In this video, I'm going to demonstrate how you can retire in Mexico on a million dollars, regardless of your current age, and no matter how long you live.
You'll learn about some very cheap places in Mexico including what I consider to be the single most affordable city I've ever been to after traveling around much of the country.
You'll also learn some Mexico real estate and dividend paying index fund strategies to help you figure out what you need to do to reach your cash flow retirement goals in the coming years.
Please don't consider this investment advice, I'm simply sharing what I might do if I wanted to retire on a lump sum of a million dollars in Mexico.

Someone in the comments asked me "Why VYMI and not other ETFs or other diversification? Most recommend moving to less volatile investments as you approach/enter retirement." I thought that was a good question, so I wanted to share my answer in a way that more people would see it. There's a number of reasons why I think this is a great choice... - 1.) I don't like the outlook for the dollar and I want companies who currently (or have the ability to) earn most of their money in other currencies. - 2.) VYMI is a collection of 1,350 (this number changes a little each quarter) of the biggest and best international high-dividend-paying companies. This provides incredible diversification with the click of a mouse. - 3.) I want inflation protection and buying quality companies is an excellent inflation hedge. You not only currently get high dividend yields but those dividend yields and share prices will generally outpace inflation. So let's say inflation is 10%, no need to worry, your dividends should increase by more than that (they probably won't beat inflation every single year, but over longer periods of time, yes). - 4.) It's a good value. You're paying less than 10X earnings. The higher the P/E, the more downside risk you have. - 5.) It's a Vanguard fund. They're arguably the best run and lowest fee ETFs on the market. They also pay dividends quarterly, not all ETFs do. - 6.) I'm buying it for the dividends, not for the price appreciation (although the share price should increase over time). So therefore, if the stock market crashes, I won't get hurt much. The number on the screen when I log into my brokerage account will be less after the crash, but my dividend payments probably won't change much. - 7.) You're not dependent on the success of one country. It's not only diversified across many different industries, it's also diversified across many countries. So if one country or one industry has it rough, the rest of them will likely make up for it. - 8.) High-dividend-paying companies are generally companies that have been around a long time and have staying power. They've been through several cycles and have already proven an ability to survive bad times. They generally own a lot of assets, have strong balance sheets, have built up many loyal customers over the years, and have proven to really know what they’re doing. Also, some people have been commenting saying that they're seeing a much lower dividend yield for VYMI. Every website calculates it in a different way and a lot of them simply just aren't very accurate for international ETFs like this. I like the way Morningstar calculates the forward dividend yield (the dividend yield they expect for the next 12 months): They take the most recently reported dividends per share for each company in the ETF and multiply it by the average historical dividend growth rate for that company. From there it's simple math to determine their prediction for the forward dividend yield of the entire ETF. www.morningstar.com/etfs/xnas/vymi/portfolio

You should check out ZIM it about $56.00 and has a $17.00 dividend. I personally don't like mutual funds or EFT's as dividends are too low. I invest in companies with consistently strong record of paying dividends. Like stocks with price less than $100 and dividend yield more than 5%. I'm looking forward to your next video. Thanks, Mark

Hi Jordan, Congrats, great videos. This my first time making a comment. This video validates my experience as I have retired 20 years ago and while I can choose anywhere in the world to live (Hawaii, Florida or anywhere in Europe) but I chose Cuernavaca Mexico after visiting many places for a number of years. For many reasons, It has a central location with an international airport nearby from where can travel anywhere in the world, just two hours by plane to Houston if I need medical care in the US. Nearness to Mexico City provides me many advantages. Access to all cultural activities, academic institutions, (not available in beach towns), great weather year round, lower cost of living than beach towns (where I can fly to any I choose for variety), Cuernavaca is an international city with many nationalities: Americans, German, Swiss, etc. where it's easy to make friends with same interests year round in addition to the locals. Great restaurants and facilities. No need for heating nor A/C ! therefore lower cost of living. I have all the perks you mention that are unaffordable in the US to retirees. As you may have found out, there are many Mexicos, the ones you show on the streets or in the markets, but there are others once you connect with the locals will open up a social circle, also with expats already residing there full-time. Choosing a neighborhood is paramount, the more upscale the better. I could go on and on. If you like more details about my experience, do let me know, I have lived in Cuernavaca since 2005 and I reevaluate every year, I have found no better one yet.

It's nice to have the infrastructure and places with more affluent people certainly have more high end choices for certain. Primitive communities have good people, but few creature comforts - one town had good coffee only after noon ; )

@@JamesG1126 There is always violence anywhere. Just look at any US city. In Mexico the violence is between the gangs that supply the drugs to the US and now other places. I still prefer Cuernavaca's location in the middle of everything. Few cities offer the same to expats and we cannot live like hermits. I prefer a city with cultural activities, universities over beach towns. Everyone has a different taste and that's fine. Stay Safe

@@JamesG1126 Queretaro is very nice, as there are many towns in Mexico. Though, colder winters than Cuernavaca and windier! Queretaro was high on my list as was Tequisquiapan. Orizaba, that Jordan mentions, is also very very nice, but has no airport and farther from bigger cities. There are literally hundreds of cities to choose from depending on what kind of lifestyle you prefer. I liked and enjoyed living in Guadalajara some years back. I have nothing against Queretaro. all pluses.

I wouldn't like like a king in Mexico. I wouldn't want to draw that kind of attention! For example, I'm perfectly happy to live in a nice modern 2bd/2ba condo great area in an affordable city.

Hi, I agree, I am currently trying not to live like a king in Mexico but I like "comforts" however my wife is really teaching me to live like a Mexican and not try to attract attention because that is how local gangs and petty thieves thrive upon. Good comment that you did 👍🏾

Great episode! One real estate tip. If you live in your own complex, don't let the tenants know you own the place. Hire a property manager, so you don't have tenants knocking on your door whenever they please.

There is about a million americans in Mexico right now, predictions trend towards more americans of mexican origin moving back every year, there is a potential market there, because despite being hispanics they are still americans who don’t know Mexico, could be a good service.

Property taxes for my Texas home are $3,500.00 yearly. Property taxes for my twice as large Queretaro home are $95.00.

Texas is particularly high since there is no state income tax, they nail you with property taxes.

Taxes in one of my properties in Texas is over $6K a year and over $4K on the other home….property taxes here are no joke….will sell one of my properties and buy me a Quinta in Mexico….hopefully move down there soon

I have also owned rental properties in the US and the general attitude about paying rent has changed. Now its not longer a general concept that you have to pay your rent no matter what. Its more like you pay your rent if you have money left over each month after you buy food, make a car payment, pay your cell phone, get some new clothes, go on vacation, go out to party, go to eat out each day, buy some new toys, etc etc... At the end of the month the landlord needs to understand there is no money left over and its his fault for asking too much for the rent anyway...

Rent was waived for a while in the pandemic, and if it can happen once, it will probably happen again. The only safe bet was section 8 housing because the taxpayers kept paying the government to pay the slumlords to house people who do not work. Look at Berlin and Barcelona - the people can just vote for no rent and bam, no rent. It is concerning.

I would like to add another incentive for buying RE in Mexico. Property taxes are very low in comparison to US. If you pay them in advance you even get discounts, up to 50 % !

I think this is the video weve been waiting for… well, that I have been waiting for. I am always dreaming about what we would do if we won the lottery. But then you even gave us a more reasonable savings plan. My husband and I are building a house in mexico, this is a great explanation of about how much money we would need to keep our standard of living here.

You can live well on a million dollars anyplace. Panama, Philippines, Thailand and others are more attractive than Mexico where prices are much higher.

Great video! If everyone put as little as $40 per month into a good solid index fund for their kids from birth, and just let it grow and ride the waves, then that child would be a multi millionaire when they retire! If you’re just starting out, try to invest 10% of your monthly income into a good solid index fund, and let it ride!

Hey Jordan, I plan on taking a trip there to check it out for future Retirement move. You should start a Relocation company for Foreigners (Expats) to help them transition a smooth move, answering Q’s and contacts. This is what holds me back cos of the unknown factor’s causing Anxtiety, 😢😂.

I did something close to this in 2005. I bought a property in Guatemala, the best residential part of the cou try, then remodeled it using local labor. Its gorgeous with volcano views and a large tropical garden 3,000sq ft and covered outdoor terraces for dining, entertaining and an art studio. I will live here til I die....I have already been here for almost 20 yrs.I pay $97 a year in property taxes. My mate and I have a combined income of about $40,000 to 50,000 a yr guaranteed income for life and we get COLAS, not as high a rate as we'd like, but sufficient. We bought a new vehicle back then and maintained it well. Yes the expenses are the same low cost as Mexico. We have two employees one full time and one partime gardener. We have no heat or AC in the tropical mountians three fireplaces used only in Dec to the end of Feb.. And yes medical costs and Rx are much less expensive than US copays...local market prices for food is way ñess than USA. SO we do have a millionaire lifestyle....a driver/shopper/ chef trained by me/ handyman/ gardener/ personal assistant who arranges our appointments, pays our local bills, runs our errands etc etc...it is HEAVEN.

I remember when no one and I mean no one traveled to Queretaro... from Mexico City in the 80s...so many historic buildings and no tourists. Heck San Miguel was that way, many places in Mexico were mostly undiscovered and un developed so one day Orizaba will be "discovered" too.

My girlfriend is Mexican and lives in Tampico off and on. She tells me most don’t have insurance on their homes due to the type of construction. If this is true, that’s a huge savings.

Cinder block and rebar is hard to destroy. Pretty much only earthquakes and sink holes will kill your house. I've seen very few CINDER BLOCK houses with cracks (only remember one actually) after earthquakes. Seen plenty of century old ADOBE homes destroyed through.

Earthquakes can do a tremendous amount of damage to buildings made of concrete as has been experienced in Mexico City and in many counties and cities around the world. It is true that most people in Mexico don't appear to have property insurance, probably to save money, but gas explosions, fires, landslides and flooding do happen and property owners can lose everything without insurance. Every location has its perils, some worse than others.

@@lauriedawes6003 True. What I've seen in CDMX are bigger multi story buildings collapsing. Are the damage I've seen is on larger buildings. Mostly plaster falling off. Our city is pretty much next to an active volcano.

Great video Jordan but I think you are overestimating the tax burden on the dividend income. These dividends would very likely count as "qualified" as long as they are held for 60 days before the dividend and if you have no "earned" income from a job, this would be taxed at 0%. So you get to keep and spend all $3,127 per month. Even if they were not qualified (for whatever reason), the marginal tax rate on that level of income ($37,520 a year) would only be 10% for a couple ($37,520-standard deduction $25,900=$11,620 taxable @ 10%) for a whopping $1,162 tax bill. Leaving $3,029 to spend.

Here in the UK is like the opposite …. They have houses withe up to 3 beds and only ONE. ‘Family Bathroom ‘ …crazy ! Imagine the queue to do to the toilet ….or to shower ( maybe that’s why many English don’t shower every day… ; ) . I am from Chile and over there a 3 bed house will have as a minimum of one master bed en-suite, one big ‘family bathroom. ‘ and one extra toilet sometimes with a small shower included .

I know you're doing mexico videos ...and that's what I want to watch, but for Europe your calculation / thoughts could also fit just saying Mexico isn't the only option ...for some reasons I would prefer Caribbean sea or maybe also Oaxaca (I was there only for vacation...would love to go there again for a longer time)

I have never invested in stocks etc,. Since I was 18 - 19 I started purchasing properties and land. With the market as it is I have sold most of all my properties, approx. 800 acres, 4 rental properties and the home I live in now. Purchased 2 homes in the El Tezal area, one to live and one to rent. Moving permanently this July.....you make me think I need to try stock investments. Great video.

WOW! Can't believe all the haters. Been watching your videos for years and have a lot of respect for everything you've been through & accomplished! I've never read or made a comment, but thought you did a great job explaining the above concept. Unfortunately there are too many people who only see the glass half empty. Our family had several condos in P.V., then built an 8,500 sqft house on the beach in Nuevo Vallarta in '84 & have loved the area. I was heading back down there in June & was going to suggest meeting up & showing you around, but plans just changed, so it might be another couple months. If you would be open to that, let me know & I'll contact you when we revise our plans. Is there away to communicate other than these WAY too public comments? Let me know...

If you have qualified dividends, US companies held over 6 months, you will pay no federal income tax on the first 80K in dividend payouts as long as you have no other income

One of your best solo videos, Jordan. Great info if you're a millionaire. As a Canadian one thing I was surprised you didn't include in your expenses comparison was property tax. That is a huge expense here, usually thousands of dollars a year, but almost nothing in Mexico. As just a poor pensioner living in Mexico can be cheaper but the biggest expense is health care. Free in Canada but can easily be a disaster in Mexico. A fellow Canadian had a minor intestinal issue but ended up in the hospital in Guadalajara for sixteen days. Cost? $35,000 CAN! That is the only reason I can't come back to the best place I've ever lived in my life.

Canadian healthcare is not free, you pay for it in taxes. You can buy private healthcare internationally or in Mexico for $300 a month or less that will cover you for just about everything 100%. As an American retiree in Mexico you can drop your medicare and buy top of the line medical insurance in Mexico. Or as Jordan pointed out, you can keep it if you have quick access to the US for medical care, quick access insurance can also be purchased in certain areas of Mexico as well through agreements with some Mexican hospitals and US hospitals.

i had a friend, hospital stay 350,000, yes he was there for a month, and yes it is cheaper than the usa, but they dont do payments at the hospitals in mexico and its cash or credit card. a couple hospital stays in mexico and it could bankrupt you...

By the time one is 65, it is highly likely that one will have some pre-existing conditions that will be excluded from international insurance. Typically with international insurance, there is usually a waiting period of 2-3 years on pre-existing conditions. Some people buy into the public option after they are legal residents and use medicare for emergencies. In private hospitals, one has to put 5k down as a deposit when they check in unlike the USA.

If you go on the Mexico Relocation Service Channel, there was an interesting interview with Dr. Hernandez of the Chapala Medical Group. He has many Canadians and USA nationals that are clients. He said that many Canadians had been raised to believe that their medical care was the best in the world. They were surprised to experience on how much better their care they were receiving. Per Dr. Hernandez, Canadians had to wait a period of time to get an appt and were usually restricted to asking one question or health concern during said appt. Dr. Hernandez said typically as one ages they typically have more than one issue, this necessitates that a Candia will have to have multiple appts in Canada. Also, the average appt with a doctor in Canada is 10 min with their doctor. Dr. Hernandez schedules 30 min appt. His appts in person or virtually are $45/appt. When one considers the difference in what one pays for property taxes on homes in Mexico, that can easily pays for an insurance.

Hmmm - I have heard it can be rather risky as a foreigner to end up not in trouble in buying real estate. In your words - a million things can go wrong. Dental cleaning - last one w/o ins was $300 ! Are you paying those cleaners enough for them to live on themselves? I think that is important. What would it cost to get a good property manager for the rental(s). From experience that can be a real headache especially with local ordinances/language barriers/etc. Orizaba sounds great to live in, but if you bought your rentals property there the amount you would earn on it would be less too. Am I thinking correctly?

hey jordan whats good man?. i was born in aguascalientes but i was brought to usa when i was 8 im now 36. im happy you metioned aguascalientes as a choice to retire, i know people would rather just buy a place but for a cheaper price tag you could buy a nice lot and build a house outside the city and build a super nice spacious house with a yard to put up fruit trees and have some animals that could yield you part of your daily food supply. That will be my plan for the the next decade i have three kids and ill be 48 by the time they finish highschool so i plan to have something built so i cam spend my winters down in aguascalientes n summers back in indiana. But once i completely retire ill be full time back home you missed la feria de san marcos it just started yesterday. thanx for sharing this videos been a subs for about 3 years or so.

Interesting stuff. In terms of costs, I'd be interested to hear your insurance costs (car & house), plus property taxes and such. That alone could save you a whole ton vs many areas in the US.

For me Mérida is perfect in every way but one. I just can't stand that level of heat for most of the year. And if you want your place nice and cool you'll end up on DAC and you'll spend a fortune on electricity.

I have Vanguard funds and I don't think it seems always necessary to put into dividend paying only funds, or dividend-centric funds.. I get some dividends not a lot, but the companies are a good mix and I do better with capital appreciation over the years, that is the main driver of underfunds, cash flow is good, but when the value of your portfolio is going up and you are selling off some of that to live, its not a big deal in my opinion. Touching the principle when the value of that principle eventually goes up 6-11% a year.. I just let the dividends re-invest and buy other shares... not using the dividends as income to support my life.. owning a home would only make sense if your carrying costs are lower than renting.. I owned a home once in the States the the expenses after deductions were insane. Having that one home and worrying about it if you don't want to be there is an issue too, renting can be a pain and dealing with it, even if you have a management company taking care of it..

as always, very informative video! This one is specifically interesting to me since it’s my exact situation today. selling my bay area home and will have about 1M coming to me from the sale. my plan is to move to puebla and “retire” at 42…. I’ll buy a house in puebla for a bit over 200k and a small condo close to the ocean, haven’t pin pointed exactly where yet, for about 150k..and rent the condo some of the time. i feel like this gives me the best of both worlds, Puebla has amazing amenities and weather most of the time and when it doesn’t i’ll head to the beach. i’ve created spreadsheet after spreadsheet to figure out how to best use 1M for retiring in Mexico… your video really helped and motivated me to make it a reality sooner than later

At 42 you'll be too young to sit on that 800k cash unless you got some business plans in Puebla. You'll better off collect a rental net of 6-7% from CA instead. I am starting a new life in my early 40s next door in Morelos but not selling everything in the US just yet..

Interesting, thanks. Though VYMI is not an option as inflation is 8.5%. Thus buying a rental property sounds more like a plan, except you can’t buy oceanfront apartments if you’re not citizen (without using workarounds, such as a trust, etc.)

I would argue that it's a great option, despite the inflation rate, and here's why: You get the quarterly cash flow from your dividend payments but you own shares in companies that have pricing power and each of those individual companies in the ETF is an inflation hedge in itself. You put a collection of 1,200 of them together and you have yourself an awesome inflation hedge. So along with the cash flow it's generating, over time the businesses are going to reinvest earnings, the companies will grow, and the value of the shares and the value of the dividend payments are likely going to increase in excess of the inflation rate.

Thanks, Jordan - haven't been down Mexico way for many years, but appreciate the information. For retirees,plan D might include annuitization of the million, as well as IRA/401k withdrawals and Social Security/Pension to provide sufficient income. I'm trying to convince my wife that we could have a fine lifestyle for a lot less than here in California - we'll see. I'm partial to Baja, maybe Mulege or La Paz.

Taxes are quite high. If you're investing in homes in the US, you have some liability, but you'd be best suited taking out a mortgage, has tax benefits and you can still hold other more stable passive income. And if you invest in México and earn there then you'll likely pay no US taxes, but will likely pay Mexican taxes

If you are young-ish.. start a Roth IRA. Over te course of 30-40 years you can get close to a million or more. You don't pay taxes on the funds you withdraw from a Roth IRA :)

I've made millions for clients in the California real estate market. Back in 2015, I sold a home to a client for 650k, he only put 10% down and tenants have been making his payments since then. The home is now valued at 1.5 mil. 3 years later I sold him another home for $780K. This home had a 1 bedroom unit that he rents for $1825 month. he converted the lower 2 bedrooms and laundry room into a kitchen, he rents this out for $2400/month. He and his wife live on the upper floor that has a full kitchen, living room, full bath, converted family room into another bedroom. So, he could rent that out for $2800 month. This property is worth now about 1.3 mil. He also only put down 10% when he purchased it. We did it again last month. He bought a triplex, he did have to put 20% down since it was a triplex, but it was appraised at 1.1 mil, negotiated 80k off the price and its generating about $6500 month on rents. In the past 30 days, he could already relist it and sell it for 200k more.
