Yeah, Vintage Faire Mall is pretty good. Live in Tracy and the mall there sucks, therefore, I go to Modesto to do any serious shopping. Tracy really needs to upgrade it's bus plans - no Sprouts, no Whole Foods, no Lowes, no 24 Hour Fitness, empty mall w/businesses being abandoned. We had an Orchard Supply - now building is abandoned for 3+ years. Many vacant commercial buildings vacant, etc.

I agree, Tracy does have some work to do to make it more accommodating for it's residents and yes, the mall out there is definitely in need of some work. If you haven't yet, you should check out the outlets in Livermore, depending on the traffic it's similar distance as the Modesto mall.

Sure, I'd be happy to! Here are a the three best zip codes and four neighborhoods within them that are the safest. Zip codes of 95350, 95355, and 95357. Safest neighborhoods are: 1. Kodiak Village / Hacienda Del Sol 2. Palisades / Orleans Estates 3. Regency Park / Dutch Hollow 4. Springcreek / Lincoln Estates. Hope this helps and if you need anything else just reach out. 👍

Modesto gets hotter than 93 in the summer if you like in the hundreds like 100 105 and sometimes 110

Yes it does, that’s just the average from what the data shows. I research everything before I put it in a video because accuracy is important to me so our individual feelings about temperature in Modesto are irrelevant because even those high temperatures are taken into account in the average. 👍🏽
