Whats the pros and cons of "Sell and buy 2" vs "Keep current and buy 2nd investment property" ? Is it because once u sell, you get to free up alot of cash to be used as downpayment? But this strategy only works assuming both couple have high income to tank the loans right?

Objective is to own 2 private. You don’t need to tank 2 loans because the rental will cover the monthly installment for the investment property. Just need to take care the own stay property installment will do. Hope this helps! 😉

@@savvyericchiew I see, but even before the rental kicks in, both must be able to obtain loan approval, so in a way, income must still be high enough for both individuals to obtain a 1mil++ loan by themselves minimally. Is that correct?

EC got 2 names?, so you need to decouple else kena ABSD. Another thing is after earning from the EC, can upgrade (to better location, bigger property etc). I think at the end of the day to each his own.

Hi Eric, I have been using the same method in your video for past 20 years ago, flip about 7-8 times. But it’s kinda boring now since can only hold 2 properties w/o paying absd. Is there any way on how to buy my 3rd property w/o paying absd? Im holding 7 digit cash and do not want to put in FD/SSB or Tbills. Im near 50 this year. Please don’t recommend me buy under trustee or pay in full etc, property investment is about leveraging and not pay in full. Thanks. 🙏

No way to buy 3rd without paying ABSD. Only way is to buy as big as possible, like landed 👍🏻

Hi Eric, For 1st property normally do you reccommend 99 & 1 ownership and plan for 2md property in future?

Totally depends on profile and other factors. If you are referring to EC, not everyone can do 99/1 due to cannot decouple later on. If you are referring to condo, I will advise to own 1 property in one name to save the decoupling costs of $6000 to $8000. Anyway don’t anyhow structure 99/1. You need professionals to do that to make it work

@@zaccaz123 If do wrongly, you need a lot of cash to do Cpf refunds. That means decoupling is out. Then will need to sell and buy again

@@savvyericchiew i see. So this issue only kicks in because of CPF right? If the person holding 1% is self employed and pay installment via Cash only, no cpf, will this solve the problem?

help me understand pls - if i sell 1 buy 2, i end up paying 3400 per month . if i just buy 1 w the 1.3mm full cash+cpf, then I don't need to pay anything to live. :(

Need to set aside part of the retirement sum then can decide whether it is suitable. If sell 1 buy 2 is stretching, the least risk is to decouple to buy investment property.

Until today I cannot convince my dad (age 57) to sell our current HDB to move to a new launch/resale condo. Both my parents combined assets CPF proceeds + cash easily : $1.3mil. HDB current value worth 650k. The only problem I see is might be the loan issue. How ah? 😅

Not easy for your parents to do. Unless they are buying with you because the loan tenure can be longer and thus easier on monthly installment. Easiest way is using their cash and your Cpf to invest in property. You need their cash, they need your youth. Best teamwork! 😉
