This will be my most expensive purchase. If I cannot trust your opinions, I will not trust you with other facts.

Always enjoy your smiling face and updates on real estate there. We have targeted TV as our destination in a couple years.

Congrats Robyn on being #1. To answer your question about the interest rate, I personally have to say it effects me tremendously. If you have available funds that would not be a problem but most people are either on a fixed income or are just starting their journey of purchasing their new home. The rates that are current are outrageous. This also effects people from out of the USA. I mean life is expensive as it is but then the conversion will be another hardship on outsiders. thank you Robyn for such informative videos and congrats again on your standing.

The interest rates are affected. The markets where I am housing a slow right down nothing selling not as fast prices of come down to gratulation’s I’m being number one it doesn’t surprise me considering I met you back in January. Nice lady and very honest. Hopefully will see you me and my wife next week. We’re doing our lifestyle stay in the villages, Doug and Denise .

The interest rates have a huge impact on the decision to purchase. I have a home in Fairfax, Va and I'm looking for a second home....but will assume a mortgage for the second home.

Sales are down in my Village neighborhood despite the happy talk in the sales offices. My home has not sold and it is new and centrally located. The price was reduced but the buyers are not there like at the time we purchased. High interest rates and politics have contributed to this no matter what side you are on. Deep discounts on new homes in the out villages like Dabney are affecting resellers == we should have gotten a discount from TV sales dept. like now.

I'm a realtor in Illinois and would like to move to Florida/The Villages. Studying the market. The rates that should have gone down haven't and have moved higher. That will affect those that need to have a mortgage in order to purchase a home. The Villages, with the higher interest rate, Bonds, CCD, high homeowners Insurance, high car insurance has made our effort to move there that much less affordable. The housing market needs a serious correction. It's just not sustainable under the current conditions.

Home sales are horrible in WI.....in my city there are hardly any homes for sale, and if they are in the 200K-400K they will sell quickly with multiple offers, a home hit the market yesterday and had 9 offers in 20 mins! Nobody is putting their homes on the market, its crazy! I'm still waiting for my buyers to get financing, but I own a commercial property and it's in underwriting now for 2 weeks, so hopefully they get an answer soon! That's why I want to move to TV!

Furniture is not automatically included with the house purchase. It must be a separate deal or specifically included in the contract. So beware of falling in love with the furniture, it may cost you.

I figure most retirees have to sell their current home and use the cash to buy in TV. They should not be using their 401k funds. If high rates cause their house to sit, they will delay their move.

Shop around because why would you buy it this week when you can buy it cheaper next week
