There are a lot of amazing prefab home options currently available but I've noticed a lot of people are interested in something more affordable. There are a few options currently available but a lot of them come with a lengthy waitlist and I don't think there is currently enough available to meet the demand. It was announced just over a week ago that a new company will be expanding their operations to the United States and I think people are going to be excited about what they've got to offer. The company is called My Cabin and they've got a series of prefab structures that can be bought separate or as a package. In this video I look at the company, their products and pricing. Watch and learn about this new company entering the hot US prefab market and why I think people will be excited.

Change the heat to floor heat that eliminates the wall heater behind the sofa. The sauna to a laundry, bathroom unit. Enlarging the kitchen.

I love watching these prefabs come to market but I have to remind myself that the "total price" is going to be well above the numbers you see here. You'll still have to buy the land, you'll still have to build a foundation for it, you'll still have to dig trenches and string power lines to hook up to utilities, you'll still have to hire a crane to place it on the foundation, you'll still have to landscape it, and no doubt there are shipping costs from Chicago to your site. These things all add up.

It's the same as any house or mobile home, you forgot septic, well, but any house project has that. 🙂👍

And lets not forget dealing with the municipalities and all their bloody permits, regulations, taxes. No HOA will ever allow you in their little club. I like these units too. A couple of the Milla's with actual stairs to a bedroom would fit me just fine. They customize them as well. I'd reduce the windows, lots of cold air leakage and peepers.

Great point Jay. I worked in construction for 35 years and I can honestly say that you can have a custom home of the same square footage built for a lot less and that includes the land. New homes in SC now are around $160 per sq ft. Figure a 1000 sq ft home will be about 160,000. Many of these 300 to 400 ft modular units are going for near that figure. Ripoff.

Clayton homes has a 2 bed 2 bath 820 Sq ft around $60k with a lot more inclusions. I like the cluster idea, I always wanted to build a house that looked like an old west town with different "store " fronts, so the bathroom looks like an old style barbershop, the kitchen like a saloon, the garage like the horse stables etc with the raised boardwalk along the front.

This is right up my alley. I'd want stairs going to the loft because my dogs sleep with me and someone would cry if they couldn't. I've been designing shipping container houses and one way to save money and create a bigger courtyard space is to separate them rather than weld them together. So I like the "compound" concept.

I have had my eye on Boxbl for some time and was hoping that My Cabin would be a good alternative, but Boxabl (which we will probably never manage to get our hands on) has a much better kitchen and bath. And that upstairs bedroom just won't work for us old folks hoping to find an affordable, accessible home. Yes, you can add the separate building for a bedroom, but that's more money that I was hoping not to spend. But I do appreciate you bringing attention to these new little prefabs.

I just bought a modular home in northern Indiana for $118,000 with three bedrooms, two full bathrooms and a total of 1500 square feet. High quality, tightly controlled manufacturing facility, energy efficient and 2x6 outer walls. I can't imagine how the home in this video could fool anybody. Why would anyone pay that much more for so much less living space? I've been hoping for a more contemporary modular house manufacture in the US for many years and it doesn't exist at a reasonable price. Oh! It's even worse when a chunk of this house is dedicated to a sauna! In the U.S., that's just a closet that gets too hot to store things in.

@@vrbnstl1 Yes! My house is from Heckaman Homes in Nappannee, IN and was set by Next Modular in Goshen IN. I customized mine by starting with one of their standard floor plans and then I moved walls around, added several more windows and a spiral stairway. They give a factory tour once a month. Check it out! (BTW. I ordered mine just before Covid jacked the prices)

I agree with the comments for connecting the units - with roofs, with greenhouse style hallways, etc.

The modular cluster idea is pretty cool, and something I'm surprised I haven't seen in this space before. One of the things I've always thought for a larger community is to have a bunch of smaller dwelling units for residents and then some larger common areas for facilities that not everyone needs constantly but which are useful to have (for example, a larger dining room, a workshop, etc.) Basically building a small village as a cooperative.

They look just like the small houses the serf had during feudalism. Only the windows are much larger. Build a huge church + a castle some miles away where the Lord and Lady can live.

That reminds me of my college dorms. There were community recreation rooms with arcades and pool table, even a TV room because no one had their own tv back then. We had laundry buildings because you don't need that all the time, and We had no kitchen so there was a building with a large kitchen type area. Multiple stoves and ovens, refrigerators, counter space. Some tables and chairs. If you stayed on campus when the cafeteria was closed, that space was useful. I rented a tiny cube fridge and had a hotplate that I used in the dorm room. Basically on the bathroom counter, but it worked.

The cluster idea is cool until you think about trudging out to snow and ice covered walkways. So far I haven’t seen much that realistically address winter living. And I’m so excited by the options coming out. Thanks! And the sauna! I like it!!

The nice thing about this prefab is it can interpreted as either modern, contemporary, cottage, or traditional. Very classic yet amenable to many styles.

Yes, great prices!! Love the pickled wood walls against the warmer wood shelves, etc. I could definitely see having a small group of pods like this with connecting decks & even stackable options! I’m in!!

My 20 x 24 cabin sits on 12 acres off Lake Superior. $30.00mo power can go off grid at any time. 2 x6 walls, 2 x 10 ceiling all well insulated, wood stove, LP furnace, 20 x 12 loft. Taxes $480 a year. storage shed 12 x 16 with 12 x 16 relaxing bbq deck. All I need is a garage. Have a 30 x 30 gravel pad for a motor home or travel trailer for visitors with full hook ups. Cost me $68,000, did it myself. Wiil sell my home in time and move there when time is right, enjoying grandkids now.

I do appreciate your work to bring new and different housing companies and concepts to our awareness! I believe this is well within the US price point and style sphere to appeal to the ADU/TH "Ghost Market" who have been waiting for our domestic designers/builders to identify and build to their market - not to their egos. A couple of more companies like this, and I hope we'll finally start seeing this decades-stagnant sector start to come alive with vibrancy, efficiency, and affordability. Look out, Mr. Eichler! when i graduated from college in 1987, i started reading books on business investments and I read a book that within 10 years, prefabricated housing was going to hit the market and really bring prices down. now almost 40 years later, prefabricated housing is just starting rise in demand. I would estimate that prefabricated housing has finally got to a point where it's going be mainstream. yes, i think a few more years with more supply of vendors and we will start seeing some really great products.

Kerry I watch every one of your video and see your number climbing…congrats your presentation is always direct and spot on…. Love the peaked roof and the look of the inside and outside, and I think the price is pretty reasonable. However, I hope they come up with a model that has a bedroom on the first floor. Thanks for letting us know about them.

yep as someone with mobility issues going up to the second floor would not be possible. Although if you wanted you could just treat as a studio and put a bed in the area they call a living room. No real socializing areas then though.

I had a separate sauna out building in Alaska - wonderful! I think wherever there is winter and cold and outdoor sports, the sauna is great.

Love these! I'd get two Millas and a Kalmat(sp?). One Milla for the living room and a larger kitchen (eliminate the bath and loft). The second Milla for a bedroom, full bath, laundry, and clothing storage that doubles as a staircase. The Kalmat would be used as a project/music room. All connected by glass pitched-roof greenhouse-style hallways.

As soon as I saw the cluster of the three building spread, I started thinking about the mid sections as well ( sauna, steam room/greenhouse lol ). I'm handy enough for simple room construction as well. Would love to intersperse adobe contrast.

I wouldn't do 'hallways'. I would plan a bigger glass greenhouse construction with unit's entrances positioned around it and accessable trough the greenhouse and with it the greenhouse would connect all the units in a center point (with main entrance/exit door).

This maybe my next purchase... liking what I see... I could add cabins for my kids to be close but still have their own space connected by a deck. Kinda Vikingesk. Don't need the Sauna... POOL maybe. Not to be mean but I never put the actress thing together until you mentioned it, you do have the Brady Bunch thing going for you.. for me that's cool and you should be honored by the comparison.

I started watching your videos last night. One of the first things I thought about is how these types of homes could accommodate a sauna. A sauna is a must for my forever home. Maybe that gives you some perspective. I like this home option a lot. Thx

A good sauna is wonderful. There are certain heavy metals that are much easier to get rid of through sweat. I think they will do better in places with a winter.

Arizona here - we just purchased a 3 person sauna 5' x 5'. I think we are in the front end of a boom as people see the health benefits. However - the sauna offered here seems massive in comparison. 🥳 Thank you for all your research!

Very cool units, but too expensive for how small they are. When I can find a 600 square foot manufactured home starting at $60,000, this unit at half the size for the same price doesn't make sense. Still a cool idea for a vacation rental or guest house, but not ideal for your main house.

Hey Kerry. Thank you for all the work you put i to these videos. I LOVE this concept of the clusters. Any idea what options are available? You mentioned they can extend the length as well, correct?? Side question… You sell Manufactured homes. How do you feel that these compare to a traditional manufactured home?

You can buy 1 green house or 2 or 3.. .just like Monopoly......... and heck ya...... Sauna is a must.. Pricing aint bad..... i bet shipping to Canada would be not so good

hey Kerry, like your channel. If you talk to the My Cabin people you should tell them if saunas aren't selling they should make the 3rd unit an enclosed hot tub, adapt to the market and give the customers what they want. I am mostly Norwegian too so would get plenty of use from a sauna, but pig-headed Americans want things their way, I'd like both, but who knows how many would choose that option if given. Just a helpful suggestion, I hope My Cabin does well. And hope you continue to keep delivering useful and entertaining content.

Saunas are great after a long day of skiing. In Norway Saunas were used for a way to cleanse your body prior to indoor plumbing.

I like My Milla design (and price). Except I'm not fan of a 2nd floor bedroom. Stairs are not as easy to navigate as one ages in place.

Another informative video. I noticed a ladder was used to access the bedroom area. The price is reasonable. Adding the second building as a bonus room is a great idea. The sauna? Not sure of its allure here in the states. Thanks for the video!

Saunas are great for health , getting impurities out of the body. And if you sweat out the bad stuff, a cold rinse can finish your routine and you save on water. Except if you have hair you need to wash your hair

Subscriber here and enjoy your videos and great editing. I'd like to see you cover the Bald Eagle barns in Cave City Arkansas. Think of the dirksen barn cabins. Same style. BEB are built by a Menonite community and the craftsmanship is excellent. I'd like to hear your take on what it would cost to finish this compared to turn key models like the Boxable. Thanks.

I love the Sauna idea. I keep my gym membership for only the sauna. I’ve been mowing over the idea of adding a sauna to my home and ditching my gym membership. Trouble is, I need a fairly large one, because I want to lay down and do most of my stretches in it; and most of the home kits are severely lacking in the size requirement. This on the other hand looks nice. I may check them out, if only for the sauna…

I relate to you! Only kept my membership for sauna. But about 7 months ago I bought a sauna from Costco, canceled my membership and never looked back.

It depends on where you live and your heritage. Every Finn I know in the UP has a sauna. Wood burning or electric stoves. When we built our house in Indiana the sauna (sow-na) was the first room completed. I also have a small portable one in SWF. They are one of the healthiest ways to bathe. There’s evidence of the benefits of a normal sauna as well as the infrared ones. They are addicting! The one they are offering is quite a good sized one. You are so relaxed when you are done. Great for releasing stress. No, not the same as a steam room. The act of throwing steam (water thrown on the rocks) is a good way to also reflect on the day. Try it out! 😊

Love the first two. I’ve never understood the appeal of saunas though. I think the second building would really benefit from a small 1/2 or 3/4 bath. Best wishes to this company.

I have owned a summer condo on the beach in NJ for 44 years. It is no bigger than 1,000 sq ft it has no garage or storage so we used it only in the summer and some people live there full time. They are now selling for $500,000 and recently one newly renovated sold for $625,000. Insanity is all I can say. So I want to sell the condo and buy enough land in an area north of Tampa and put three prefabs on the land for me a widowed senior and my two never married kids. I think with that money it is doable and inexpensive after paying $7300 a year for property taxes on my small condo in NJ, plus monthly condo fees. I have a sauna on my pool in Florida and have never used it in 17 years. I guess it was not for me. I just found your video tonight and have sent them to my son. Thank you for your KZfaq videos. 😘

Thanks for sharing. Hoping this isn’t Manta North, seems not - I love Manta North’s Slope design. You asked about the sauna. I think, as with most things, the Europeans are ahead of the US in the integration of a sauna into daily life for health and well-being. Saunas are known to be beneficial in the treatment of many conditions. I live in Vermont, in New England - where we have a serious problem with Lyme disease - saunas are a great way to care for your body living with Lyme. I have osteoarthritis, it helps with managing it. And, living in a cold, often dry climate, the sauna is a wonderful way to keep a balanced lifestyle.
