I love tall cabinets. Yes, I may need a step stool to reach, but that's where we put stuff we don't use everyday. Special occasion type stuff.

This is a very nice build. Love the layout and spacious, bright rooms. The exterior is very attractive. Two things I would like to see. A coat closet near entry and half bath in shop. Would also be nice if you could give some basic numbers on price as well.

We live in Athens and are ready to build on our land, so we were super excited when we saw this. We love the work y'all do and so we were ready to come meet y'all and hopefully have y'all build our final home. We were so disappointed to find out you no longer will do a finish out in Athens. Always a great build, you always let the homeowner pick out the interior design. This one is one of the best modern light airy great design chooses. But I didn’t care for the layout no entry way and the master was just to narrow and long. But in general this was a jewel compared to what some homeowners choose so country or dark interior. Beautiful job the homeowners did.

Thank you for showing the home. It's a nice size. One of the things I look at is maintenance of the home. With that tall ceiling, getting to change out the light bulbs when they go bad becomes a dangerous situation for those of us over 60 yrs of age. Perhaps there could be some way to lower the light fixtures (e.g., pulley) so they could be changed out without having to call an expensive contractor to do it or get up on a ladder. In the kitchen, the tile back splash & under cabinet lights are very helpful for preparing meals & cleanup. Re the closet (~12 min). Nice closet with nice wood painted white shelves & well lit. Re the laundry room (~19 min). Nice size laundry room with a window. It looks like there's room to place a chest freezer in it. Under cabinet lights would help lighten the cabinet area.

Some pretty elements to this house….you might want to consider kitchen cabinet HANDLE placements on either side of the sink and range…the cabinet handles should pull open from the side nearest the kitchen windows same with the range, handles on the door facing the stove & microwave. That way at the sink where most people have their water glasses and coffee cups it will be convenient and at the range where they will be getting spices and oils etc it will also be easy. 😊

I just bought 2 lots in East Texas on spring fed lakes and need to check out your estimates to construct on them. They are in Centerville and Big Sandy. This is 96% or better of what I have been thinking of. I have very few upgrades to consider to what you and your clients did here.

How come no hood in the kitchen? 🤔 I can see an Outlet/ Inlet vent above it but then that's not really practical to take out the Cooking smell. Could you tell me why you went with the No Hood option? Any reason?

You will need prints drawn by an architect for you location. Everywhere has different codes. It will need an architect stamp and zoning approval.

@christopherbarber274 I spoke to our tax assessor last week and he said things are gonna change next year in "free" areas. There gonna reassess property that is off grid, all rural property and how it is used. People that have had no codes to build by and low taxes may have a surprise next tax season. Just what I was told from an official. Take it for what it's worth. This will also affect some homeowners insurance.

I love this build. The only thing I would change is, making the laundry room bigger with a large hanging area. I always hang up my blouses and pants and my husband’s shirts too. I have a son who comes home and brings his laundry. So he also hangs up his shirts. Then an attached to the wall cabinet ironing board would also be nice. That upper space that has the HVAC and hot water heater would be a great work out room. It would be nice to have the wall finished up there and have nice flooring as well. Then I would also have to add a large craft room to the house. I am a paper crafter and have many things to store. But I really do love this floor plan. Thanks for showing it to us. Mainly talking about the climate and comfort level of the attic area that is inside of the insulation envelope. A lot of older conventional homes have hot attics and are completely shut off from the climate zones.

I don’t know where you live but property taxes are not that bad, we don’t have a state income tax and when you turn 65 your property tax value is locked in.

Get a couple of cows or goats and apply for an AG exemption and you will be amazed how low taxes are..

If this was your house, would you want the builder to advertise what you spent? There’s no reason to explain cost, since it will always vary based on finishes chosen by the homeowner. Granite vs marble vs quartz countertops . Hardwood vs tile vs stained concrete floors. Etc. if you’re frustrated that there is no price, you could always submit your plans and ask for an estimate. 🤷🏽‍♀️ if I was building, I’d demand my financial privacy too.
